Renovated Victorian Terrace in Albert Park

Short walk to the beach, parks, shops, trams, restaurants, pubs, fresh food market, sports centre, theatre and city.

Two story terrace with three or four bedrooms, with 4th bedroom a formal sitting room if preferred, courtyard, three bathrooms, one with bath, one a powder room, formal sitting room, dining table for 8 people, fully equipped kitchen, with gas and electric stove, and double oven, living room w. full entertainment system, books and movies, internet access, heating and cooling, views of the city, glimpses of ships in the bay, street parking, and front and rear courtyard.

1. Property. The property is located at:

The property is furnished and includes numerous appliances, furnishings, linens, and household item as detailed on the listing.

2. Rental Party: The rental party shall consist of Guest and the following persons:

3. Maximum Occupancy: The maximum number of guests is limited to the above__ people. An additional charge or $AU 100 per person per night for guests in addition to the above __ will be assessed.

5. Minimum Stay: This property requires a 3 night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 3 days, the guest will be charged the 3-night rate.

6. Rental Rules: Guest agrees to abide by the House Rules below at Clause 13 at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. Homeowner can be contacted on +-- ---- ----.

8. Rental Rate and Fees

a. Bond : A bond of $AU 1000 is due at least 28 days prior to the Check-In Date.

The bond is for security and shall be refunded within 7 days of the Checkout Date provided no deductions are made due to:

i. damage to the property or furnishings;

ii. dirt or other mess requiring excessive cleaning; or

If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.

b. Rental Rate. Payment of a 50% deposit is required to secure the booking. Then payment of the remaining 50% is due within 28 days of the Check-in Date:

9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the Rental Rate will be refunded as follows:

100% if cancelled 28 days or more prior to the Check-in Date

50% if cancelled 14 days - 27 days prior to the Check-in Date

0% if cancelled less than 14 days prior to the Check-in Date

10. Insurance: We encourage all renters to purchase traveler insurance.

12. Licence to Occupy

a) Guests are granted a limited permission to occupy the Property for holiday purposes;

b) This is not a residential tenancy agreement under the residential tenancy legislation; and

c) Failure to comply with the Guest's obligations in the Terms and Conditions may result in termination of permission to occupy the Property and eviction.

13. House Rules

13.1 General Requirements

a) Guest and Visitors must comply with all House Rules, By-Laws and instructions from the Homeowner and security services during their stay; and

b) Guests must notify the Homeowner of any disputes or complaints from neighbours as soon as is practicable.

13.2 Noise and Residential amenity

a) Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;

b) Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and

c) Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.

13.3 Visitors

a) Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and

b) Guests are responsible for ensuring that Visitors comply with these House Rules.

13.4 Gatherings or functions

b) Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must comply with all the other requirements.

13.5 Parking

a) Guests and Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbours and other vehicles; and

b) Parking arrangements at the Property are as follows: Street parking is available on Ferrars St and Draper, with street signs showing restrictions, with unrestricted parking allowed on St Vincents Place North.

13.6 Garbage and recycling

a) Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out below) in the allocated bins, and excess rubbish must not be left in public or common areas; and

b) Garbage and recycling arrangements at the Property are as follows: general waste (red) and recycling (green with yellow lid) wheelie bins for the property are located down the rear laneway of the property.

13.7 Security

Whenever you are absent from the Property, close and lock all windows and doors, and set the alarm to maintain security and prevent rain and water damage.

13.8 Balcony area

The front upstairs balcony is not to be used at any time.

13.9 Smoking

Smoking is not permitted indoors. Fireplaces are not to be used.

13.10 Pets

Pets are not permitted indoors.

13.11 BBQ

The BBQ must only be operated by an experienced adult, with the gas bottle turned off, the hot plate cleaned and the plastic cover replaced after use.

13.12 Damages and breakages

Damages and breakages must be reported to the Homeowner immediately. If the cost of damages, breakages, cleaning and repairs exceed the Bond amount, then the Guest will be responsible for reimbursing the Homeowner.

13.13 On departure arrangements

Arrangements for keys, security, dishwashing, rubbish, etc. are:

Keys must be placed in the lock box as instructed, the dishwasher must be stacked with any dirty dishes and turned on, the kitchen and house cleaned or tidied to the condition when you checked in, and all rubbish placed in the bins in the rear laneway of the property.

13.14 Emergency Contact

In the event of an emergency relating to the Property, please telephone James Cassidy on mobile number.

13.15 Compliance

a) Breach of these House Rules is a breach of the Terms and Conditions of occupancy.

b) The Homeowner reserves the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.

c) Examples of deductions from the bond may include:

i) Steam Cleaning Carpets due to spills, stains, smoke, pets and other odours $AU 200

ii) Noise complaint from neighbours per instance $AU 500

iii) Steam Cleaning furniture due to spills, stains, smoke, pets and other odours $AU 200

iv) Extra Cleaning due to house or gardens left in an unclean or untidy state $AU 150
