Welcome to 'On The Rocks'! A spectacular 5 bedroom, 5 bathroom house featuring amazing views of the Cacapon mountains and gorgeous sunrises.

The property is surrounded by distinctive rock outcroppings which lend their name to the house.

The location is very private, tucked upon the mountainside. The property borders Cacapon State Park which is comprised of over 6000 acres of wilderness. A marked trail behind the house leads up the mountain so guests can walk out the back door and right into the expansive park. The natural environment envelops the house from every direction. You will feel like you are in your own private nature preserve.

The kitchen features a custom slate floor and stainless steel appliances. The kitchen is stocked with all of the essentials you would expect, including complete sets of dinnerware (plates, bowls, wine glasses, flatware, etc.), as well as all necessary cooking supplies (pots, pans, baking dishes, casserole dishes, utensils, etc). The kitchen also includes a modern flat-top range, wall oven, built-in microwave, dishwasher and two sinks. The adjacent dining room can seat up to 10.

The main living room is styled with beautiful rustic maple floors, 20 foot ceilings with exposed beams and large bay windows that get amazing natural light. It is the perfect space for large family gatherings or to sit around the slate hearth with a roaring fire on cold winter nights. In the summer, open the home's seven sliding glass doors to cool mountain breezes coming up from the valley.

The living room is equipped with a 46 inch LCD TV and a Roku for access to any streaming service you subscribe to. Netflix is logged into for guest use. The house has broadband internet service with WIFI to keep you connected with all of your internet ready devices.

Every bedroom has its own attached private bathroom, which provides all guests in your group the privacy and comfort of their own master suite. Additionally, the two top floor suites have their own private balconies perfect for watching the sunrise with coffee, or having a cocktail under the stars. The deck on the main floor is extremely spacious and has two charcoal grills for barbecuing. This deck also features seating for outside dining as well as multiple Adirondack chairs. The house has 4 decks in all, with amazing 360 degree views of nature. On top of this, attached to the main deck, there is a screened-in porch with lots of seating and a ceiling fan.

On The Rocks has a conveniently located Level-2 32 Amp J1772 EV charger available for use by guests.

'On The Rocks' is a convenient 5 minute drive to downtown Berkeley Springs featuring artisan shops, top-notch dining, the world-famous hot baths and much more. In very close proximity to Berkeley Springs, there are hundreds of miles of hiking trails in Cacapon State Park and Sleepy Creek Nature Preserve. Other activities in the area include horseback riding, world-class golf, fishing, kayaking, etc. The list of activities is limitless.

The community amenities include a swimming pool and tennis courts which are available to all guests. The community area includes a playground with a jungle gym, slide and swings as well as a large field for the kids to run or play frisbee in.

A perfect fall weekend
This was the perfect place for old friends to gather for a gorgeous fall weekend. The house is awesome! We especially loved how each couple had their own bathroom and almost ‘wing’ of each level. The kitchen was well equipped which made preparing meals a breeze. The scenery was stunning. The neighborhood, the views- we had perfect fall weather for hiking and enjoying the outdoors. I would 100% recommend this house; it is even better in person!

The property is just as listed. Everything was very clean and there was plenty of space. The best thing about this property is the property manager, Samantha. She is a great communicator and was easy to work with. She was quick to respond both before and during our trip. She promptly addressed a minor maintenance issue that arose during our stay and was careful to work around any plans that we had to minimize the impact to our vacation. In addition, the owner reached out to check on us. I would highly recommend On the Rocks.

Wonderful getaway
The property looked great online and was even more impressive in person! Our group of eight had plenty of room and it was comfortable for all of us, especially with each room having a private bathroom. The community pool was lovely as well. We hope to return again in the future!

Perfect retreat for our annual friends get away!
We have been coming to Berkeley Springs for 25 years and finally have found the perfect rental! The perfect screened in porch, a working fireplace, the cleanliness, large gathering areas for everyone to come together. It checked all our boxes! We will definitely be coming back here next year! When not in Berkeley Springs, we live and work in Annapolis, Maryland. We first visited Berkeley Springs in 2009 for a friend's wedding in Cacapon State Park. We fell in love with the area and came back numerous times over the subsequent years. In 2012, we decided we wanted a place to call our own.

Why they chose this property

After seeing 'On The Rocks', we knew immediately it was the place for us. The expansive views, open space and amazing sunrises sold us on it instantly. We are very happy to be able to share our beautiful house and the Berkeley Springs area with others.

What makes this property unique

One of the most unique aspects of 'On the Rocks' is its combination of a woodsy setting yet amazing views of the mountains and valleys. It's rare you find a cabin which is both nestled in the woods but also has great natural lighting. It is the best of both worlds!
