The tall cathedral ceiling in the sunken living room and the addition of ceiling fans in all the rooms adds to our homes open and airy feeling. Add to that a tranquil 55-gallon aquarium in the dining area and the homes large and private side yard with a large goldfish pond and you're feeling the Florida vibe. And let's not forget the warm year-round swimming pool. Stay here and you'll enjoy the best of what the Sunshine State has to offer.

The updated bedrooms have new paint, flooring, furnishings, bedding etc. The master bedroom has its own ensuite private bath with a walk-in shower. Master has a brand new king size mattress (Nectar memory foam) and new bedding. All bedrooms have 32″ led TVs with networks and Roku's for streaming. Bedroom 2 is set up with 2 twin beds, perfect for children or single guests. Bedroom 3 has a double bed and is tastefully decorated with artwork of our talented 23-year-old daughter. Wi-Fi and internet service are provided throughout the home.

The house bath with tub lies between the two smaller bedrooms which are on the other side of the home from the master. The living room has comfortable seating for you and your guests with a reclining couch and recliner chairs and a 50″ led flat screen tv. The family recreational room off the kitchen has a pool table, which converts to a table-top ping-pong set, along with the seating, stereo, and is equipped with a desktop computer (free internet and wifi service) and desk. There's also a futon couch which converts to an extra full-size bed. This room faces onto the large covered lanai and pool area. Sit poolside on the covered lanai and enjoy meals, play cards or games, and of course enjoy the large warm heated swimming pool. Plenty of seating and floats to get the most out of the pool.

Back inside, the galley kitchen has everything you’ll need to be able to prepare meals (see amenities list). You can enjoy your meal at dining tables inside and/or out on the lanai where you'll also find a new Kitchen Aide propane gas barbeque grill.

Home sits on two private lots so plenty of room to enjoy the outdoors with horseshoe pits and an ornamental pond. Home is very handy to all restaurants, shopping, post office, grocery stores, liquor store, and to Charlotte Harbor and Punta Gorda where there’s always something happening and to do. Englewood Beach and Boca Grande are about a 30min drive away.

Note: Owner/property managers live on-site (only in winter months) in the adjoining garage apartment, maintain the pool and grounds, and are available for any tenant needs



WINTER NOTES:
The daily outside temperature in Port Charlotte during the winter runs anywhere from the mid-50s on a cold day to the high 70s on a warm day. This is the beauty of Florida winters where one can enjoy the temps that nature provides without the need for running an air conditioner or heater. The front of our home features a screened breezeway so simply open the front door, the landscaping provides plenty of privacy, and let the fresh air in. Likewise, the back sliding glass doors can be opened to the pool and lanai area which are completely screened in by the large 1500 sq ft by 12-foot tall pool cage. The result, in the winter, is a home with fresh air staying cool all day long. Only when the temps exceed 75 degrees (which does happen sporadically for several days during all winter months) is it necessary to close up and turn on the central air conditioner. At night you need only shut the doors and the block home will maintain it's temp seldom needing to turn on the central heat. Just turn on yhe ceiling fans for air circulation.

ABOUT THE POOL: The pool is heated by the heat pump. In the winter, even though Port Charlotte is pretty far south, we can be in the 40s and 50s at night with a rare frost warning. Last year was unseasonably warm and in February we even had a 90-degree daytime temp one day. So, in the winter, we use a heat pump which is only capable of raising the temp about a degree an hour throughout the day. It is not capable of heating the pool at night so it is off then. So it's necessary to keep the temp from dropping too many degrees overnight and the only tool available for that is a solar blanket that is a plastic bubble sheet that covers and floats on the pool surface. It is lightweight and rolls up on a reel with a handle to place it on and off of the pool with little effort- but really needs 2 people to pitch in. The pool must be covered at night when it's cold or even during the day if it's a really cold day. So there is a little bit of effort that tenants must do if they want the water to stay warm. We do set the thermostat to 88 degrees and the pump can only maintain that if you continue to cover it nightly. Make the effort and it stays warm.

Why they chose this property

This is the personal home of the owners who spend time at their farm in Virginia during the summer but stay in the attached, yet completely private, garage apartment during most of the winter months. The home will be yours to enjoy during your stay with everything a typical homeowner could want. Owners request that you feed the fish in their 55-gallon aquarium daily. Not a big chore but we didn't want to get rid of the aquarium just because we were hosting guests. Not previously mentioned is the laundry room with a washer and dryer.

What we really like about this town is the small-town feel. There's really only one major road through town but you have access to airports, I-75, and bigger towns and beaches are only a short drive away. The county operates good parks with the beach complex being the centerpiece-- beach, kayak rentals, fishing pier, heated pool with exercise classes, boat launch, horseshoes, and a contingent of snowbirds playing on bocce courts throughout the day. The quaint town of Punta Gorda is just over the bridge and known for its numerous owner-operated restaurants.

Among our favorite things to do is to go to the Tiki Hut at the Sheraton on the shore of the harbor or visit Fishermen's Village with its many eclectic gift shops and restaurants on the harbor and take a sunset cruise on Charlotte Harbor, or just go to Gilchrist Park on Thursday nights when the "guitar army" arrives. We also like to go to the beach on Manasota Key for the drum circle at sunset on Sunday evenings (canceled temporarily). And of course to play golf at one of the many 4-Star courses throughout the area.
