Charming, peaceful & cozy this two bedroom farmhouse is set among stunning blue ridge mountain views and located on a property strewn with walking trails, friendly grazing horses, and its own banks along a crystal clear mountain river. Please your senses with fresh air, spring water, vibrant gardens, pebble walkways, and happy clucking chickens. Though it may feel like you are stepping back in time, this lovely setting is completely up to date with modern amenities including hdtvs and wifi. The home offers two large, beautiful bedrooms - one upstairs and one down. Each features a top of the line queen mattress with high quality egyptian cotton linens, oriental rugs, fine furniture, and restful seating areas. Located only fifteen minutes from the charlottesville airport and thirty minutes from the university, picturesque river rock farm is also close to many area vineyards, breweries, event venues and provides an easy gateway to the blue ridge parkway. This unique location is not only close to charlottesville, but is also only 45 minutes from harrisonburg and james madison university.
The downstairs bedroom with queen bed and tempurpedic mattress topper has its own heating and cooling unit separate from the rest of the house, operated by remote control, but also has a working fireplace for romantic evenings. The french door opens out to a small patio in the back garden. Its full bathroom has a shower/tub combination and a full compliment of luxurious bath towels. This bedroom has a 42' flatscreen tv with directv.
The second bedroom located up a flight of original 1800's stairs is full of light, looks out over the gardens and fish pond and showcases a four poster bed. This bedroom has a small half bath with a fantastic view of the back pasture and the mountains beyond. If you open your windows at night you will be treated in the spring and summer to the sounds of the pond's waterfall and the singing of frogs trying to find love.
The full kitchen downstairs is open to the living area so you can gather with friends/family while you prepare meals. You will find everything you need including fixings for coffee in the morning and fresh eggs from the chickens out your door. The dining room is just adjacent to the kitchen and has the capacity to seat 6. Just off the kitchen is a full bathroom with shower/tub combination - full size washer & dryer are located in this bathroom. Serving as the entryway to the house, the living room is also the heart featuring the wood stove, a comfortable couch, chairs, and a 42' flatscreen tv with directv. Put your feet up, unplug the kids and relax.
Outside you will find a lovely garden full of treasures in raised beds, a grape arbor, outdoor grilling and dining areas, a plethora of outbuildings and barns, walking trails through the fields, the woods and down to the river. The horses will greet you, the chickens will check you out and the goats will wander over to inspect. Don't worry, they're all fenced. In the summer, our guests have access to our pool and poolhouse located about 500 yards away. You may also find blackberries, raspberries, apples, peaches, pears and cherries - depends on your timing. No matter what time of year you visit, you will always find warm hospitality, a star filled night sky, and fresh eggs.

Private, comfortable, well-equipped, fresh eggs from the chicken coop for breakfast, happy dogs who played with our dogs, patient ponies, great wood stove which we kept fired up the whole time we were there in the unusually cold weather, and situated so perfectly for us to either hike in the Shenandoah/Blue Ridge or enjoy several breweries/cideries or eat dinner in Charlottesville. My daughter and her boyfriend and I and the dogs are ready to see what the farmhouse is like in the spring, summer and fall.

Planning on coming back next summer . The owners are great to deal with & love being on the farm. We enjoy the hiking in the Shenandoah National Park , the winery's in the area ,and of course all of the history the area has to offer. Definitely love this part of Virginia and all it has to offer.
We had a wonderful weekend at River Run Farm! We came to celebrate two family birthdays. We had eight people aged 8 months to 66 years. It was fun for everyone! Our children (and our adults) loved waking up to see the farm animals. The grounds are beautiful. We enjoyed walking on the trails to the stream on the edge of the property and going for "a dunk," as my 5 year old called it! Sitting around the fire pit and gazing at the stars was fantastic. Being away from the city lights takes star gazing to a whole other level. We would love to return and plan for some brewery or winery stops along the way next time.
Had a wonderful time and loved waking up to horses outside our cabin! Our farmhouse was just lovely with all the necessary amenities. Thank you for the fresh eggs....what a treat!
We thoroughly enjoyed our weekend at the old farmhouse. The beds were comfy, and It was great fun to explore the beautiful property with our dog on the groomed trails. She especially loved playing in the river with the owner's energetic dog! We had fun making some mores at the firepit under the stars and the owner was especially kind to give us fresh eggs that we had for breakfast. This is a special spot.
