"GRAN PANORAMA" is a house with 70 m² of living space and a 2,500 m² garden on Monte Subasio (the sacred mountain of Saint Francis of Assisi). The house stands high above the enchanting Roman village of Spello, 5 km away, and the other splendid towns of the Valle Umbra which are rich in artistic and cultural heritage.From the large terrace there is an extraordinary view which takes in four regions of central Italy: Umbria, Marche, Lazio and Tuscany. The view extends for 142 km.Situated in the centre of Umbria, the house is an ideal base for exploring this beautiful region which is known as 'the green heart of Italy'. Within easy driving distance are many fascinating and people-friendly historic towns such as Assisi, Spoleto, Perugia, Todi, Orvieto, Gubbio, Montefalco, Trevi and Bevagna. It is also a suitable base for day trips to Rome, Siena and Florence.The house, which lies on the edge of the nature park of Monte Subasio, is an excellent starting point for nature walks on marked paths. Not to be missed is the trail along the old Roman aqueduct which joins Spello to the tiny walled village of Collepino: a walk which combines history, landscape and naturalistic interest.

Best views.
The views from this property are outstanding, day and night. The inside of the house is beautiful and offers every comfort you need. Little disappointed that the photos on the site representing the outside was not quite what we received, however this was minor compared to the inside of the house and views. Maybe during summer might be different. Overall we thoroughly enjoyed our 5 night stay and the views are absolutely stunning.

Amazing!
I cannot praise this house enough. We stayed here for a week as a family of five and loved every minute. Pictures do not do it justice, the house is so beautiful and perfectly equipped. The hosts were more than welcoming and helpful. It’s a real gem. We hope to be back one day!

Midway Between Heaven and Earth
We stayed at GRAN PANORAMA from Sep 26 through to Nov 16. The views out over the valley are stunning, and ever changing with the light throughout the day. We have travelled extensively and can say we have never found a better patio to sip wine, read a book or just chill and enjoy the vistas. The drive up and down the mountain was a bit intimidating at first but soon became an enjoyable experience. The owners (Stefano and Anna) thought of everything to ensure the Villa was fully equipped, and checked in with us often to see if we needed anything. The property is ideally situated for “day tripping” to the hilltop towns in Umbria. The seven glorious weeks we spent at GRAN PANORAMA flew by and we are now planning our return for next year. Thank you Anna and Stefano for making our stay so memorable!

Splendid Spello
Beautiful property and home with gorgeous views. Stefan and Anna were very helpful with checking us in, welcome gift of local products, local insights on hikes and dining. We thoroughly enjoyed the Roman Aqueduct hike and a hike to waterfalls in nearby Pale. Homemade dinners enjoyed on the patio was a highlight for our family. Thank you Stefan and Anna!

The perfect mountain retreat in a beautiful small old world Umbrian town.
We stayed four weeks in this beautiful mountain retreat on Mount Subiaso. The two storey stone cottage was very clean with a well equipped kitchen, a plunge pool we used daily, air conditioning and lovely outdoor covered balcony to eat breakfast and admire the sweeping Umbria Valley. There is a 10 to 15 minute drive down the mountain to the old Spello town, but you must have a car, preferably small to negotiate the narrow roads and streets. Our host, Stefano was delightful, very responsive to our needs via WhatsApp and an expert at using Google translate. Spello has excellent restaurants, great mountain walks, an easily accessible supermarket and friendly locals. We will return. Ciao Stefano.
