Ocean front, large one bedroom, king size bed, futon and fold-out sofa, makes into full size beds and sleeps 4. A/C unit in bedroom. Window open up to allow cool ocean breeze. Fully furnished kitchen with coffee maker, microwave and ect. Table and chairs on the extra large veranda. New water system to boost water pressure, 300 gal. tank with auxiliary booster pump with pressure tank for city water. Located close to town, easy walk to all restaurants and shop's. Full service maid service that changes lines and towels and cleans three days a week. Have patio chairs with pads and two hammock's available. Landscaper cleans sea weed and rakes beach area. We have a place to rinse sand off your feet before entering your room. We have a security guard and security camera's. We have a property manager available that can give information about excursions and points of interest. When you arrive either by boat or plane we can have someone pick you up if given the proper information.

About Daryl McClendon & Toni McClendon, Yvette Ramirez

We are from a small town southwest of Fort Worth, Texas called Granbury. We moved to the Granbury area in 2005 from Grapevine. Toni is involved in the Garden Club and Pet Park and does volunteer work with church and community. I was born in Plainview, Tx. and grew up on a farm near Kress, Tx. Graduated from Kress High School and WTSU in Canyon, Tx. With a BA in Marketing. Worked in the Conversion van and truck business in Fort Worth & Dallas area. Worked in real estate and residential rental business in DFW area. Retired in 2007 and managed residential rentals.

Toni was born in Washington D.C. And grew up in Maryland. She worked for the FAA for eighteen years and spent two years in Puerto Rico. Also worked for Nokia, Curtis Mathis and Pearl Vision in legal and franchising. We have two son's and 6 grand chrildren, three in Oklahoma and three in Maryland and two great grand sons.

We are both followers of our Lord and savior Jesus Christ. We are members of Grace Bible Church in Granbury. We feel very blessed to have discovered a wonderful island with wonderful people.

Why Daryl McClendon & Toni McClendon, Yvette Ramirez chose San Pedro

We found out about San Pedro in 2013. We just happened to stay in the Belizean Reef Suites. The condo we stayed in just happened to be 'for sale'. The owner also gave us a option to purchase the adjoining condo. We purchased it in November 2014. This one has bigger because of the rear stairwell. It has 915 sq. ft. and a larger veranda. We love the location and ocean front view. It's always good to wake up to a sunrise on the ocean. We also liked not needing to rent a golf cart which can get expensive. Being close to airport and restaurants and shops isn't so bad either. The property manager is on site to help and answer any questions you may have about an excursion. We have maid service everyday that clean common grounds and clean rooms three times a week depending on arriving guest.

What makes this condo unique

Ocean front, close to town and airport. The veranda on the roof top is perfect for photo's. Fully furnished kitchen, with mahogony wood cabinets, and doors and shades. Cable TV, Wi-fi and flat screen TV. The best beach on the island is 40 meters to the south. New water system with 300 gal. water tank and booster pump to increase water pressure to 30 psi.

Wonderful location, property, and incredibly helpful staff !

I would go back to Belizean Reef and stay forever! We enjoyed our stay from the moment Yvette picked us up at the ferry. The apartment has everything you need for a relaxing vacation. We had one problem--our air conditioner in the bedroom stopped working. We told the property manager, Yvette, about it. Within one hour of us informing her, the technician was at our door! When we got back that evening, it worked! You really only need the air conditioner in the bedroom at night as it was a bit muggy to sleep. There is a large porch for morning coffee and evening drinks. Our favorite spot was on the rooftop terrace where you can watch the sun rise and set each day. The best parts about staying there are Yvette and Angela (cleaning lady). Our first full day we decided we wanted to rent a golf cart. On the spot she called someone to come pick my husband up and he returned with a golf cart. She also helped us arrange some excursions. She had suggestions for everything from restaurants to places to see. Angela was also great. She helped us set up a fishing trip and cleaned our place whenever we needed. She will also do your laundry--we didn't ask for this service. We would highly recommend this property.

The problem with the a/c was the remote control was in the wrong mode.Your right about the not need ing the other A/C in living room we open the windows and enjoy the cool ocean breeze. Yvette and Angela do a great job making sure our guest are happy. We think we have one of the best locations, ocean front and close to town. Most of our guest don't rent golf carts because we are so close to town. But if you need one Yvette can have one delivered with in the hour. We hope you will return soon to the Belizean Reef Suites. Well kept, perfectly positioned property, with an awesome staff.

We absolutely loved our 8 days here at the Belizean Reef. Yvette was marvelous. We took an earlier flight to San Pedro from Belize City and was not able to get hold of her until we got to the island, she rushed right over to the airport to pick us up with the condo owner Daryl. She is very knowledgeable about the area and her suggestions worked out every time. She arranged a lovely massage for us right on the balcony overlooking the sea. Everyone at the Belizean Reef was very attentive to our every need.

The condo is perfectly situated on the beach right in the centre of everything. A short walk in either direction will find you anything you want. There is a bar right across the street from the condo, with good food and a great atmosphere and of course the people are wonderful as they are all over the island. There is an abundance of good restaurants in the area. For us the best was Caroline's for breakfast, which is one block over from the airport, and Caliente right on the beach for supper.

One of the cons of San Pedro is that they are not known for their beaches. There is an abundance of sea grass that washes up on the shore and grows in the shallow water. However there is a nice beach next door at the resort named Ramon's and it is a public beach.

The condo is located right beside the airport and flights start leaving at 7am. So sleeping late could be a problem. We are early risers so it didn't bother us.

This is an older building, but well kept. The kitchen has everything you need for a longer stay. There is laundry and maid service available should you wish to use it. The king size bed is comfortable, with A/C in the bedroom only. There is always a breeze coming off the water through the front door, but it would have been nice to have the choice of whether or not to have A/C in the living room.

The price was great and we thoroughly enjoyed our stay. I would have no hesitation coming back here again. You better Belize it!

Take the good with the not so good

I need to preface this review with saying that the owners, Toni and Daryl, and Yvette, the manager, were very nice and accommodating and they did try to fix the major issue with this condo; which is the water pressure. We understand that overall in Belize this is an issue, however we did notice that other establishments did not have nearly the issues that we experienced. The shower was a trickle, we ended up filling up a large metal basin that we found in the kitchen from the bathroom faucet and using it to rinse off with. Otherwise the condo is as described (it is older and in need of some TLC, but completely livable), excellent location, nice big patio and again the people were lovely. The following has nothing to do with the condo itself and should not be taken as derogatory in anyway, but we feel we need to say a bit about Ambergris Caye itself. At the time of our visit they had a major seaweed issue. This meant that there was a horrible smell from the rotting vegetation on the beach (very akin to an open sewage lagoon) all the time when walking on the beach or eating at one of the restaurants on the beach, apparently this has only been occurring for the past couple of years and lasts for a few weeks. I think potential renters need to be aware of this though, as we very disappointed and it did put a damper on the entire vacation. That being said there were good parts as well, the food, the people and the diving were all excellent. Realize that you are in a 3rd world country so be prepared for San Pedro to be very loud, crowded and dirty (garbage laying about all over). I would recommend this condo, assuming the water pressure issue is rectified, because otherwise it was really good.

The Belizean people are a poor people but most work for their food. and are very helpful. You are right, trash can be found on the beach and the sea weed has been a problem throughout the Caribbean and parts of Mexico. Their is a lot of construction going on on the beach, lots of dirt and dust. I won't make excuses for restaurant fronts, it is what it is. W have made many upgrades to the condos the past three years since we have owned here. Plus improvements to the common areas. We are now looking into adding another water pump to improve pressure for Belizean Reef. We hope your experience won't keep you from coming back.

Terrace and View!

First let me say, the location, terrace and view are fantastic. The following are our notes, not negatives necessarily unless this isn't what you want..

The condo was just right for the two of us to relax. We really liked being near the center of town with all the stores, restaurants, bars, docks, etc. within easy walk. The ice cream shop just to the west is fantastic. There are only 7 units in the building plus Yvette's office. The unit itself is nice, maybe a bit dated and in need of some maintenance, but clean and nice. Everyone we met that was staying there, including snowbird owners were friendly, and welcoming.

Our only disappointment - When we arrived, the air conditioner in the bedroom was dead. Yvette arranged to have the service guy come by first thing Monday morning. Unfortunately, it was really dead and had to be replaced. I don't know how she did it, but Yvette had a new one sitting there on Tuesday and installed on Wednesday. It wasn't an issue as Yvette brought up two fans and with the ceiling fan, it was fine to sleep. Unfortunately, the day the bedroom a/c was fixed, the one in the living room died. This was a bit more of a problem because it is on the east, and gets the sun - so it warmed up. This was Wednesday, as of our departure on Saturday, it still wasn't fixed. However, I have faith it would be. Things break - although it seems some maintenance was overlooked, and when that happens, prompt repair is all we could ask, and that is what we got.

The building is near the airport, which isn't much of noise issue, the planes are small. The smell of fuel when a plane starts sometimes drifts to the terrace - didn't bother me, but my wife is a bit sensitive. Being in town, it isn't quiet. Just what you would expect! You can hear the activities of people including the golf cart cleaners a building away, and some late night partiers. This is just a tradeoff for being in town. For us, we like the busy night life, and convenience.

You don't need to rent a golf cart. We did, Yvette arranged the whole thing for sightseeing, but everything you need is within an easy walk. Can't say enough good things about Yvette. She is helpful, worries about her guests, and made everything great.

What really made our trip was the terrace and view. The photos don't lie - it is nice and large, I'd guess 12ftx12ft or so. The sunrise was great just about every morning!.

We will stay here again if we ever go back to San Pedro.

Perfect Place for a Restful Vacation!!

We enjoyed our week at Belizean Reefs in San Pedro Town very much! It is in the perfect location to enjoy the many things to do in the town and on the beach. The Hol Chan snorkeling and jungle tour through Searious, chicken poop drop (we won!), dining and shopping experiences were outstanding.

The condo was very clean and comfortable. Yvette and Angela were so helpful and considerate for anything we needed. And a very, very special thanks to Angela who ran all the way from the condo to the airport to return the iPhone we left behind. Thank you Angella!!!
