'The Italian Job' movie has been shooted on the canal downstairs here. Very luminous and airy. The elegance of the venitian mosaic floor, the Murano glass chandeliers, the antique furniture and fabrics is joined with the modernity and functionality of the kitchen and bathrooms. The apartment was restored while the building was left in its original state. The front door opens into a grand entrance that is surrounded by four bedrooms (one master, one double and one queen with an attached studio and sofa bed), living room, kitchen and two bathrooms, one with a bathtub and one with a shower. From the balconies, you can enjoy the view of the gondolas gliding by. Air conditioned, timed with magnetic card to be paid separately, based on usage. Third level, 6 flights of stairs. No elevator!!
Luminous, elegant apartment with 2 balconies over the canal

A Haven in the Midst of Venice
What a treat to overlook a picturesque canal in Venice. Luca's apartment, full of history, was spacious and comfortable for our family of six. The location was convenient, close to train and bus station, and to vaporetto routes. We even took a gondola ride from the nearby bridge. Luca and his neice met us at the train station, led us to the apartment and showed us how everything works. They were the perfect hosts. We thoroughly enjoyed our stay.

Comfortable home, great location, fantastic host
Conveniently located near the train station and away from tourist congestion, this property is a great base from which to explore the wonderful island of Venice. Close to everything you need — but away from the crowds. There’s even a small grocery store in the adjacent building.
Three comfortable bedrooms, a fully equipped kitchen, two full bathrooms, and a sitting/dining area to relax as you see everything this wonderful island has to offer.
Luca was a great host with helpful insight and knowledge of the area. I highly recommend this property.
Be sure to use a porter service to get to/from the train station and the apartment. It’s only about 20-30 Euros and well worth it. Luca can provide a name of someone trustworthy.
Perfect spot in Venice
Away from the mob near St. Mark’s Square. Lots of cafes and bars near. Grocery store right below. Very clean and well maintained. Luca was a great host. Would always go here if ever return to Venice
Absolutely wonderful experience- great location- Luca was an excellent host, greeting us at the train station and giving us the inside scoop on where to go to avoid the crowds and see the heart of Venice. Would definitely stay here again
Great size, air conditioning, great location. Close enough to train station for easy walk
Luca’s apartment is great for grown families. Plenty of space for privacy with great common spaces overlooking Rio Marina canal. Grocery store next to apartment is Very convenient. It is 72 steps up to front door so not good for older folks, but for most people it is worth being on third floor for some natural light. AC and washer/dryer are great features. We would definite stay here again. Small cafe across canal is great for small bits. Trip to Murano was worth it. For our 2 week Italian vacation, Venice and this apartment was a highlight.
Tom and his lovely family are experienced traveler and all very nice and polite guests. They had connections to the apartment organized, and communication was good since the beginning! It was a real pleasure to spend some time with them at check-in even though not enough. They really left the apartment very clean and in good order and they have been respectful of the rules of the condominium. I highly reccommend Tom and his family to all hosts! Ciao Tom, see you again here in Venice or on beautiful mountains in USA.
A great family apartment!
Luca, the owner, was very easy to work with and always so helpful in his responses to my many questions. My family and I enjoyed the spacious apartment in a prime, yet much quieter, location in Venice. When we return to Venice, which we will, Luca's place is the only apartment I look forward to reserving again.
Luxury apartment in the historical center in a good position to visit the city. Complete restoration in 2009 with two balconies over looking the canal. A few minutes from the train station and Piazzale Roma (bus terminal). Close to the Grand Canal, Campo San Giacomo dell'Orio, the Frari Church, the School of San Rocco and Rialto Bridge. The apartment is in Santa Croce, an interesting area of Venice with 'bacari' and small typical restaurants. Air conditioning
