TERMS AND CONDITIONS:
The maximum number of occupants is not to exceed the agreed number of people when booking for the property or changes to be made with the property owner prior to arrival. Overloading will render the guest who made the booking liable to termination of the booking with no refund as well as for additional charges of $300 for the property owner for time to rectify issues caused by the guest, group or third parties and will be deducted from the bond. Damage to the rented property will also be added to this amount. An invoice and log of time will be supplied including date & time of works actioned.
No smoking at any time inside the property. A $250 reinstatement fee will be applied if the property is found to have been smoked in. This will be deducted from the bond.
Lost keys must be reported & paid for. Lost keys are levied at a cost of $40.00 per key for key replacement. Lost remote control for the garage must be reported & paid for. Lost remote controls are levied at a cost of $200 per remote control replacement.
Any damage not reported or found on inspection for the rental will be deducted from bond and additional costs for attendance will be claimed.
Strictly no dogs (or other pets) under any circumstances on the property for any reason. Pets found to have been on the property will render the tenant liable for an additional $250 charge for contractor to commercially clean the inside of the property. Damage caused by an animal to property or yard will also attract charges to repair/replacement.
Premises must be left clean and tidy otherwise an additional cleaning fee will be charged to your credit card. All rubbish must be removed and disposed. BBQ is to be left clean or an additional charge of $50 will be applied.
Furniture or household effects are not to be removed from the premises.
In accordance with Gold Coast City Council and Holiday Rental Group Code of Conduct, Sanctuary on Water has a STRICT NO PARTY and NO COMMERCIAL FUNCTIONS policy. It cannot be used as a 'party house' and these activities like: bucks nights, hens nights, raves, schoolies, wedding receptions or similar parties are strictly prohibited.
As Sea Pearl Gold Coast is situated in a quiet residential suburb, in consideration to our neighbours, we request all guests keep noise to a minimum outside and observe the residential area "quiet time" From 10pm to 8am.
BY BOOKING THE LISTING, THE GUEST AGREES TO ALL THE RULES AND TERMS THAT ARE STATED IN THIS SECTION. Occupation of premises which is causing a nuisance to neighbours or place the property owner in a situation of loss will be at risk of termination with no refund given. Any malicious damage or behaviour will be reported to the appointed security services immediately at a call out fees of $66 GST Inc (up to 15 mins) and $1.20 per min GST Exc after the first 15 mins. The security office is authorised to call the police if the guests/tenants do not comply with the instructions by the security officer. If a neighbourhood complaint against tenant misconduct occurs that an independent third-party security inspection can be carried out. Up on inspections if it is deemed that the occupier is acting outside of the agreed rules and terms that they are liable for the inspection service fees and associated costs, including possible alleged fine by the Council. If the security inspection reveals that it is a false neighbourhood complaint, no charge will be held against the tenant.
