Description and House Rules Below:

The Barn is a wonderfully contemporary rustic barn-style home. It is on a cul-de-sac, a very private 2.5 acres, and is a perfect place for golfers, balloonists, birders, bikers, hikers, tourists, and more.

Enjoy a combined rustic and urban experience in pristine air --town population 10,000. Swimming pool, garden area, firepit, circle driveway, convenience (maybe 5 minutes to local markets and shops).

Minutes from five different wineries as well as Sedona, Jerome, Dead Horse Park, Tuzigoot Ruins, Sycamore Canyon, Oak Creek, Verde River, Montezuma’s Castle, Camp Verde, The Clarkdale-Perkinsville train run, and the Cliff Castle Casino. Three hours from the Grand Canyon as well as Sky Harbor Airport.

The Barn is one mile from the charming Old Town district, but you won't have to leave the property in order to relax and watch the wildlife such as javelina, quail, coyote, roadrunners, and hear and see horses and peacocks. Swim in the pool in the warmer seasons. Sit by the firepit outside (gas grill on front patio) with veranda dining or sit by the cozy wood stove inside. All modern amenities with stainless steel appliances and butcher block counter tops.

See fantastic views of Mingus Mountain, the distant Mogollon, (and on a crystal clear day, majestic buttes and mesas are visible for miles.) Inside the double storied Barn, you’ll find a Hi Def TV hooked up to cable, free WiFi, a full kitchen and laundry, air and heat, and a wood burning stove, games, maps, brochures--everything but food!

The two bedrooms plus a loft sleeps seven comfortably-eight possible, and a blow up mattress is available for more. The master bedroom can double as family room with portable screen dividers for privacy. The bedrooms have closets and drawer space, and the loft has king bed with storage and wardrobe clothing valet.

On 2.5 view acres. Gigantic private patios both front and back. Back yard is shady and securely fenced, (so is the pool) so that kids and dogs and in-laws are safe and contained.

PLEASE READ THOROUGHLY AND PRINT THESE INSTRUCTIONS.TAKE THEM WITH YOU TO THE BARN.

Before you use the fire pit, you must check for fire restrictions: https://firerestrictions.us/az/

When using the fire pit, make sure hose is functional at pit--is connected properly to pool side house spigot. Test it, please.

Yavapai county is very serious about open fires .

Pool light--dimmer switch on back patio beside sliding glass door.

Please roll the garbage and recyclables out Tuesday night or before if leaving Sun/Mon. Taylor Waste comes way before dawn on Wednesdays. They charge extra to come back out if it isn't out there.

Guests , children and or playful dogs can get gravel, glass, cinder rocks or crayons (yes, it happened) into the pool. Those items are dangerous and will damage vacuum and pump--repairs at guests' expense.

Our key concerns are that you enjoy your stay and that our neighbors are considered respectfully regarding noise, parking, road courtesy, fire pit use and safety, etc. The baby grand is for pianists only--not children. Also, please do not rearrange furniture outside or in. If patio furniture is moved, please put it back in original positions before leaving. Do not leave lounge chairs in the sun or out overnight.

Please launder/dry ALL linens and ALL towels before departure; leave folded on dining room table so that additional cleaning fee ($20) is not charged. There are clothes lines in back if needed. Trash and recyclables are to be rolled down to "curb" so that housekeeping does not charge additional fee.

The pool is serviced weekly but, when the wind blows, debris can appear quickly on the surface and in the strainer basket. Feel free to skim the surface when needed and to empty the basket. BUT, never remove the pool vacuum. That could damage the pump.

Important note: Just in case there should be a pipe break or water leak (that has not happened but it's a good thing to know), the main switch to turn everything off, including the well pump marked "well pump" is in the breaker box outside on right side of barn exterior wall. There is a pressure tank in the small back porch enclosure that has a valve handle to turn off water going into the house. Again, hasn't happened but good to know.

A set of starter paper supplies is provided. Towels and linens provided. Propane and small bundles of wood can be purchased at the Chevron down the street on Fir- Street. We do not keep condiments other than salt and pepper on site.

Here is how to best be mindful of energy use .

limit summer & peak energy use

Try NOT to use energy-consuming appliances during the super peak hours of 3 – 6 p.m. weekdays,.

There are on and off peak periods with a super peak period in the summer billing months of June – August

Efficient energy use--off-peak hours are weekdays from 7 pm to noon and all day Saturday and Sunday, as well as 6 major holidays

Not efficient energy use--on-peak hours noon – 7 pm weekdays

Downright bad energy use-- super-peak hours (3-6 pm weekdays during June – August)

Best conservation of energy on weekends and weekday mornings before noon or evenings after 7 pm

Holidays that are considered to be off-peak all day long:

New Years Day (January 1)*

Memorial Day (last Monday in May)

Independence Day (July 4)*

Labor Day (first Monday in September)

Thanksgiving Day (fourth Thursday in November)

Christmas Day (December 25)*

The Barn was a very comfortable place for the three of us to stay with two enclosed separate bedrooms on the second floor and a third bedroom in the loft adjoining those two bedrooms. ("We" included my brother, a friend, and myself, so we needed at least semi-privacy with respect to sleeping arrangements. I had encountered some difficulty in locating an appropriate rental property, and we were pleased with the accommodations at The Barn. One reason I like to rent a home with a fully outfitted kitchen is that I and my relatives/friends enjoy having "home-cooked" meals for both breakfast and dinner. The Barn was well-equipped and very clean, and I found it easy to prepare and serve four meals while we were there. An additional thing I liked about cooking in the kitchen at The Barn was the view out the kitchen window -- lovely! And we all enjoyed the open floor plan and the many, many windows. Very nice!

Other bedrooms are also spacious with large closets and shelf/drawer storage. A queen automatic inflatable air mattress is available for additional guests. A reasonable additional charge is added for number of guests over 7 due to comfortable bed space, additional cleaning crew needed by housekeeping for larger groups and potential impact on our neighbors.

Great house!

We loved our stay in this Cottonwood house. It was perfectly located near so many great things to see and do in Sedona, Grand Canyon, Jerome, etc. I just wish we had had more time. Old Town Cottonwood was charming as well. The house itself had everything we could need and was comfortable and clean with plenty of room. The owner was so easy to work with and the staff she hires do a great job keeping everything in good shape. The pool was the best part with a view of the mountains!

Owner's Response: Dear future guests, please make note of the overwhelming number of excellent reviews that speak to the property's outstanding location, comfort, spaciousness and cleanliness. In our years of offering "The Barn" on VRBO, we have been grateful for the care and respect our guests have given to the property and for their many kind reviews. Unfortunately, this one reads like a revenge review. The small damage deposit is almost always refunded in full, but, in this case, the guest's refund reflected a $20 deduction for damage that required additional work on the part of the housekeeper and her daughter. We respect our staff and feel that the deduction was clearly warranted and regret that the guest was disappointed by the deduction.

Cute place to stay!

Owners were very accommodating and the house was great. The description provided is very accurate. The weather was perfect so we didn't need to use the air or heat-we just opened a few doors during the day to let the breeze in. As noted by previous reviews, the downstairs shower head is a little low but at 5'5" (and 5 months pregnant) I had no problems using it. Be prepared to bring your own toilet paper, paper towels, coffee filters etc. As we went through the "starter" supplies the first days. There are stores nearby though so that makes grabbing forgotten items easy. Would stay here again.

Large luxurious house at very convenient location.

We have spent two nights at this house, having large party, kids and a dog, and enjoyed it very much. House is large, appointed with luxury, grand piano in working condition, pool and huge front yard, in the quiet cul-de -sac. Location is very convenient for all Sedona destinations.

One star was removed for sign out requirements. Homeowner requires that all linens to be "laundered, dried and folded on kitchen table" , which to my opinion and experience is excessive and unreasonable requirement, especially for large group, which need to meed 11AM checkout time deadline . At the most other places they require linens to be dropped into washer and cycle started, same with dishes.

One suggestion: to have at least salt and minimal amount of other condiments to be left at some mice-proof place, like fridge. It would be highly humanistic act.

Relaxation at its finest

We stayed at the barn for 3 days. The barn was great, clean and modern. Olde Cottonwood is awesome with some really cool restaurants. About 20-30 minutes to Sedona. We were happy to be away from all the tourists. Would recommend this to everyone

Comfortable home, good location

The Barn was a comfortable place for our family on a recent trip to Cottonwood. The living areas are quite stylish and the furniture comfortable. Very open feeling that made the space feel quite large. All of the bedrooms are upstairs and of a good size. There is one large full bath upstairs and a 3/4 bath downstairs. The owner, Mary, was very sensitive to our needs and was also very timely in answering the questions that I had before and during our stay.

Overall a nice stay. I wasn't very happy about the policy of washing our own linens and towels and probably should have opted to pay the additional fee.
