About the property

4 bedroom 2 1/2 story home with plenty of glass to view thousands of acres

Our guest house has 4 bed rooms. The master bed room has a California king bed the others have queen size beds. There are two full beds for the smaller people with a fight to see who gets to sleep in the coveted Crows Nest. We can easily sleep 20. The kitchen in stocked with the usual pots, pans, dishes and the apliances linens provided. Outside patio has wood and a fire pit. Deck just out the patio doors in the kitchen has a grill with charcoal in the garage. This home was built by our son in 2002. it is one of 3 homes on our 200 acre farm. It sets at the very end of Martin Ridge in the center of the farm. The closest house is to the rear of the guest house 1/8 mile away. The only thing beyond this dead end road is the remaining part of the farm, a herd of beef cattle, a 6 mile river view, miles and miles of hills and hollows, starry nights ,moon and sun rises and sets, and lots of natures wild southern Indiana critters. The name of our farm is Peaceful Hills, come stay with us and you will come to appreciate the meaning....

About Joann Etienne (HN)

We were born and raised right here in Perry county. I was raised on a dairy farm and my husband, Phil was raised on a hog farm. We purchased this farm in 1972 and have lived here ever since. We raised 4 children here. My Great-Great-Great Grandfather, Mason Carter came to Perry County in 1813 from Kentucky. Phil's Great-Great-Great Grandfather, Jules Etienne came here from Florenville, Belguim in 1850. Perry County has been our family home for generations. We have made our livings on the land as farmers and woodsmen. We have a deep love for this area and an equally deep dedication to the natural resources that sustain rural life and provide such a unique atmosphere.

Why Joann Etienne (HN) chose Derby

Our son Robin built this home in 2002 with the intention of raising his family on his boyhood farm. Opportunity called them elsewhere and we bought his home. We have visitors here often to paint or just admire the view. It seemed like a no brainer to freshen the house up a little and use it as a guesthouse. Located in Perry county we have the same hilly landscape as Brown County but not the crowds.

What makes this house unique

Besides the unbelievable view if you have never experienced the utter joy of living high above the rest of the world on the very end of a ridge, with the only light at night from the sky and the only sounds coming from nature and you are in for a treat. If you are familiar with scenic Brown County you will fall in love with Perry County. The same beautiful landscape less the crowds plus the Ohio River.

It contains a washer and dryer and is accessible from the master bedroom as well as the living room. The lower level has a bathroom with a tub/shower combination. It is accessible from 2 of the 3 bedrooms downstairs as well as the family room.

  • The master bedroom has a California king bed. It adjoins a large bathroom on one side and the living area on the other. It is a corner room with windows facing down river on one side and across fields and hollows on the other side. There are 3 bedrooms on the lower level which opens up to an equally breath taking view of the Ohio River and fields as well. These are equipped with queen sized beds. In the crow's nest at the very top of the house is a sleeping area for the little fellows that is equipped with 2 full sized beds . There is plenty of floor space in the house for extra air beds and we can easily sleep a total of 20 people with plenty of elbow room.

This was a wonderful home for our family vacation. The host, accomodations, scenerie were perfect.

We spent our family vacation at Martin Ridge and had a wonderful time. We had 4 families including 7 toddlers in our family and the setting was perfect. Joanne was a great host and made us feel at home from the start. We enjoyed the privacy and beauty of the surrounding hills, ponds, cows, and Ohio river. The swimming pool provided much refreshment during the hot summer days and the fishing lake provided some relaxation in the evenings. The house was well stocked with everything we needed for the week. We recommend this home to any group looking for a relaxing time away from the hustle and bustle. Our only recommendation is to allow for recycling.

Everything you need!

This was a perfect getaway! Secluded, spacious and had everything we needed! All we really needed to bring was our clothes and food & drinks! Had a great weekend hanging with friends! Beautiful views, lots of beds for our big crew and great outdoor areas for relaxing!

WORDS CAN NEVER DESCRIBE THIS PLACE!!!

My only wish is that I could give a video review so you could see the passion my family and I have developed for, not just this property but, the property owner Joann as well! Let's just say when I turned 40, there was nothing anyone could say to me that would bring me out of that depression stage of being the BIG 40! And to be honest, I was not looking forward to the 41st either. But when I stumbled across this hidden jewel on homeaway.com, I got excited. When we arrived at this farm, I really felt 21 again! Excitement was an understatement! PLEASE do not be discouraged bc the pool and fishing lake is not in the back yard, its just a short walk up the road. The lake had fishing gear there for our use, there was a paddle boat we enjoyed and the pool had diving/toys. We had teens that walked back and forth all day and not a complaint! The property is extremely private and secluded so there is not 1 thing to worry about, only the cows coming home! I only wish I could share the pictures we took bc (no offense) but the pictures on this website does NO justice to what you are actually getting! The house itself is beautiful, 4 large bedrooms, 2 bathrooms (big as the bedrooms), FULLY stocked kitchen, living room, family room and not only was the kitchen fully stocked, she stocked this property with shampoo, conditioner, body wash, paper plates, paper cups, napkins, plastic silver wear, foil, plastic wrap, coffee, seasonings, toilet paper, plenty of towels and wash clothes, wood for the fire pit, charcoal to barbeque, sand box for the babies, extra fridge in the 2-1/2 car garage, etc. Everything we bought to enjoy a rental property, she had already provided! So to help her continue to be awesome, we left the supplies we purchased. Our first encounter with Joann: She drove to the property and immediately gave me the most amazing hug and showed me so much love for my birthday! Not only that, she was covered in dirt where she had been working on the farm but she was the most beautiful creature I had ever encountered! Her spirit, attitude, her entire persona screams amazing woman when we first met her. Our family of about 12 adults and kids raved about her the entire time we where there. She allowed us to tour the property since most of the kids had never been on a farm. She ensured we knew she was just a call away if anything was needed. The closet store, about 15 mins away, the Derby Market, so anything you may need, you may want to get before arrive.

Wild life abounds on this end of the farm. A pair of eagles nest 1/4 mile away. Sightings are fairly common until February at nesting time and on thru the summer when several daily sightings can be expected. Deer are in the fields morning and evening. Coyotes are seen often in the fields below the house hunting mice. Bird watching in pretty interesting as the hawks also hunt the fields. Since we are at the very end of Martin Ridge it feels like you are almost in the sky at night. With no interference from artificial lighting star gazing is pretty unbelievable. As you stare at the vastness of the night sky it is pretty well a guarantee that you will be serenated with the night sounds if owls and coyotes. Don't forget your binoculars and zoom lenses. If you are somewhat of a nature lover you will surly fall in love with Martin Ridge.
