A ten bedroom, eight bathroom house sleeps up to 20 people. The house is across the street from a lovely semi-private beach and about 1 1/2 miles from one of the best beaches in New England. Across the street from Black and White Beach, property is on a hill so you can hear the ocean through the trees. We also have a large library with books, board games and a great place to curl up with your family and friends.The large dining room, kitchen and central courtyard as well as the small garden room off the dining room provides a lovely environment for different types of family and group activities.The formal gardens and the surrounding woods give a sense of privacy belying the close proximity to downtown Manchester and Gloucester. There is a small basketball court behind the house. Perfect for any vacation gathering. Located in the charming village of Manchester-by-the-sea, There are ten bedrooms in the house, two have double beds, Four have queen beds, three have two single beds and one has a single twin bad. There is a pool table in the basement (although it is not a finished basement) and an outdoor firepit ,perfect for a quiet evening and good conversation. All in all a lovely place to spend a memorable time with family and friends. A note: we do not rent out for less than a week during the summer season.

Large House and lots of fun
The house was amazing. There was more than enough space for the 20 of us. The yard was great for the kids and us big kids to play. Definitely would book again.
Good stay with the extended family.
This is one of the more difficult reviews to write. On one hand, there was plenty of space for our extended family to come together. Whether in the kitchen, library, or formal dining room we gathered, played games and socialized. The building can best be described as “shabby chic”.
Entering the front door you are awe-struck by the 2-story atrium/foyer room. There is a broad staircase going up to the bedroom area and trellis around the upper hallway making the space more intimate. The kitchen was large enough to easily make meals for 16, and the kitchen was stocked properly for a house this size. Between the formal dining room and sun-room, we could seat everyone for meals.
The grounds are beautiful, with lots of trees and a great lawn to relax around a fire pit. Inside is filled with beautiful antiques. While this place may not be appropriate for small kids, it left us wanting to buy the property and return it to its former glory.
Would stay here again.
Very charming and unique set up for multiple families to have their separate quarters and privacy.
The baby gate at the top of the stairs and the host providing child proofing were a bonus and a nice start to a great long weekend. The $575 for cleaning is a bit much considering we’re tidy and clean so maybe a prorated fee would be appropriate to those who treat the place like their own. Fallen tree limbs and general yard clean up could’ve helped the appearance but it worked out as the kids had fun gathering the burnables and feeding the outdoor fire pit. Over all it was great and we hope to return.
Amazing space, great location. You should book this Villa.
We arrived first so part of the fun was watching each guest arrive after us, seeing the awestruck facial expressions and hearing them all say wow, whoa or some variation upon entry into the villa. There was room to spare for our six couples, including children and dogs. Our main gathering spaces were the library, kitchen and foyer. Whether cooking, eating, playing board games or relaxing we found the space cozy. The kitchen was able to accommodate meal prep for our party even with socializing in the space. The many bedrooms provided for both those who prefer to sleep in and early risers. The house at night set the perfect mood for mafia, hide and seek and other games (pro-tip, follow the dogs!). We've gathered with this group every year for a few years now and this tops the list of places we've stayed.
Great space for large group!
We had 5 kids and 5 couples over 3 nights, it was perfect! Plenty of space for all. Bruce, the care taker was able to answer all questions. Would rent again.
Very Beautiful Home, Had a Great Stay
My family and I really enjoyed our stay at this home. There was plenty of room for all 16 of us (12 adults, 4 children). We all came into town from PA, CT and AZ for a wedding and wanted to stay somewhere quiet and away from the city. This house was perfect for that. We were able to catch the train into Boston and visit the city but yet come back to the peace and quiet in the evening. I would have rated this property a 4.5 if I could because the only complaint I had was that there were a few cosmetic things that I felt could have been better. But that is really my only "small" complaint. And I wouldn't let that deter anyone from staying here and enjoying this beautiful home. The place is an old gem. The town is beautiful with the nearby beaches and just that small town homey feel. I would definitely recommend this home to anyone wanting to visit the Boston area. The owner, Alix, was great to deal with and responded quickly to any questions that I had. And Bruce, the onsite estate manager, although we didn't need him, was only a phone call or email away. My only regret is that I wish I would have had more time to stay and visit and see some of the beautiful attractions that this town and others close by have to offer.
