Hop Bine Studio is a weather boarded barn conversion situated on the farm of Waters End, accessed by own private drive, stands in 40 acres of lovely Kent countryside. Hop Bine Studio is south facing with French windows leading into a well furnished room with a high ceiling and slate floor. The main room is uniquely designed to maximise space with best quality cotton laundered linen and feather pillows on a custom made bed with a fabulous super king vi-spring bed that just folds back and disappears behind a faux bookcase during the day, to give you a delightful lounge/diner. There is of course a bathroom en-suite with a generous sized shower and also a well equipped kitchen with four ring iduction hob, micro/combi oven integrated dishwasher and integrated fridge with freezer box. TV and DVD players and WIFI. Well furnished throughout and table and chairs on the patio for alfresco dining. Rated 5 star by tourist board and 5 star Gold AA.Extremely comfortable for two persons.
Waters End sits in the fabulous countryside of ‘The Garden of England’ surrounded by all the lovely things to see and do in both Kent and Sussex. We are a short drive from Leeds, Scotney, Bodiam,Tonbridge and Dover Castle, Knole, Chartwell, Hever Castle and Batemans. Gardens are Sissinghurst, Great Dixter and Pashley Manor, Marle Place, Groombridge, Igtham Mote and the orchards of Brogdale. For history the Cinque ports, Canterbury cathedral, historic Chatham Dockyards and Battle of Hastings in1066. Lovely towns and villages, Cranbrook, Tenterden and Rye, dotted in between are Oast Houses, Windmills and Hop gardens, in amongst those are many Golf Clubs such as Chart Hills and Dale Hill. For the younger Port Lympne Wild Animal Park, Camber Sands, Dymchurch and Tenterden Railway. There are also Churches,Museums and activities such as Cycling & walking at Bewl Water and Bedgebury. With many other joys to be had, fine food,beer and wine, lovely country Inns & three Michelin * restaurants.
I'm the luckiest person to live and work here and am never going to get to the bottom of the list of things we want to do here. There's another pond to go in, more flagstone and all you lovely guests to meet from all over the world.
When we opened to guests four years ago I had no idea that it would be so enjoyable, it's a pleasure to be here and I hope it is for you.

We loved this area of England and spent 2 years looking for suitable land to buy, then spent ten years trying for planning permission and finally got it. We wanted to build in the true style of Kent and we hope you will approve of the results
Our farm stands within a truly delightful 43 acres of beautiful quiet contryside with georgous view. We have two lakes of 12 acres to stroll around and over the last ten years we have planted 12,000 native broadleaf trees with walk ways through.
This all creates the perfect place to just chill out or explore the delights of south east England
The farmhouse and grounds are beautiful and in a really quiet spot away from the hustle and bustle. Our accommodation was reasonably priced but was rather limited for space. If you don't have lovely weather to use the outside space time spent in the studio was rather dark and restricted.
We stayed for a great week in the small but lovingly furnished Hop Bine Studio.
Waters End Farm lies in a wonderful surrounding. Starting point for long walks or just to roam around the beautiful farm. The dog was very happy about his own garden and a lake to swim. Jill and Maurice are fantastic hosts.
We felt very well there. Sure we´ll come back.

We stayed in Hop Pickers Cottage for 2 weeks and had an amazing holiday. The cottage was perfect - roomy, comfortable and well equipped to accommodate all our needs. The property is stunning; it's beautifully maintained in a most picturesque setting. It was lovely to wake each morning to the birds chirping and the sun shinning (on most days)! Jill, Maurice and their sons were most gracious hosts and responsive to all our needs and questions. They are skilled in providing 5 star hospitality! Waters End Farm was an excellent choice for us to use as a base to explore the beautiful countryside of Kent and Sussex. We highly recommend the self catering rentals on Waters End Farm if you plan to visit Kent; it will prove to be a delightful experience.
We had a wonderful week, the cottage couldn't have been better, it's beautifully decorated, equipped to a very high standard and made even better by the homemade scones, butter and cake left out for our arrival. The location is stunning it's situated in grounds with lakes and paddocks. The surrounding area is great too, there's so much to see and do including country walks, windswept (we were there in February) beaches, Castles and lovely village pubs to name a few. I cannot recommend it enough. It was as the ad suggests, luxury.
Beautifully presented cottage; set in a lovely location ( despite it raining for a lot of our stay). Thoroughly enjoyed our stay. Property very clean and had all the things you would ever require whilst being away. The underfloor heating was lovely. The Log fire was a great feature and really made our first evening there after travelling! The location was great for exploring Kent and a fabulous array of pubs nearby for eating out.

We arrived in the pouring rain late in the afternoon. Woke up the next morning to sunshine which we took advantage of by walking around the property and lane. We are staying in the Hop Bine Studio which is cozy and just big enough for two. Jill is on holiday so Chris and Peter have been very gracious answering our questions. We had spent the week before on a bike tour in Ireland and our supply of clean clothes was running low but Chris was so very nice and did two loads of laundry for us. Thank you very very much Chris. The property is gorgeous. It is quiet and tranquil. I'm writing this review as we sit on the terrace having our breakfast. We've opened the gate to allow one of the chickens in to visit. If we lived in the UK we would definitely return here. I feel fortunate to have found this place site unseen.
