During peak season (3/30/2024 through 8/10/2024) our rent also includes two oceanfront canvas beach chairs & umbrella reserved and paid for 1 day generally on Sunday with the option to extend at your cost for about $50 per day. The chairs are placed front and center on the beautiful emerald clear Gulf of Mexico.

Two new Queen sleeper sofas installed in the living room. In the Master upstairs, we just installed a 55" Vizio Smart TV and new chairs, ottoman and deluxe Keurig coffee station to enjoy your coffee on the upper deck on our new outdoor furniture. These upgrades, while costly, are necessary to keep our home fresh and first rate! Our cancellation terms are more relaxed in accordance with VRBO Preferred Partner recommendations due to the pandemic, plus we will refund up to 100% of rent if we resell your cancelled dates. We use our county & state health department cleaning protocols and guidelines to ensure your family's safety. We accept one well behaved dog 🐶 under 50 pounds, additional pup upon approval and at $200 more (max. 2 pups). For Instant Bookings with one pup, please toggle "Pet" button "On" at check out and we can settle up on a second pup later. Pups are not allowed on the beach legally although many are out during sunset and early morning.

Our immaculate and relaxing three bedroom (3) home has been updated and redecorated and has every amenity you can imagine. We are in a quite, gated, tree-lined street; a scene right out of a storybook. ***** Critical fact ***** we are on the gulf side and south side of 30A highway and just a 3 minute stroll (985 feet) to our private beach gate access point and our two exclusive security gated private pools (one is heated). Avoid renting on the north side of 30A as it is a nightmare trying to cross during peak season with children & beach toys in tow and very dangerous, so avoid that scenario and be certain you know the exact home location. Google Maps states that we are 12 minutes from the beach, this is absolutely false, we are only 985 feet, or 3 minutes stroll and we provide a large beach cart.

Bathroom flooring features wood-grain tile and all of the bedrooms are carpeted. Our cook’s kitchen is fully stocked, we even have a low country boil pot! Fresh bedding Sealy mattresses will provide you an outstanding sleep. Keurig machine, spacious refrigerator, new washer & dryer, new Smart TV’s; everything is absolutely spotless. Gas barbeque grill. All the furnishings are fresh and inviting, the only thing missing is you as our member guests!

Brown Eyed Girl is located in the highly coveted, family friendly, private members-only gated community of Summer’s Edge. Homes in our community are valued between $2 to $5 million. Summer's Edge is on the gulf side of 30A right next to the beach. Our bike friendly street leads you a few yards down to our private heated pool and private beach just beyond. Plus, we have a second private pool too! Families can hop on their bikes and hit the 18-mile bike path that follows 30A for leisurely rides to Seaside, Grayton Beach, The Hub @ Water Sound and Rosemary Beach for countless restaurants and shops.

Whether you relax inside in the spacious vaulted ceiling great-room with large fans, or outside on the porches and decks, Brown Eyed Girl is the perfect beach house retreat for families, girl’s weekends or romantic couples. Imagine sipping your morning coffee on our sun-filled porch while reading a book in our comfortable Adirondack chairs. Our inviting decks offer seating for many and are great spots for evening cocktails and cookouts using our gas grill. The interior has new furnishings and décor from Williams-Sonoma, Pottery Barn, Ballard’s Design and Wayfair; plus, our huge chef’s style kitchen boasts a Jenn-Air oven, Whirlpool and GE stainless steel appliances and massive pantry for storage. Our dining room table seats 6 and our dining bar seats 4 with bar chairs; great for feeding hungry little beach-goers or to oversee the cooking action while enjoying wine and conversation.

The upstairs secluded master bedroom spans the entire second floor so when you want to escape to your quiet suite and roof top private sky porch you can. The decorators beach grass king bed has is a new high-end pillow top Sealy, a reading chair and ottoman, large walk-in closet and a spacious bathroom with double vanities, large shower with built-in seat and a Thai spa bench for changing. The outdoor open-to-the-sky deck is set in the oak tree tops and is perfect for a glass of wine or sitting out under the stars with seating for 5 and plenty of flame-less candles that we provide.
The two main level welcoming bedrooms share a spotless Jack and Jill bath with double vanities, make-up mirror and even a hair dryer provided. The first bedroom has a new pillow-top queen bedded mattress with its own wall mounted Smart TV and large closet and dresser for clothing. The second bedroom is very bright and cheerful with a new pillow top queen bed and bunk beds with a trundle (3 twins) allowing you to sleep up to 5 people comfortably. This room also has a wall mounted Smart TV so there is no risk of it falling over on a child. The bathroom has a tub & shower and both bedrooms have ceiling fans and convenient cell phone outlets mounted next to the beds.

The main level also has a private small powder room toilet and large laundry room with a deep sink and brand-new washer & dryer. You will find the ironing board, iron and child gate stored here as well as vacuum cleaner, broom & leaf blower if needed.
When you return from the beach we ask that you rinse off outside under the shower or the foot rinse area. We are a one dog friendly home, one of few and ours has a fenced dog run out front.

Brown Eyed Girl is perfectly located and even adjacent to Eastern Lake, one of the large fresh water dune lakes that dot the 20 mile stretch of 30A. Seagrove Beach and Summer’s Edge are where beach memories are made and Brown Eyed Girl is waiting to embrace you and your family.
