2 Bedroom, 2 Bathroom Penthouse Condo, Located between town and the beach.

I'm a 2 bedroom, 2 bathroom penthouse condo located in the new community of Real Zama, a part of Aldea Zama. This is just a short drive or bike ride to the world class beaches of the warm, crystal clear Tulum beaches on the Caribbean Ocean. Step into this 3rd floor walk-up unit and you enter into an open floor-plan: kitchen, eating area and living area. Just off of the air conditioned living room is a patio overlooking the serene pool below. The patio has table and chairs for outdoor eating. Back inside the unit are two bedrooms. The Master bedroom has a king size bed, black out shades and it's own air conditioner. You walk through the large closet area which leads you into the bathroom with a large shower area and plenty of counter space around the sink. The second bedroom has 1 full bed and 1 twin bed. It also has it's own air conditioner. Just off this bedroom there is the 2nd bathroom which likewise has a large shower. There is direct access to this bathroom from the 2nd bedroom and no need to go out into the hallway. The living room has a fold out sofa bed. The unit has a security box located in the Master bedroom. There is a washer and dryer located in the hallway going between the living area and the bedroom section. There is also a smaller balcony off of the two bedrooms. Upstairs there is a large, locked and private deck which is accessed through the common stairwell. This deck is for the exclusive use to the guests of this unit. It has a Palapa for shade , 2 lounging chairs, patio table and 4 chairs, 2 long seating areas under the Palapa, a BBQ, small Jacuzzi, sink and outdoor lighting for evening use. It is a great place to sit and gaze at the stars as you listen to the birds and wildlife in the nearby jungle area, or a place to sit and enjoy the company of family as well as old and new friends joining together to share a meal or drinks, or a place to just soak in the jacuzzi tub. The beautiful beaches of Tulum are a short drive from the complex, or for those looking to keep in shape, a short bike ride or jog from the complex. The kitchen is equipped with all of the essentials. It features electric appliances and a dishwasher. There is a large 'island' which separates the kitchen area from the living area. This can be used as an additional food preparation area, or an eating area as it has 6 barstools which fit under the countertop. Outside there is a common, large communal pool. There is a local manager who can assist you with anything that comes up from information on things to do as well as any maintenance issues which might arise.

Hi, I'm a retired Medical Social Worker originally from Los Angeles, CA and now living in San Francisco, CA for the last 25 years. I went to Loyola University in Los Angeles and studied to be an accountant as that was my parent's dream. The course work was easy, I graduated and got the job...but then I found out I really did not like to work as an accountant. So I then began my own journey which eventually led me to San Francisco where I went into the Social Work arena. I received my Master's degree in Social Work from San Francisco State University. I also am licensed by the State of California as a Licensed Clinical Social Worker. The majority of my working years were spent in the medical field, primarily in the home care, hospice and hospital settings. I love to travel and back in 1985 I first came to the Cancun area where I fell in love with the beaches...but not all the high rise mega hotel complexes. As the years progressed I went traveling further down the coast and eventually found Tulum...and so my dream of living near the beautiful Caribbean beaches began to become a reality here in Tulum which is heaven on earth...and if you do not believe in heaven that is okay, just think of the best thing you can...and Tulum is MORE than that. Of course this is just my humble opinion!

Why John Cortez chose Tulum

I think you can figure out why I wanted to move here, or live here part time, based on what I wrote above. The ideal possibly might have been to actually live on the waterfront, but then I would not have enough left over for all of life's other pleasures. So after looking and looking for the last several years at properties in Mexico, Costa Rica, Nicaragua, Belize, Dominican Republic, Ecuador, Brazil and the USA, I decided to take the plunge on this property in Tulum. It is new, near the beach, just the right size, close to home (USA), allows me to connect with the local culture and not be in a 'gated' compound, lets me wander on my bike back and forth to town or the beach, has great food, and has great opportunities to exercise naturally (sometimes) and stay in shape

What makes this condo unique

I love living in a place which is connected to Mother Nature, where the birds sing and make their noises during the day and night, where little gecko lizards scamper around, where the iguana makes you stop or slow down, where the sunsets are beautiful, where the lightening and thunder showers are so intense that it stops you in your tracks...but where the creature comforts of life are close at hand.

Die Wohnung ist fast noch schöner, als im Internet beschrieben. Es fehlt an nichts. Ob es der Geschirrspüler, die Waschmaschine, der Tümmler oder die Fahrräder sind. Im Haushalt ist alles zu finden. Sogar Tupperware, Gewürze usw. Es ist Spielzeug für die Kinder, Schwimmutensilien, Sonnenschirm, Strandsessel, Regenschirme und vieles mehr vorhanden. Einfach alles, es fehlt an nichts. Und die Dachterrasse ist einfach ein Traum. Man verlässt die Wohnung einfach ungern, schade, dass der Urlaub so schnell vorbei war.

The apartment is almost more beautiful than described on the internet. Nothing is missing. Whether it's the dishwasher, the washing machine, the bottlenose dolphin and bikes. In the unit everything can be found, even tupperware, spices, etc. There are beach toys for children, swimming toys, beach umbrella, beach chairs, and more available. Everything, nothing is missing. And the roof terrace is simply a dream. When you have to leave the apartment you just hate it. It is a shame the holiday was over so quickly.

  • Showers in both bathrooms are large. They both have a small window for outside ventilation. They are enclosed by a glass wall and door. The master bathroom has a large countertop next to the sink area.

  • Master Bedroom - this has a king size bed. Off to the side are closets and built in drawers. The closets and drawer configuration is on either side of the passage way to the master bathroom. There is a separate air conditioning unit for the bedroom. There are black out shades on the sliding door that goes out to the small balcony off of the bedroom. The second bedroom has access to the attached bathroom so you do not need to go out into the living area. The bedroom has a double bed and a twin bed. This bedroom also has a blackout shade over the sliding door window. The bedroom also has it's own air conditioning unit. There is a small balcony off of the bedroom that runs the length of the unit and between the two bedrooms. The living room has a fold out sofa bed.

Another great stay in Tulum

We were so happy to return to John's condo in Tulum. It felt so easy to move in and enjoy our stay. The addition of the screen door was a nice touch and we thank you. This is was our third year in a row in Tulum and the Aldea Zama area is the best location we have seen. Making plans to make it bake next year and enjoy the sun and great people.

Nice condo in a convenient location

It's exactly as described, a nice stay here. The grounds are beautiful. John was very communicative and thorough. A couple tips:The building next door is under construction (looks like a few months left). It's no problem in the condo, just a little loud when you're in the pool during the day. One of the nights we had some crappy neighbors- John and Federico made sure they were evicted ASAP. All in all I would rent here again.

Owner's Response: It was a pleasure hosting you. While the construction of the building next door to us is a couple of months behind schedule, the good thing is they should be finishing construction in the next couple of months. At that point there will be no construction next to our building or close to my unit. And as you saw with the noisy neighbors, those things happen and when they do, we do our best to nip them in the bud ASAP so that our guests can enjoy a peaceful vacation. The great majority of visitors to the area wish to have a quieter experience when they are at home in the condo. One of the true beauties of the area is being able to enjoy the sounds of nature, which thankfully, we are able to do the majority of the time when staying at the condo.

Great Condo Great area

We spent the last few months in the Tulum area much of it spent in John's condo. The experience was fantastic. His Condo is one of the best apointed of any one we saw in the complex's. Rosy the on site manager was very helpful for any questions we had. We will be again next year.

Great Condo

The condo was in perfect condition - only wish that John would supply water even for a fee. We were a family of five, 4 adults and 1 child and without a car so we had to rely on the bikes, which was an easy ride to the market, or by taxi. Walking to either locations is far and difficult in the hot sun. Fortunately John has recommended the best tour guide in Tulum, Juan. His taxi was large enough for all five so Juan or his son would drive us to the beach and/or the Tulum ruins. Juan made our trip perfect. He drove us to Playa del Carmen (found a taxi for the return), Coba and then drove us and luggage to Chichen Itza.

At night we enjoyed the penthouse and the beautiful sky. It was great that the unit had a washer and dryer. The pool was clean and it was a nice to take a dip at the end of the day.

Tulum beaches are great. We went to two beach clubs and had lunch and drinks while taking time to swim in the ocean.

I highly recommend this condo and would go back next year and would hope that Juan and his taxi would be available.

Tulum is known for it's Mayan ruins and it's fantastic beaches. The area is also a protected zone for sea turtles who return year after year to lay their eggs and let their babies crawl out of the sand and head out to the ocean on life's journey. The area is also on the edge of the vast Sian Ka'an Reserve which is the home to additional natural wildlife. The 'cenotes' or fresh water pools are all around for swimming. There are numerous recreational playgrounds that have cave tubing, zip lining and various other water features for enjoying nature but also keeping you cool by the water themed attractions. Yoga, massages and healthy food are all at your finger tips.

Any electricity bill over $250 will result in the energy surcharge being deducted from the security deposit.
