New Meadow is a beautifully restored 150 year old farm house. Originally it was a log cabin, as you will be able to tell from the exposed beams throughout the house, it has been updated over the years. There is a large eat in kitchen, mudroom, dining room with gas fireplace, library, parlor, TV room, and full bath downstairs. The 2nd floor bedrooms consist of a master suite with a queen bed and bathroom en suite, 2 queen bedrooms and 3 bedrooms with twin beds. There is a shared full bathroom on the 2nd floor.

About Jessica Sullivan

William & Caroline purchased New Meadow in 1988 with the plans to open up an overnight summer riding camp for girls. They had a successful riding stable and day camp just outside Philadelphia, but wanted to find a place that would allow their older campers to gain more knowledge and experience the wonderful riding in Virginia.

The wonderful location was a perfect setting for family and children alike. It was remote and quiet, but was also very accessible to I-81, being about 5 miles from the interstate. Virginia is beautiful horse country.

The setting of the farm was ideal for a summer riding camp, as well as a home away from home. There are ponds with fish, miles of wooded trails and open countryside to ride through, and it's location is close to many popular vacation destinations: Charlottesville, Staunton, and Lexington are a short drive away.

Awesome large family getaway/graduation party

True farm experience, with rolling hills, horses neighing and viewable from all windows, faint scent of horse manure. The pond literally sings with birds and bullfrogs. The owners made this place feel like a home more than a rental, from very comfortable beds (everyone slept well every night, a true rarity at a rental!) to a sharp knife for chopping, and the whole place was tastefully decorated.

Three factors that could make or break the experience, to be aware of: there are three dogs that wander the property. They came up onto our porch during a graduation party, sniffing people and food. Two, there is a family relative who appeared each day as well, once asking if his son could come throw a pool party for his friends during the time we'd rented the place. Three, as we came at the beginning of the season, it took two days for the lovely caretaker to adjust the pH and make the pool usable and not cloudy. And of course, we had to frequently skim the surface for bugs that call this beautiful rural retreat their home.

The house was set up very well for a large party, with a huge dining room table and a large family table in the kitchen for indoor eating. Outside, there were several tables and a lot of chairs on the deck overlooking the fields and pool, as well as a three-burner gas grill. An excellent feature was the availability of two separate refrigerators - one without a freezer and the other a side-by-side - as well as a chest freezer, all easily accessible from the kitchen and outside deck.

There was lots of space in the house for everyone staying there. The beds for 12 were all on the second floor – a great feature, because noise didn’t travel easily upstairs from the folks still awake and talking downstairs.

A few other significant details:

The comfortable beds also had good pillows and quality linens. There were plenty of towels, but you need to bring your own beach towels and wash cloths, if desired.

There was an ample supply of paper products throughout the house - somewhat rare for a rental.

Horseback riding was a huge plus as an on-site activity, and at reasonable cost. Anita was very accommodating and flexible with her time, and excellent with the young children as well as the adults.

Be aware that there is pretty poor Wi-Fi, even with the hot spot provided, and only intermittent cell service.

Family gathering

This was a great improvement from staying in a hotel. We had all of our family under the same roof (9 of us) and there was plenty of room. The kitchen was great and had everything needed for fixing meals and enjoying everyone's company. It's peaceful and away from the bustle of the interstate but not too far from restaurants or shopping.

The house isn't much to look at from the outside but was beautiful inside. They were starting to work on improvements to the outside when we were leaving.

Even though it wasn't real cold, the upstairs of the house was heated by a wood burning stove (plenty of wood was supplied) and a gas fireplace, both located downstairs, and they kept the home very comfortable. It is located on a gravel road so your car may get a little dusty or muddy but that's part of the adventure of traveling.

The only suggestion that I have, is that you may want a print out of the rules of the house and what is required from the guests before leaving. For example, loading and starting dishwasher, removing sheets from bed, removing trash, etc.

We really hope to be able to rent it again next year.

Out in the Country

Place is as advertised on VBRO - isolated older working horse farm. As we got further and further into the countryside and especially when we pulled up and saw the place from the outside, we were quite apprehensive. However, the inside is truly quaint. The person who met us, Colin, was extremely nice and assisted us well for the two day stay - a big "shout-out" of thanks to him. The place was extremely clean and well appointed with necessities. All rooms are good sized and furnished well. Our weekend weather was 90 degree-ish with cool nights. Really didn't miss air condition - the place has no AC but does have a "whole house" fan. It is a farm and we did have to contend with some flies and moths. Nothing extreme. Very picturesque and friendly atmosphere. If you want city/modern with lots of bells and whistles (only one TV, no internet, spotty cellphone reception), not for you; if you want to experience good country living in a relaxed atmosphere, you will enjoy it.

Loved the historic charm of this VBRO!

Our first impression of the house was 'hmmmm, not much of a looker', but boy were we surprised! The interior is extremely charming, and the home just goes on and on! Each open door was a new surprise. The kitchen is very large and the kitchen table saw 4 nights of meals and card playing. Kitchen had everything we need including 2 refrigerators, washer and dryer, coffee pot, microwave and charming antique dishes for serving with. The library room was very charming and some great reads. We loved the huge dining room with historic fireplace and 1800's plank floors. The bedrooms were are comfortable with plenty of space for many sleepers. The master suite had comfy bed including a foot stool for the tall bed. Luxurious bath with skylights, huge shower and plenty of cabinet space. We used this home for a VMI commissioning and graduation weekend and it was well worth it. Although 40 minutes to VMI, the home gave us plenty of room to spread out, quiet corners to have conversations and huge kitchen to make meals for the crowd. The young adults enjoyed talking to the horses and older adults enjoyed the trails for strolls. I enjoyed the front porch and burping bull frogs!

Family Wedding Stay

We had family come for our son's wedding who stayed at New Meadow Farm. They loved their stay. The wedding was at Raphine so the house was very convenient. They found the house to be comfortable, and well apportioned, and loved the historical nature of the house. The large dining room was a wonderful beginning to each morning, and it was great place to come relax after a busy day. Six bedrooms and three bathrooms provides privacy even in a large group. The setting is spectacular. Thank you for helping make our wedding weekend so special.

New Meadow is situated between Historic Lexington & Staunton Virginia, just off the Greenville exit of rte. 81. To the east are beautiful views of the Blue Ridge Mountains and to the west are the Alleghenies. The farm hosts miles of riding and hiking/biking trails. Rockbridge Vineyard, an award winning winery is just around the corner, as well as several antique malls. Staunton is home to the first class Shakespeare Theatre and many fantastic restaurants. The farm is situated only 12 miles from the Virginia Military Academy, Washington and Lee University and the Virginia Horse Center.

Enjoy horse back riding on the trails, or you may choose to have instruction in one of the arenas. Go swimming in the pool, hiking biking or just chilling with a book - New Meadow is a great place to unwind!
