Blueberry Pond - Large Home on 140 acres: Upstate NY, Salmon River, Lake Ontario

This spacious and comfortable 5 bedroom home is perfect for getting the whole group of family or friends together for a time of fun and renewal. Relax, visit and eat on the 900 square foot deck overlooking a beautiful 4 acre pond. Enjoy the 140 acre property with field, woods, brooks, waterfall, and trails. Choose peaceful rest and relaxation, OR wear yourself out on foot, mountain bike, fat bike, dirt bike, kayak/canoe/paddle-board/tube/raft, snow shoe, XC-ski, ATV, snowmobile -- you decide.

*** Ask about our newly finished 3rd-story getaway level. The 3rd floor can only be rented in combination with the main house booking; it cannot be booked separately from the main house. The 3rd floor includes: 2 additional bedrooms that sleep 4 adults (2 twin XL beds, 1 full bed) for a house total of 16 overnight guests; a full bath; kitchenette; dining area with balcony; living area with 55" TV, and especially scenic views!

*** Overnight occupancy up through the 2nd floor is up to twelve (12) based on beds or up to sixteen (16) if the 3rd floor is rented in combination with the main house. If more people stay overnight, Guest agrees to pay $40 per additional person per night.

*** Guest is permitted to invite non-overnight guests to enjoy the property with them during the day. Guest shall inform Owner if non-overnight guests are invited to the property and agrees to pay additional fees as communicated by Owner (normally $15 per non-overnight guest per day). Weddings and wedding receptions are not permitted.

*** NOTE that bookings made more than 12 months in advance are subject to price increase as will be communicated to you before owner acceptance of the booking.
A 7-night minimum stay is required during July and August.

THINGS TO DO IN THE AREA:
The closest most popular activities are the fishing and water sports attractions due to the Salmon River, the Reservoir, and the Falls. State Park beaches on Lake Ontario are nearby, and there are golf courses over there too. A little further away to the northeast, in our Tug Hill region, there is a popular wine tasting vineyard location in Lowville. Henderson Harbor and Sackets Harbor to the northwest on Lake Ontario are nice villages to visit. Watertown has a shopping mall, and whitewater rafting on the Black River. The Thousand Islands region has a great boat tour on the St. Lawrence River that departs from Alexandria Bay. If you are interested in a quick trip to Canada, Kingston, Ontario, is only a 1.75-hour drive away. About 50 minutes to the south of us, in Syracuse, is Destiny USA, a large shopping and entertainment complex on the shore of Onondaga Lake.

Our own local country roads are great for biking/running/walking and there are miles of woods trails on our property for motorized toys or just your power. We have a 4-acre pond stocked for catch-and-release fishing. There are lively large-mouth bass near the top and sleepy channel catfish near the bottom. We have a swimming/canoeing/kayaking dock too.

DETAILED ROOM DESCRIPTIONS BY HOUSE LEVEL:

First Level (1350 sq ft conditioned, plus 500 sq ft Sunroom)

Foyer and Powder Room: When coming in from the full-length front porch, the foyer provides space for leaving shoes, hanging coats, and access to the powder room facilities.

Living Room: Three La-Z-Boy sofas all with good view to the 55” LCD flat screen with surround sound. Amplifier has front auxiliary input for connecting MP3 player, iPod, smart phone, etc. Blue Ray player with up-sampling for traditional DVDs. WiFi internet service is provided via Frontier DSL. For viewing videos in the Living Room, please bring your own DVD’s or use the WiFi to connect your streaming service. Cable TV service is not available.

Kitchen: Fully-equipped U-shaped kitchen ready for meal making. Electric cooktop, oven, and microwave. 26 cubic foot side-by-side refrigerator-freezer. Dishwasher and large sink. Lots of cabinet and countertop space. Cookware provided. Dishes and tableware provided for up to 12. Sunset views to the west toward Lake Ontario are often amazing.

Breakfast Area: A breakfast table adjoining the kitchen fits 6.

Dining Room: A large dining room with great outdoor views offers seating for 12 at the table.

Sitting Room: This room, with two love seats and two barrel chairs, is the primary connection to the deck via a 9’ sliding glass door overlooking the pond. It is hard to get enough of sitting in this room and looking out at the ever-changing water patterns, colors, reflections, and duck and geese activity.

Deck: A large 900 square foot deck provides lots of space for relaxing, eating, and enjoying views of the water, field, and woods beyond. (Remember to bring your own water toys and deck/beach towels.)

Sunroom: The sunroom, surrounded by windows to the east, south, and west, is accessible by doors connecting to the Breakfast Area, Deck, and front porch. This is considered a 3-season space as it is insulated and cooled but not heated. It is a great gathering place for all kinds of family or group activities. Fourteen (14) outdoor chairs are kept in the Sunroom for use on the Deck or in the Sunroom. Folding tables are kept in the Pantry for use in the Sunroom or on the Deck. There are two (2) 60” round tables, three (3) 48” round tables, and (3) three 18”x72” buffet table. Fourteen (14) upholstered folding chairs, for indoor use only are also stored in the Pantry.

Pantry: A large pantry accessed from the sunroom provides space for extra storage of food or other items. It also provides storage space for the folding chairs and folding tables.

Laundry: The laundry room provides a washer and dryer for your use, as well as a deep double-bowl utility sink. An exterior door from the laundry room to the deck is helpful to reduce traffic through the Sitting Room and to keep the floors cleaner.


Second Level (1350 sq ft conditioned, 200 sq ft Loft)

The Master: Sleeps 2 adults. This bedroom with ash hardwood flooring is located in the southwest corner of this level. It has a King bed, two closets, two barrel chairs, a small desk, and bathroom with shower. Additional storage is available in large drawers under the bed. Two folding suitcase stands and towels are stored in the closet.

The Jonathan: Sleeps 2 adults. This bedroom with tan carpet and cherry wainscot is located in the northwest corner of this level. It has a Queen bed, closet, dresser, chair and bookcase. A folding suitcase stand and Pack & Play are stored in the closet.

The Austin: Sleeps up to 4 adults. This bedroom with ash flooring and wainscot is located in the northeast corner of this level overlooking the hayfield and pond. It has a Twin-Over-Full bunk bed, another Twin bed, closet, dresser, and folding suitcase stands. A Pack & Play is stored in the closet.

The Michelle: Sleeps 1 adult(+). This bedroom with vinyl tile flooring and throw rug is located in the middle of the east side of this level. It leads out to a 4’x10' balcony overlooking the deck and pond. It has a Twin bed and a “chair-and-a-half” that can be pulled out as a foam mattress suitable for a smaller person to sleep. Bedding is stored in the Hall Linen Closet next to this room.

The Rebecca: Sleeps 2 adults. This bedroom with oak flooring is located in the southeast corner of this level. It has two Twin-XL beds, a dresser and two closets. Access to The Loft is from this room.

The Loft: This auxiliary room is accessed through The Rebecca and overlooks half of the Sunroom. It has one full-size sleeper sofa as well as another couch and chairs. It can accommodate youngsters in sleeping bags in mild weather, or additional space for play, reading, etc.

Family Bathroom: This large bathroom has a full-sized tub-shower, two lavatory sinks, toilet, and towel storage in a built-in cabinet with roll-out shelves.


Lower Level (1350 sq ft walk-out basement)

Basement: Glass block windows look out toward the pond. The ping-pong table provides lots of fun. Big space for kids to roam around in. A sink provides a place to clean up for arts and crafts or when coming in from outside.

Garage: A two-car garage is available for your use. A walk-through door with security key pad provides entrance to open the overhead doors. A large electric outdoor cooking grille is stored in the garage but must be used outside the garage on the driveway (extension cord provided).

OTHER INFORMATION:

WiFi is provided. Internet service via Frontier Fiber Optic 30 Mbps up and down.

There are two security cameras on the barn that view the driveway and exterior of the house from the southwest.

Family Time
We have stayed at this property 3 times and recently had another wonderful weekend. We stayed once in the summer and enjoyed the pond and trails on the property, and twice in the winter and enjoyed sledding, snowmobiling and cross country skiing. The home has always been very clean with all the listed amenities. We look forward to staying there again.

We really enjoyed Blueberry pond! The house has a farm house charm to it and has plenty of room. The property is amazing, well secluded, and the lake is awesome. A little slice of peace and quiet.

We have stayed here for quite a few years now. Property is beautiful and a great place for us to hang out after long days of fishing. Outdoors is beautiful with the lake and land and the house has tons of room for our groups. We will be back.

This property has been in the family since 1974 providing years of fun and memories. It came into our hands in 2010. The spring-fed pond was added in 2011-2012. The soil removed from the pond excavation provided the perfect soil for blueberries, so we started a blueberry farm operation. The pond water is for irrigating the blueberries, hence the name Blueberry Pond. The pond also added such a beautiful and peaceful character to the property that we were even more motivated to continually improve it. Along with that investment came the idea of offering it as a unique vacation rental. Now we would like others to enjoy it as we do.

Why they chose this property

This property is unique. It facilitates large family or small group gatherings or events while offering an incredibly wide range of activities on-site or nearby. From the comfortable and spacious indoors with beautiful country views, to the large deck overlooking the ever-changing beauty of moving water or still reflections, to paddling or swimming in the pond, to adventuring along the trails around the 140 acres of field, woods, and brooks, everyone can find something they love to do. With abundant lake-effect snow unique to the area, winter brings a whole new level of outdoor activity opportunity for snowmobiling, snowshoeing, and cross-country skiing.

No need to trailer your Snowmobiles or ATV’s to parking lots. Snowmobile and ATV groups ride their machines on the shoulder of Van Auken Rd past our driveway all the time to access the trails. The Pulaski-Boylston C5A Corridor Snowmobile Trail is less than a mile straight north of our property.
