Location Location Location. A beautiful renovated three bedroom home, 2 bathrooms and pet friendly. Brand new kitchen in September 2022. Only a 2 minute flat easy walk to the safe, sandy beach, coffee shops, restaurants and supermarket in this beautiful Mornington Peninsula coastal town of Rye.

Rye front beach is literally only a 2 minute walk (100m). It is a family friendly beach with clean, clear, calm water. The front beach is also dog friendly during certain times. It really is the perfect location for your family getaway and a safe beach for children. Rye back beach is the perfect location for surfers and a rugged beach walk and is only a short drive (10 mins), great area for hiking through the local National Parks, suitable for the whole family.

Mornington Peninsula famous hot spa springs are only a 5 minute drive away. Enjoy bathing in the hot thermal mineral water, have a massage or bathe and dine. Family friendly. Visit the numerous wineries on the Peninsula, local breweries or even the gin distilleries. Go fishing, take a leisurely walk on the beach or visit one of the local markets. Explore Nepean or Cape Schanck National Parks, go hiking on the many walking tracks or cycling or walking along the bay track which runs for 30km (off road and safe for the whole family). Only a 2 minute walk to access.

Perfect location for golfers with numerous golf courses in the area including Moonah Links and Portsea. Take a short trip to Arthur’s Seat and check out the views on the cable cars. Plenty of activities for the children, explore the hidden Maze, and rope course.

Boat ramps at Rye and Tootgarook are only a couple of minutes away with easy access to the sea.

Sorrento is a seven minute drive from Rye, a quaint coastal town with beautiful eateries and shops. Also home to the ferry over to Queenscliffe. Go as a foot passenger or take your car. (Approx. 45 mins on the boat).

Portsea is only a further 5 minutes drive from Sorrento.

Visit the historic Quarantine centre at Point Nepean.

Bedroom 2: Queen size bed with built in robe.
Bedroom 3: set of bunk beds (plus an additional single pull out mattress). Plus built in robe.

Main Bathroom has shower, bath and handbasin. Separate toilet with handbasin.

Open plan living area. The lounge is beautifully decorated with comfort being the key.
TV with Netflix and DVD player. One of lounge suit pulls out to a Queen size bed with a super comfy mattress. Another lounge suit and armchair makes for plenty of seating for all the family. The sliding door opens onto the fully enclosed safe and secure garden.

The extendable dining table in the dining room seats eight comfortably with three additional bar stalls at the kitchen bench.

A fully equipped kitchen (brand new in September 2022), comes with electric oven, ceramic cooktop, dishwasher, microwave, coffee machine, 4 slice toaster along with everything else you may need to ensure a comfortable stay. Plenty of pots/pans/platters and serving bowls for all your entertaining needs.

European style laundry with washing machine, iron, ironing board and large extendable clothes horse. Washing line outside.

The garden is fully fenced, child and pet friendly. The entertainment area is covered by a 6m x 4m custom made shade sail. Table, chairs and BBQ for easy outdoor entertaining, comfortably seating for eight, with additional chairs.

We are pet friendly and have a large doggy door in the dining room to access the secure back yard. Pets are not allowed on the furniture or beds (additional cleaning fees will apply). Pet food/water bowls provided.

Unlimited wi fi.

Bedroom 3 has an additional TV if you wish to use it for your own gaming TV or just to watch DVD’s. (Please note it does not have an antennae attached to watch tv). Please bring your own gaming machines ie. Xbox or PlayStation.

The house has a split system heating and cooling unit which keeps the whole house warm and cosy in winter and cool in the summer.

We supply all your bedding and bath towels at no extra cost. Please bring your own beach towels if required.

Strictly no schoolies and parties. No groups under 25 years of age. The property is located in a quiet street and excessive noise will not be tolerated. The home is designed for couples and families. It can easily accommodate 2 small families. Please note there are no additional safety features for young children ie. safety catches on cupboard doors or safety guard around the electric oven etc..

If you require a high chair or porta cot, please let me know and I will leave them out for you (no additional cost).

Strictly no smoking in the house or near open doors or windows.

The house is professionally cleaned after each stay with disinfectant. All door handles and hard surfaces are wiped and cleaned before your stay. We also supply rubber gloves, antibacterial cleaning supplies, antibacterial hand wash and hand sanitiser for your convenience.

We do not accept groups under the age of 25.
