Short Drive from Spoleto, 17th Century Barn with Stunning Views

Whether you are looking for a peaceful getaway with endless days by the pool or a central base from which to explore southern Umbria's endless cultural offerings, Le Stalle fulfils both choices and more. Le Stalle beckons in all seasons. In autumn, take long walks through the surrounding woods and sample the just pressed olive oil. In winter, snuggle by the fire and revel in Spoleto's holiday festivities. The 17th century barn is now a home after a loving, five-year process which involved the work of two amazing architects and expert local craftsmen. We were thrilled to take residence there in June, 2008, and welcomed our first renters shortly thereafter. Le Stalle is a two storey, 170 sq.m., three-bedroom, 3 bath home. All rooms view the valley and medieval towns dotting the hilltops.

In the restoration of Le Stalle, we have preserved, as much as possible, its original structure and overall feel. Where, for example, it was structurally better to rebuild, as opposed to restore, we did so using both old and new materials. We are committed to making Le Stalle environmentally low impact, and thus have used local supplies and traditional methods where possible.

In terms of style, Le Stalle will highlight the aesthetics of both modern and antique Italian design. It will also contain our favorite pieces gathered during our years abroad in both Europe and Asia. Our hope is that you will find great comfort in the beauty and simplicity of Italian design enriched by elements of the centuries old silk road trading route between Europe and Asia.

Geppa is accessed by paved road.

17th century buildings do not readily conform to easy access. Le Stalle is built on two levels and a stairwell connects the levels. One can access the lower level by taking a dirt road that weaves around to the front of Le Stalle.

The infinity pool measures approximately 170sq.m, is oval in shape and blends into the natural surroundings. The water flows over one side into a stream for children (and adults) to play in, and at the other side is a hydro massage unit. both are unheated. The extensive landscaped grounds have olive and fruit trees. The pool is located below Le Stalle and connected by a set of stairs. The pool is shared with guests or owners of two nearby single family homes and the palazzo next door which has four apartments.

Umbria is the 'green heart' of Italy - the only region without sea coast. That said, one can access the coast by car in 60-90 minutes.

There is skiing at Frontignano in the Sibillini Mountains, about 1 hour away by car. The season lasts from Christmas until April and there are several ski lifts.

Superbly situated, Geppa is a ninety minute drive from the center of Rome and about 2 hours from both of Rome’s main airports. One can also fly to Ancona, about 2 hours away, and rent a car there. A car is recommended, though one can take a train to Spoleto from Rome and pick up a rental car there.

One can access the closest shops in a five minute drive. Wonderful restaurants are plentiful.

The hamlet of Geppa is home to several Italian families (as well as about twenty sheep.) One of the families is available to cook evening meals featuring the specialties of the zone.

After stints in international schools in London, Athens, Lugano, and Taipei, Taiwan, Italy beckoned. Here in Rome, Leon teaches literature, while serving as Department Chair for the English department. I also teach English, and we both work in the boarding facility at our school. I also continue to run a small business which brings handwoven silk clothing into the United States. While we miss much about Asia, we adore the chance to explore Rome and be near our home.

Why Katherine Young chose Vallo di Nera

After five years of living in Taipei, we longed for the beauty of Italy and so, in the summer of 2003, we searched in Tuscany and Umbria for a place of peace. We found Le Stalle in its unrestored splendor the day before we saw it officially with our real estate agent. Our decision to pursue this property was instantaneous. The position of this 17th c barn, the mountain and valley views, the surrounding countryside, the ease of access to Spoleto, Rome, Assisi, Perugia, the warm welcome from the Italian neighbors all coalesced and compelled us to move ahead.

What makes this barn unique

Le Stalle offers a brilliant balance. You can explore Italian art and culture in the myriad of cities accessible: Spoleto, Trevi, Bevagna, Montefalco, Perugia, Todi, Rome.... The valley of the Valnerina is reknown for its beauty and has been granted World Heritage status, thus building new is very difficult (restoring old can be as well!) That said, a five minute drive down the hill one finds a cafe, post office and soon to arrive restaurant. Exquisite villages, Spoleto, more restaurants than one could ever hope to sample, the most sublime art, gorgeous walking and cycling opportunities are all within easy reach. You can arrange yourself on the terrace, taking in the views and natural scenery, move to the infinity pool or in cooler weather, snuggle in front of a fire. We restored and furnished the house as if we were going to live there year round, so it is filled with favorite pieces from both Asia and Italy and offers comfort in whatever season. The well-stocked kitchen should accommodate those who want to cook, but if anyone prefers, our Italian neighbor prepares wonderful local cuisine and delivers to the terrace or living room. In our minds, Le Stalle offers the best of all worlds. Utterly peaceful, the only sounds are the bells of nearby sheep.

Your villa in Geppa is magical. Next stop is heaven. No need for movies or music. The view of the mountainside and songs of the birds is all you need. Perfect place to decompress and commune with the beauty of nature, especially after busy city life in Roma. Signora’s cooking is outstanding, from the homemade pasta with truffle sauce to wild boar stewed in wine, hearty Umbrian cuisine at its best. The region is full of small towns to explore and has everything from medieval towers and castles, Roman arches and the finest Renaissance frescoes. Now for the villa. We are in love with all the details, the beamed ceiling, big wooden country doors, rustic dining table, and stone sinks. All appointed by stunning Asian antiques. The kitchen offers a custom built island housing an 18th century stone sink, dishwasher, work and dining space. In addition to a stove, oven and refrigerator, coffee pot, place settings for ten, all necessary pots and pans, glasses and dishes. Pantry is located adjacent to kitchen and offers additional storage space, as well as a washer. The living & dining areas are combined. The brick fireplace and original niche create an intimate lounge area. The dining table enjoys views of the garden and valley beyond. The ground floor is polished concrete. Original archway leads to kitchen. An original arched doorway leads from the kitchen to a covered terrace, ideal for dining. From here, one may gaze out to the beautiful valley, or closer in, Geppa's central fountain, or possibly the local sheep that might be quenching their thirst. Linens and duvets, as well as towels, both for the shower and pool are provided. Maid service is an additional charge and happens weekly.

A beautiful and tasteful barn restoration which more than surpassed our expectations in every way. The local folk of Geppa were really friendly towards us and genuinely seemed happy that we were staying in their village; it made our stay even more relaxing if that was at all possible!

Katherine and Leon were very attentive to our needs and seemed more than willing to accommodate us in every way possible. If you are looking for a get away from it all holiday this barn is perfect in every way.

An amazing Italian farmhouse in the Umbrian hills

We were a group of four friends who traveled from New York for three days in Rome and then a week in Umbria. We stayed at Le Stalle, which met all our needs and was so cozy and comfortable that we hardly wanted to leave. But we did go out each morning to explore another part of Umbria -- Spoleto, Spello, Bavagna, Perugia for cooking class, Assisi to ride bicycles, Montefalco for vineyards, Gubbio for a tour, and much more. Plus hiking and swimming right on the property. The house is fully stocked with everything you need, plus has three bedrooms with queen beds and a pull-out bed in the living room, plus a fireplace. The next-door neighbor, Senora Andreina, will cook dinner for you. We had a wonderful meal and the leftovers fed us for another day or two! The house is beautifully decorated with a mixture of old and new. It was perfect.

A welcoming respite tucked in the hills of Nero

Tucked amid the Umbrian hills in the tiny hamlet of Geppa, Le Stalle is a rustic shining gem. The stone and wood barn that was my home for one magical week in September is magnificently restored. Walls of stone and wood, beams of hewn logs, original barn doors lovingly set in arched doorways- creates a snug, immaculate, and artistically decorated respite from day trips in the hill region of Italy. My bedroom included a handsome Buddha, a head board that must have been a barn door from elsewhere in Umbra, beautifully set windows that open to the fresh air and the magnificent views - and the sound of gurgling water that feeds the trough for the livestock.

This house is equipped with everything a traveler needs. There are down comforters and a fire place for chilly nights, three well appointed bathrooms, a kitchen with a gas cook top, convection oven, plenty of pots for Italian pastas and sauces, and on and on!

Included on the property is an infinity pool that seems to slide over the mountain top. There is a generous terrace at the pool for reading and a covered area if the sun is too intense.

All of this is set among lavender, rosemary, roses, beautiful burst of color and a 100 hues of green- trees, shrubs, vines, and herbs that I had never seen before.

We used Le Stalle as a launch pad to explore several hill towns in this lush area- Spoleta, Assisi, Perugia, Gubbio, Spello, and others.

Breathtaking break in Geppa

We stayed in the little village of Geppa in Le Stalle a beautifully renovated house. The first thing that struck us was how well equipped it was with beautiful details like old stone sinks and ancient double doors. We loved the peace it fills you with from the stunning views across the valley as you sit sipping coffee on the terrace. To the amazing views from the infinity pool. The pool is an incredible addition, so well designed and so gorgeous to be in. We ordered the meal from Senora Eresia and it didn't fail to impress, it was a good move to have it the first night we got there as it was truely an Italian experience, delicious! They are all lovely and very friendly even though my Italian fell short most of the time. If you stay there virtually all the restaurants are good and there's plenty of advice for near and far ones. One thing do go to see the waterfalls they are sensational and worth the trip.

It was rather wonderful to feel the relaxation sinking into you day by day surrounded by the Apennines and this perfectly restored house. It felt like home after the first week and we literally had to tear ourselves away to go back to England. For anyone looking to restore their inner calm, shake off the stressful life then this is the place. It is a secret valley in Umbria, full of charm and delight. We wish we could transport ourselves back today we loved it that much. Thank you Katherine for sharing it with us and for being such a great host.

Car: necessary

The tunnel makes Spoleto a 20 minute drive, though there are several smaller towns in between offering cafes and grocery stores. One can access a number of breathtaking towns within 15-30 minutes by car: Trevi, Spello, Bevagna, Montefalco and Foligno. In 30-60 minutes, you can reach Assisi, Orvieto, Deruta, Perugia, Todi, Cascia & Norcia. Florence is about two hours by car. There are many outdoor pursuits available in the area, including walking, skiing, river rafting & horseback riding.
