This 14 bed house has (1) set of Bunk Beds, (7) Twin, (4) Queen, and (1) King. (4.5) Bath. For fun with the family, it has a a pool table, fuse ball, large air hockey table, dart board, board games, movie room and three large family room areas with plenty of room for everyone. There is a large dining room with extra large table to create new memories over shared meals. The secluded back yard is great for outside games and relaxing while you grill on the back deck overlooking the forest. Finalize your stay with a personal signature written on our guest black board wall!

Amazing Sunset!

Just LOVE the views from this house. This home sits at horizon level while you look down on an amazing view of the lake nestled between several ridges. Our favorite spot was on the back deck watching the sunset with a glass of wine while the kids had fun with the pool table and large screen TV in the upstairs family room. We also really appreciated the accessibility of this house. Our father-in-law does not move very well and was able to drive up to the home with only one step up and stayed in the first floor master. Everyone got their fun!

Perfect and Picturesque Property for Year Round Group Gatherings!

We rented this property anticipating a family gathering 16 people ages 7 to 70...but some couldn't come so there were just 9 of us in this spacious, beautiful home. This is a fabulous house for a family reunion or group get-away. Be aware that the road up to the entire resort area called Cumberland Lake could be rather treacherous in winter weather, but we had no ice or snow to contend with.

Everything about this property is a plus in my opinion, and we book VRBO properties quite frequently. The house was exceedinly clean and the upgrades throughout the house are notable. The rooms and views are gorgeous, exactly as shown in the photos. The three floors made our multi-generational gathering a real homey, extremely comfortable place to be for 4 nights over the New Year's Eve weekend. All the games available thoughout the house were enjoyed including the darts, foosball, pooltable, etc. Some had fun using the hot tub in the cool winter air. The blackboard wall is perfect for playing Pictionary. We brought several board games, but there are lots of games and books in the house for guest use. Contrary to some of the previous negative reviews, the kitchen is now very well stocked with plenty of dishes, bowls, silverware, pots, pans, cookers...enough for large groups of 19. The plumbing worked well in all the bathrooms and the kitchen and faucets looked upscale or newly renovated. A NEW dual microwave & conventional oven require a little learning curve to operate the technology, but worked great once we did! :)

We brought and used lots of paper products for easy clean-up but the kitchen had way more than we needed of everything and we did run dishwasher daily...the previous negative reviews about an under stocked kitchen are not relevant. 3.5 bathrooms is a big convenience with bathrooms on every floor.

We came for family bonding time...took a few hikes, but mostly just hung out relaxing and having fun.

CONS: (which are almost not worth mentioning :) If anyone doesn't like to hear the crinkling of waterproof mattress pads, you may want to bring your own mattress pad to put on top of theirs to muffle the sound! :) Note that the rate may be much higher than the published rates shown on the calendar or in their guestbook if you're renting the property over a holiday weekend.

Highly recommend this property for small or large groups. Owner is very responsive to communication. Debbie (at check in) is extremely friendly, helpful and informative.

Poorly maintained &I in desperate need of updaing

This property is advertised as a 7 bedroom home, which it is not. Based on the legal definition of a bedroom, in the real estate world, a space can be considered a bedroom if it has a door that can be closed, a window, and a closet - according to this definition, this rental is actually a 3 bedroom home (the 3 bedrooms on the main floor are the only ones that fit that definition).

Fortunately, a couple families from our group were willing to share a room (master suite) with their children, however what if there were seven couples, or 14 adults in our group? We were deceived into renting this home based on the way it is inaccurately advertised on Homeaway.com.

Problems with/in the home:

1. Upon arrival the tub in the jack and jill bath downstairs needed to be rodded. As it turns out, the tub in the bath upstairs also need to be rodded.

2. The dryer overheats and requires an extended cool down period before use. Thus making it impossible to wash anything in a timely manner.

3. There are reappearing ants on the kitchen floor by the table and windows.

4. The room in the basement has construction supplies in it, nails and hammers laying around. There is a family with two young children staying in it and this is a safety hazard.

5. The light on the ceiling fan in the living room is hanging by wires and is also an extreme safety hazard.

6. There are nail holes above many of the windows and in the walls, which are unsightly (shows a lack of general upkeep).

7. The variety of kitchen utensils is inconsistent to the number of people inhabiting the home. There are only about 8 adult forks. For a home that is advertised as sleeping 15 there needs to be at least as many forks.

8. There are only about six regular sized mugs (most of which are chipped), which will not accommodate the number of ppl in your party.

9. The upstairs fridge leaked and did not cool properly, the downstairs fridge leaked also.

10. The whole TV situation is a mess: two TV's on one box? Running to the third floor from the basement or first floor to change the tv channels is a major inconvenience. Flat screen/ TV's are so inexpensive these days that there is no reason in the world you are asking 3k a week for this house and the TV is a huge black box.

I have photos to support my argument. I have many other complaints that can't be stated due to letter maximums/space on this website.

Bottom line, look elsewhere, this place is a hole-in-the-wall!

We also appreciate that owners/managers can respond to insure all perspectives are understood. We have rented this home to more than 20 families since we took over management in April 2016 - including 5 families AFTER your rental. NONE of them have provided negative feedback - with many providing unsolicited positive comments. Additionally, many of the items you have stated are simply not true. Only after checkout did you send this list with 50% refund demand stating that you would post a negative review if we did comply. We have done a thorough inspection of the home and corrected any item we believe would be needed for the satisfaction of future renters - i.e the home DOES have adequate kitchen supplies - knives/forks are in two separate drawers in the kitchen and we have purchased a new dryer & fridge. However, we have not responded to your many preference requests for items like replacing all TVs to flat screens. We believe part of the joy of traveling to the area is to enjoy the country and all it has to offer. Additionally, as you know, we made three visits during your short stay - including one from the owner himself to try to resolve your many preference requests. As our multiple renters can attest, we pride ourselves on quick response when you inform us. We are truly sorry for your perception and believe it does not represent the way we run our rental program.

Awesome view! Great accomodations!

We enjoyed this vacation home so much we stayed twice!

The home was clean and had everything we needed. This house is very large but still feels cozy. Offers privacy and comfort. It had something for everyone in the family. The kids loved the big TV room upstairs where they had their own space. Mom and dad enjoyed the fireplace and the fantastic view. We all loved hiking and returning home to a relaxing hot tub!

I would definitely recommend this home to my friends.

Fun w/ Family

Stayed over President's Day weekend and had a wonderful time. This is a great place in the winter to relax, hike, watch movies, play cards and connect with family. We really enjoyed the beautiful snow that was unexpected and the black board signature wall was fun for all of us! Plenty of room with so many bedrooms and three living areas! Hoping to be back this summer and bring all the "fun toys" for the lake.....

This home is located in gate 3. You can go to any location within the resort with your gate code and explore the Daniel Boone National Forest located at the top of the highest points in KY. For day trips we are 25 miles from Cumberland Falls, famous for the Moonbow; With a Great Lake View Restaurant, and horseback riding. Mammoth Cave is located within 2 hours or rent a boat at Burnside Marina 15 min away. Enjoy the newly renovated 18 hole golf course, all within 15 min. Lee's Ford is 30 Min using the new bypass (914) and has a full service restaurant, marina and shopping. Somerset is 30 min away and offers a mall, restaurants, flea markets and Specialty shops. Somersplash, 30 min drive; Somernite Cruise car show every 4th Sat of the month.
