The apartment, (55 square meter - 592 square feet ) is situated in the historical centre of Florence. It is located at the 4th floor (without elevator). From the balcony and the roof terrace you will enjoy a wonderful view over Florence and its monuments. From the living room five stairs take you on the lovely roof terrace with the view of Duomo, Campanile di Giotto, Battistero, San Lorenzo church (Medici Chapel) and the hills around Florence. The apartment has a living/dining room, a bedroom, a fully equiped kitchen, large enough for you to self-cater (seats 4) and a modern bathroom with shower. The apartment has parquet floors, air conditioning and heating, wi fi internet access, coffee, espresso, tea. There are many travel guides in the unit for easy reference. All main museums and monuments of Florence can be visited within walking distance. It has a lot of light and fresh air, and the views are spectacular. Even the shower has a window with a view! Most of the major attractions are easily reachable within walking distance (Duomo, Uffizi, Ponte Vecchio, Galleria dell’Accademia). The stairs (73) are a bit of a challenge, but think of them as your private gym...

First time I saw this property, I realized it was the perfect place for everybody wants to spend some days in Florence. The apartment is bright, calm and close to everything.

It's quite unique to find in Florence an apartment with a balcony and a terrace where you can enjoy a view of Cathedral S. Maria del Fiore, the bell tower of Giotto and the Baptystery and the church of San Lorenzo.

Where to start. How about with Giovanni meeting us at the door and helping us carry our luggage up the stairs. Yes there are a fair number of stairs....but the apartment is worth every step. Since it's the top floor apartment you get not 1 but 2 balconies looking at the Duomo and bell tower. Stunning views. And the apartment was fully furnished with several types of coffee, teas, and he even left bread and jam for us. Radio with bluetooth to play your music when chilling with the wine he left us. There were instructions on restaurants and museums. nice washer and he even provided the detergents. Comfortable bed. Apartment was quiet for sleeping(you could hear the bells of the duomo but they weren't loud and quite cool....a bonus!!!). He provided adapters for the outlets, and when my wife mistakenly took one he told us to keep it for our next visit. He even provided an italian cell phone to use to make reservations, etc. Lovely bathroom with huge shower...and when you showered you looked out a window to the dome of San Lorenzo. And location.....perfect. About 30 steps to San Lorenzo cathedral, next to medici chapel. 2 blocks to the duomo. Everything was so close.
It is a special apartment. He opens his home to you as if you are his guest. Everything is provided for you..... This is the only place I will stay in florence in the future. Grazie Giovanni!!! We miss it already!!!
excellent central location for a couple
We stayed for 4 nights in November The flat has both central heating and air conditioning heating so although it was cold outside we kept warm.. It is an easy walk from the station and Giovanni was there to meet us and carried our suitcase up the steps.The balcony and terrace have good views - I'm sure we would have sat out if it had been warmer. The shower was big and the water hot and good pressure. The kitchen had everything we needed. The living room was comfortable and a good size. The bedroom had a large and comfortable double bed. Everything was clean and in good condition. Would recommend to anyone wanting a flat in central Florence.
Gem of a place - in the heart of Florence.
A gem of a place! We stayed a month in this lovely apartment waking to the bells of the Duomo. It is worth the walk up the steps to enjoy the incredible views from the patio and roof top balcony. This apartment is located in the heart of Florence. You could not ask for more! Our host Giovanni is the most gracious owner and welcomed us as if we were family. We cannot wait to return.
Lovely Apartment-Perfect Host
Our three weeks in Florence were a wonderful experience thanks to Giovanni, who is a perfect host. He was an excellent communicator before we arrived, which made planning easier. He greeted us when we arrived and even carried my rollaboard suitcase case and smaller bag up the 72 steps!! That's commitment! Giovanni had all the basics covered: coffee, paper products, and wine, of course. He made himself available should we need anything. The apartment felt like home immediately. Comfortable bed and pillows, new bath towels and fully equipped kitchen, excellent shower and well lit bathroom. There are great terraces and views.
What Giovanni can and does control is fantastic! The stairs would be an hard for anyone with knee or hip issues. Giovanni cannot control who rents the apartment two floors down, or the street noise, or the roasted meat odors that arise from the two restaurants below. Nor can he control the unrelenting tourist traffic. Wherever one would rent an apartment in Florence, there would inevitably be issues. The calm and lovely apartment itself is a pleasure. There is an excellent supermarket just a few doors down that has everything anyone would want or need. We really enjoyed Giovanni's hospitality and kindness. A better host would be hard to find. Oasis in Florence
We stayed for 3 nights in this beautifully appointed and perfectly located apartment. The lovely owner Giovanni met us and carefully explained how everything worked. He kindly left us with maps, restaurant recommendations, coffee and food for breakfast and also a bottle of wine. We loved and used both of the outside spaces to enjoy some sunshine away from the crowds. I would highly recommend this apartment to anyone who has a basic level of fitness and can manage the stairs. It was like a home from home, but with better views!
Perfect stay in beautiful Firenze.
This apartment had everything we wanted and more - clean, comfortable, functional, secure, well-managed, extremely good amenities, located within walking distance of the train station and all the major visitor sites, very convenient to an excellent grocery store, close to restaurants and shops and with outstanding views from the TWO terraces and, yes, from the shower window too! The ambience inside the apartment is homey and helps the visitor feel a little bit more like a participant and a little less like a mere observer in Florence. The owner and manager, Giovanni, was excellent in every way. He welcomed us to the apartment in a friendly and most helpful manner, showing us all the amenities and how things work. Our communications with him were top notch from beginning to end. I recommend Giovanni and this apartment highly. If we are fortunate enough to visit Firenze a second time we will certainly stay here. Three specific examples illustrate what I mean: (1) The apartment was provided with its own cell phone so we could make calls in Italy without having to get an Italian SIM card for our own phone, (2) We had a small problem with a kitchen appliance on the second day of our stay, and I informed Giovanni by email. He called to offer assistance within 10 minutes of my email, and, after he asked and was granted our permission, came over within 15 minutes and personally inspected the problem, consulted with us and arrived at a good solution, (3) On our arrival there was a lovely bottle of Tuscan wine welcoming us. And that's not to mention Giovanni's cheerful assistance with my 45-pound suitcase. Which brings me to the one qualification I want to include - there are 73 steps in a rather narrow stairway and they must be traversed each time the visitor enters and leaves the apartment. We enjoyed it, but I do not think it will suit everyone. Bravo Giovanni!
If you like cooking, you will find everything you need in Mercato Centrale di San Lorenzo (central market), the main market for food, 100 mt from home. The market was built in the second half of the XIX century, at the time when Florence was capital of the nation. The market offers meat, fish, fruit, vegetables, cheese of the best qualities at cheap prices. It is the traditional market used by people living in the town. It is open only in the morning till two pm. If you prefer to do the shopping in a self-service minimarket, there are two great supermarkets right near by.
Close to the front door (to the left leaving the building) there is one of the most equipped cd-DVD shops in town (Alberti). And a TIM shop (mobile phone service).
Many restaurants and pizzerias are available nearby.

The rental rate includes TAXES (see below), electricity, gas, heating and air conditioning, final cleaning,internet access). FLORENCE CITY TAX: 3 Euro per person per night up to a maximum of 7 nights (after that, no tax). Children under 12 are exempt. THIS AMOUNT IS INCLUDED IN THE RENTAL RATE. We collect it and pay it to the City Government every month.
