This beautifully appointed executive home is on the doorstep to Brisbane City. Perfect for the large family for weddings, family reunions or special occasions. Or perhaps a smaller business group seeking a superior stay to that offered by a hotel.
Minimum rental is 7 nights, shorter bookings accepted under conditions outlined below. Preference is given to bookings requiring the whole home. In quiet times or last minute, one level only may be taken. The home has all the features of a modernised classic Queenslander. The comforts of today's living have not been compromised. There is ducted airconditioning throughout, as well as ceiling fans in most rooms. Smoke and security alarms. Wifi internet available anywhere in the home. Push button wall radio/CD/ipod control to most rooms plus several Flat screen TVs are scattered throughout the home. Wrap around verandahs, private decks, large and small patio areas allow for outside Queensland living.
The home is a pleasant 5min walk to free ferry to central Brisbane or City Cat services.
Offering 2 homes in one. 6 bedrooms and 3 bathrooms +3 sofa beds. All sofa beds are double inner spring and located in areas which can be set up for sleeping only, so you don't have to reset the lounge each day as there are still ample lounge spaces available.

The master bedroom boasts a large ensuite with walk in robe, sitting room (with sofa bed) and small deck area. 2 other queen bedrooms with plus 4th bedroom with twin king singles, allow for ample sleeping accommodation.
There are 2 separate lounges so the adults and children can enjoy their own spaces.
Large kitchen with dishwasher, ample storage and quality appliances.
Wrap around verandah with BBQ and outdoor setting, allow you to enjoy the outlook of the tree lined street. It is surprisingly quiet on the front deck for such an inner city location.
This floor has it's own entrance via keypad through front door Also the wifi and Foxtel Cable TV is independent from the lower level.
The MIDDLE level is a converted triple garage. These spaces can be requested to use as extra living/sleeping area with either the upper or lower levels. The double garage is converted to be used as a rumpus room with large screen TV for DVDs and games consoles plus an air hockey table. This level is not air conditioned, but has large fans.
The single garage space is separated with a wall and door to rumpus area. It can can house a single car and is operated by remote control, or is usually set up with a ping pong table.
This fully self contained home is available to rent alone in quiet times.
This level has 2 queen bedrooms and an alcove in the ample L shaped lounge area has a sofa bed. There is a screen provided to create privacy for this space if it is used for sleeping. The bathroom and toilet have 2-way access.
It has a smaller kitchen with dishwasher. Microwave/convection bench top oven and hotplates are supplied.

DISCOUNTS & ONE LEVEL ONLY CONDITIONS
In quiet times we will allow just one level to be rented which will save costs for you and is perfect for the smaller family group, and last minute discounts are offered if vacancies allow. Please enquire.
BOOKINGS 4+ months in advance will be assessed on an individual basis. Generally, the booking would need to be for the whole home and for minimum 2 weeks. Though, if your dates adjoin an existing booking, it will be considered.
Please note the calendar may not accurately reflect vacancies as there is some movement of bookings between our inner city properties. Please enquire.
Tim and I own and operate Rylance Holiday Homes in Brisbane. We have been involved in student, short term and vacation accommodation for nearly 15 years.

CITY BOUND, RIVER FERRIES and RIVER WALKS
Short walk down Lambert St takes you via walkway to Dockside. This is a complex of high rise apartments, which houses some shops an Asian restaurant and cafe. The board walk along the river is extremely popular. There is a free cross river ferry service, leaving every 30 mins to take you to the city centre. Or you can also board Brisbane's famous city cat ferry service that runs from Hamilton on the north side to University of Queensland.
You can follow it right around to the Kangaroo Point Cliffs, where a company called River Life, offers kayaking (night and day), abseiling, rock climbing as well as offering Aboriginal cultural experiences.
Brisbane's sporting headquarters for Australian Rules Football Lions team and Australian and Queensland cricket. The light posts can be seen from the side deck, and it is within 15min walk.
RESTAURANTS AND CAFES
A short stroll to numerous eateries, and the quality of food on offer is diverse and high quality. The Sweet Mandarin offers Asian fare from Thai to Chinese and will deliver, the Indian specialists Raj's Palace receives mixed reviews, but we loved the food they delivered. Sushi, Subway and Spoons cafe are all in walking distance as well.
The famous Story Bridge Hotel is a pleasant 10 mins stroll and has multiple eating options and is one of Brisbane's most famous watering holes. The Shaftson Hotel is under 10mins walk and is a pleasant surprise once inside. There is a refurbished beer garden, and several inviting indoor spaces to enjoy a drink or meal. The food is above average for 'pub grub' and there are specials each night.
BRISBANE CITY CYCLE
Brisbane has a bike network you can use to travel around Brisbane. If your trip is under 30mins there is no charge. One station is 2mins from Lambert House.
There is a lock up garage on site with remote control for 1 car and off street for 2-3 more. Free street parking

My husband booked Lambert House for a family reunion in Brisbane as a 50th birthday surprise for me. Lambert House was the perfect accommodation for us. It was amazingly equipped, maintained and decorated. It had ample room over its three floors for all of us (at the peak, there were 18 in the house). The house is so well-located that we could walk almost everywhere. And wherever we couldn't walk was just a short drive away. Jennifer was an excellent host and very responsive, both before and during our stay. I would without hesitation recommend Lambert House to any large groups who want a city centre base in Brisbane.
We rented this beautiful house as our 'home away from home' for the week of our Son's Wedding. We had many international and interstate family and friends attend the Wedding, and Lambert House afforded us the chance to have them visit us in a gorgeous family friendly environment. We will definitely use the house again as a new 'family base' when we next visit Brisbane!!
This holiday house is absolutely amazing. Family friendly and close to everything you need. Made my wedding week feel like a fairy tale. Money well spent. What a dream house.
After a difficult and long journey, we arrived tired and humourless but once inside this beautiful home our spirits lifted. We expected the WOW factor, but the real Lambert House cannot be captured with photos.
Four of us stayed for the first week just renting the top floor, and when the extended family and friends arrived for the next 5 days we got to enjoy the whole home. On the weekend we had 13 people. There was ample room for all. The teenagers took to the casual lounge on the middle level the smaller children watched cable TV in the upper lounge. There are THREE HUGE flat screen TVs and a couple of smaller ones in bedrooms.
There were so many comfortable lounge and outdoor spaces we had trouble deciding where to relax next. The front verandah was our preferred place for morning coffee. With the beautiful tree framing our view of the passing cyclists, runners and students making their way to the nearby college. The evening wines were usually around the pool or on one colder night in the front formal lounge in front of the fireplace.
As one of the first guests to have the pleasure to stay here everything was new and beautifully presented. The beds were really comfortable and the linen top standard. We were pleased to have our tech savvy teenagers along when Tim helped set up the inhouse sound system through my son’s iphone. We could have our music or radio throughout the home and each room had individual wall controls. Amazing. A great touch was the auto lighting of the tree in the evening and a lovely water feature came on each night, lit with coloured lights.
The master bedroom is bigger than some apartments. Huge with sitting area, ensuite, walk in robe, small deck and we loved the king bed.
One of the main reasons we chose this home was to be close to the city. It was a beautiful walk of nearly 10 mins to dockside where we could catch a free ferry to the city, or the must-do City Cat ferry that services a large section of the Brisbane River. A couple of times a few of us chose to walk over the Story Bridge instead. Great restaurants and hotels and importantly a supermarket, were all closeby. We didn’t use the city bicycle option, but next time we will. There is a bike station 2mins from the house.
Jennifer was a great host whose obvious love for this house and attention to every detail contributed to the best holiday home stay we have had. We will definitely be back.
Kangaroo Point is one of Brisbane's premium inner city living suburbs. Home to mainly younger professionals, there are several luxury unit tower apartments. Fabulous walks along the river boardwalks with cafe's, ferries, parks and easy access to city centre.
