Casa sul Tramonto (Sunset House) is a traditional farmhouse restored to a very high standard, complying with the latest seismic regulations and offering luxury self-catering accommodation. It is ideally situated so you can easily visit the Blue Flag beaches of the Adriatic and explore the many interesting hilltop towns, or you can simply relax at home. There are four en-suite bedrooms which can be made up as twin- or double-bedded rooms and we can provide a couple of folding beds for young visitors sleeping in their parents’ room. A cot and high chair are available and also gates for the top and bottom of the stairs. The two bedrooms on the ground floor are wheelchair accessible and one has a large en-suite wet room. The kitchen is modern and well equipped. There is a 6m octagonal pool in a brilliantly sunny position, a large barbecue and shady eating area and two first-floor terraces with views over the surrounding countryside. When you arrive we will welcome you with a basket of essentials, including wine and seasonal home-grown produce.
My partner and I moved here in 2006 bewitched by the area and its people.
Maggie purchased this farmhouse in 2004
Our house is beautifully restored and its position is sheltered and secluded but when we bought the house it was run down and unloved and home only to bats and rats!! Over the next several years we invested our time, love and obviously a fair amount of money to bring the house to life again. It's where we live when the house isn't rented. It's our home. We love this region of Italy. Le Marche is a long, thin region between the Adriatic Sea and the Sibillini mountains and National Park. The hilltop towns and rolling hills are reminiscent of Tuscany but the area is unspoilt by tourism and the people remain friendly and welcoming.
Together with family we stayed for two weeks in casa sul tramonto. We booked very early (in September 2014) so we had almost a year to look forward to this holiday. By the time we drove off to Montegiorgio we were a little afraid that our expectations were set too high. After a quite a long ride we arrived late in the afternoon. Maggie had a warm welcome and our holiday turned out to be even beyond our expectations.
The surroundings are beautiful, people very kind, food and drinks delicious (and affordable), the weather perfect. Most of all casa sul tramonto made our dreams come true. It was so nice to come in a home where everything is available, where you don´t have to bring your towels, nor your bed linen, nor the basics you need in the kitchen. Maggie and David turned out to be the most perfect rental owners we have ever met.
Tips. If you love to ride bikes, you should ask David to be your guide and you will have a wonderful (and exhausting) morning. The restaurant L´Orsalino in Fermo (Piazza Dante) serves really delicious food. If you like stuffed olives, you should buy them at the shop/mini supermarket in Rapagnano just before lunch time and you can bring them home warm and have a lovely lunch. If you like churches go to Tolentino and to Loreto. If you love non-touristic cappuccino, go to Monte Urano and have it served with home made cake. If you like beautiful sunsets, lie in the pool of casa sul tramonto and see the sun go down. We will certainly come back.
We stayed one week in July this year in Casa sul Tramonto with our 3 children and we can only give it our best and warmest recommendations.
Maggie and David have really succeeded in turning this house into something special. The exterior and interior are really tasteful and when it comes to equipment there is nothing missing. The garden has a beautiful view and the pool is always clean and tidy.
The location feels at first a bit off, but really it’s only a short car ride to the seaside and there are plenty of things to do in the surroundings.
Maggie and David are very nice and helpful, always ready to give a good advice. One evening Maggie prepared a lovely dinner for us and it was a great experience. We hope to be back in the future.
We really enjoyed our stay here with two families. The house is fully equipped, spacious en has everything you need. David and Maggie are perfect hosts and will try to make your stay as perfect as possible. By car the beaches and nice old villages are easily reachable. Furthermore nice surroundings and landscape in case you like to cycle. We can definitely recommend to spend your holiday here.
If I have to make some suggestions for improvement, I would say the road to the house would benefit from some repair work (steep last part, lot of potholes upwards for the rest of the road) and maybe considering airco units in the bedrooms (during our week it was very hot, also during the night).
We stayed at Casa sul Tramonto during the first week of August 2014. We were a Dutch group of 4 adults and two teenagers. We had a very pleasant time at your beautiful restored farm house. We especially loved the private bathroom for each bedroom. The bedrooms were very spacious and the two bedrooms upstairs had their own private roof terrace. Each window has insect screens and shutters to keep the house cool. We have stayed in many other holiday houses in Italy but never we have had such a well-equipped spacious house. Especially we enjoyed the spacious and well-equipped kitchen and the different terraces for different moments of the day. At the week we were staying at your house we really did our best to try to find something which was missing, but really everything was there, even a wine cooler. The house and garden are very well maintained and the view from the terraces is amazing. WIFI works excellent and again this is far above the Italian standards we have experienced so far. Also the restaurant suggestions given by the owners are spot on. We enjoyed our diners in the lovely villages of Le Marche. Furthermore, the pool was perfect for playing volleyball. And indeed the photos and descriptions of the house don’t do it justice. And last but not least it’s a perfect base for making trips since it’s relatively close to the autostrada. Maggie and David, we loved our stay and we would love to come back again. Thanks for letting us stay in your beautiful casa. Greetings from Marcel, Karin, Bas, Loes and Danielle and Lisa.
The website and description do not do justice to the property. The layout was ideal, and the house well furnished and fully equipped. Everything was properly maintained and David snuck over early each morning to make sure the pool was spotless. All the activities in the surrounding area were well documented, along with restaurant suggestions nearby. Maggie told us that we were the first Canadians to stay there which surprised us because it's such a great house. I think it was probably more indicative of the fact that not a lot of Canadians go to Le Marche. Too bad, because it's a wonderful area with scenery to die for (and not a lot of tourists). We should also mention the supermarket at the end of the road, that has a wine selection better than most wine shops!
We spent our holidays in the house Casa sul tramonto in the marches from 7 to 14 july. The cottage is beautifully situated with a beautiful view over the Valley. We enjoyed the peace and the very warm weather. A dive in the pool offered us the necessary cooling. The pool and house is beautiful illuminated in the evening, The house is very nicely restored and offers all the necessary confort : beautiful bedrooms, each with a bathroom, a well-equipped modern kitchen with dishwasher and two ovens, a spacious living room with comfortable seats, a laundry room with washing machine. The bedrooms upstairs have a beautiful terrace. From the terraces you can see very well the beautiful surroundings and you can take a staircase down direction pool. Our children loved this. Around the house you can find several terraces with deckchairs, a hammock, a table with chairs, ...
Maggie and David received us very warmly. Every morning Maggie made us a nice breakfast with a nice chat. David was very helpful and hospitable.
We enjoyed this holiday. The marches is a region where we will certainly visite again and who knows perhaps back in Casa sul tramonto!!
Thank you for your hospitality

my memories include sitting on the terrace in the early morning sun eating breakfast of local fruits, oats + yoghurt, taking in the views of the surrounding patchwork countryside, smattered with peaks of tiny, unique hilltop towns, built in traditional stone.
driving around the region, the trip from ancona airport simple, the coast very close, ambling through villages and visiting the port towns of porto san giorgio + san benedetto; these beaches + beachside promenades like miami but greener, more lush, more elegant ~ italian style, great people watching, it all seemed so easy and accessible.
maybe it's because this is a region where italians holiday and it's not overpopulated + infiltrated by other cultures, that made it feel so comfortable and effortless.
we loved fermo, the nearest large town, beautiful in the main piazza at night and especially on a thursday evening when the town comes to life with the market selling anything from honey + truffle pickles to leather handbags + antiques. there is a wonderful deli here selling meats, cheese, pasta and fruit + veg and a fantastic + charming restaurant on an elevated terrace overlooking the main piazza del popolo, we had no idea what they were serving us for the 5 courses but happily let them serve the fixed menu, delicious cheeses and a risotto that's complex flavors exploded in the mouth.
we loved the tiny little seaside town of marina palmense, simple, local people + families, cycling to the pebble beach with umbrellas and picnics, there are a couple of basic bars and restaurants to observe the italians going about their business.
opposite the beach is a turn off the ss16 to torre di palma, a charming, picture perfect medieval hilltop town, our favorite; the bar is great to sit for an aperitif and chat to locals and passers by, the most elegant and divine of restaurants is the family run ~ lu focaro, also a b+b, the food was exquisite, home made focaccia bread, pasta + ravioli that held a thousand flavors; released on the palate, swallowed down the gullet and still making my mouth water!
the owners have created a beautiful home, many days we spent lounging about in the heat, staring at the un-obscured view, nibbling on local produce, hanging in the hammock and dipping in the pool whilst drinking local red wine.
maggie + david are relaxed and invisible, unless you need them, then they are close by, warm + hospitable.
Close to the village of Rapagnano and near the town of Montegiorgio our house offers you a perfect place to relax and unwind. It is located between the sandy Blue Flag beach of Porto san Giorgio and the Sibillini National Park. The beaches are lined with 'chalets' where you can sample local seafood and here you can rent sun loungers and umbrellas.
The Sibillini mountains offer you the chance to walk or cycle on the many designated footpaths and take in the stunning views or maybe swim in Lake Fiastra.
You can drive to some wonderful old towns like Fermo, Loreto and Ascoli Piceno which are drenched in history and rich in atmosphere. You can find examples of the work of the Renaissance artist Carlo Crivelli in several nearby towns.
Opera lovers will enjoy the Sferisterio Opera Festival held every year in Macerata's outdoor opera house in July and August, while wine lovers will be able to visit local producers and try some of the award-winning wines of the area.
Other Activities: Cycle Tramonto offers cycling holidays. Macerata Opera Festival. Local festivals during the summer.
