WELCOME to 2B Or Not 2B house! We are situated in a quiet, family residential area, in one of the most popular neighborhoods in Seattle. This custom home was built in 2000, with the finest building materials and construction. The gleaming cherry and granite floors, combined with vaulted ceilings an elegant, and surprisingly warm, organic atmosphere. The main floor family room has a sweeping view of nearby Greenlake, against a backdrop of the Cascade mountain range.

Phinney Ridge is one of the most family friendly and desirable neighborhoods in Seattle. We are located within a few blocks of Woodland Park Zoo, which hosts ZooTunes family-friendly concerts in the summer months. We are just a block away from the Phinney/Greenwood shopping district which has dozens of bars, restaurants, coffee shops and cafes, as well as a grocery store, PCC (natural foods market), independent stores and boutiques.

We are less than .5 miles to Green Lake, an in-city lake with an amazing array of activities, including:

Less than 15 minutes to Downtown, Ballard, Fremont, Northgate Mall, Woodland Park Zoo, University District, Wallingford, Bathhouse Theater and Lake Union, .5 mile from Greenlake Park and, within a mile of an independent grocery store and, PCC (Puget Consumer Co-op).

RELAX & ENTERTAIN

The open floor plan on the main floor creates a natural entertainment and gathering place, and a fantastic venue for showers, dinners etc. The kitchen is fully-equipped with stainless steel appliances and a 6 burner gas stove. There is a small grilling deck off of the family room, with an infrared gas grill.

There is counter seating for 4, and the dining room table seats 14-16. There is an additional table in the living room, that seats another 6.

Note for those traveling with small children:

We provide a pack and play portable crib (second one available by request), infant bath, changing pad and potty seat, 2 full-size high chairs and portable high chair that attacks to a chair. The open floor plan does not provide gated areas or stairs. There is a large free-standing play-yard that can be set up on the main floor, and an activity seat.

Checkin/Checkout Times

CHECK-IN at 4pm; CHECK-OUT at 10am (unless previously arranged—extra charges may apply). If a morning check-in, or late checkout is needed, an optional half-day can be added to the room charges, if the schedule allows. This may not be confirmed until close to the checkin date, when neighboring bookings are confirmed. The only way to guarantee an early or late checkin/checkout is to pay for an extra day/days.

There are 2 spaces provided on the home’s driveway. To minimize the impact on my neighbors, please park additional vehicles on an adjacent street.

Street parking is generally available. However, due to the proximity to Woodland Park Zoo, it is impacted on sunny weekends and special events.

Poorly maintained, tacky furnishings, terrible bedding.

On first impression, the landscaping is overgrown to the extent that fully half of the walkway to the front door is unusable, and one step railing is inaccessible to the degree that safety is a concern. There are many loose tiles in the walkway. The driveway is not adequate for two cars because of overgrown landscaping extending 2-3 feet into the driveway surface. You have to fight bushes back to get in/out of your car. The street is crowded with parked cars so convenient parking availability is limited. The front porch leading up to the entry was covered in litter/trash and half of the bench on the front porch was covered with overgrown landscaping. The front door mat had hairballs all over it and was really nasty.

Inside of the house most furnishings were completely worn out and no support in the seats. The kitchen sink water dispenser outlet was dilapidated and water sprayed everywhere. There was a valve for a water filter with the top broken off. When you opened the valve there was a geyser straight up. Some of the pots and pans were grimy and sticky. The refrigerator

water dispenser on the door is very nasty. Upon arrival and walking through the house, we noticed a huge spider web with spider hanging from the hood vent to countertop.

The beds all looked like "hammocks". The mattresses are caved-in in the middle. Some of the linens are very dark and it is impossible to know if they are really clean. It is obvious that the cleaning service does a poor job.

The house has potential and the owner is amiable, but the house in its present condition is very overpriced. Even a one star hotel is generally clean and well maintained and this house was neither. In its present condition, we could never recommend this house. Any questions, we have photos.

Owner's Response: While I am disappointed with the contents of the review, I am always appreciative when my guests take the time to submit feedback. I have communicated the cleaning issues with my cleaning company. While it is possible that the spider web was missed by the cleaning crew, given the described size of it, it is more likely that it appeared in between the time the house had been cleaned, and check-in day In any case, had this guest contacted me upon his arrival, I could have remedied the cleaning problems immediately. I am always available to respond to any communication from a guest--usually within 15”. While I understand that the property did not meet the expectations of this guest, the comments regarding the condition of the furnishings is completely at odds with the descriptions used by the overwhelming majority of guests in my other reviews. Most guests are very happy with the quality and comfort of the furnishings. The majority of mattresses are less than 3 years old-- the queen mattress on the main floor was replaced a couple of days ago. All of the beds (other than the rollaways, as noted in the listing), are on platforms, so I ‘m not sure how they can all be “like hammocks”. My guess is that the description may apply to the rollaway beds. Other than the master bedroom king-size bed, all of the sheets are cream colored, so there is no question as to whether they are clean or not (which, of course, they are). The master bed has silver/grey sheets, so perhaps that was what the reference was. This is a large home, which frequently houses large groups of 20-24 people, and, therefore, takes a lot more wear and tear than the average home. As can happen in any house, breakage and repair issues may come up in the course of someone’s stay. I agree that the landscaping is due for a trimmingFall is a particularly challenging time to keep the outside areas clean and clear of debris, as leaves fall for weeks. Leaves get blown onto porches and walkways within hours (and, sometimes, minutes) of cleanup. Regarding the parking: This is a residential house, in a residential neighborhood, in a large city. 90% of the time, there is parking on the block, within a few houses, and there is always parking within 1-1.5 blocks. I used street parking the week this guest was here, without any problem. To anyone reading this review: Please read my other reviews, and do not hesitate to ask any questions!

A superb place to enjoy a Seattle summer

Phinney Ridge was perfect for our large family's summer vacation. It is a very nice and well supplied home, with easy access to Seattle, the Ferry terminal, Fremont and Green Lake. My 6 year old will always remember her first high dive... into a lake!

Great, huge family home close to downtown Seattle

We loved our stay at this great kid friendly family home in Seattle. Walking distance to the zoo ( very popular with the kids), a fantastic playground and restaurants. Close to touristy places too. Loved the openness of the home. Lots of areas for the kids to play. Giant table where we all ate many meals together (12 of us). Fantastic kitchen with everything we needed. Very, very comfortable home.

Perfect for our Family Gathering

This house was perfect for our family gathering and the location was perfect too. We ended up with way more space than we needed but it was nice to be able to spread out. The property itself needed a few things fixed and the website photos need to be updated from the outside ... the landscaping is much more lush, didn't recognize it from the street. We would definitely book from this host again! Thank you for a great week in Seattle!
