About Julie Peeler
We are two couples, a sister and brother with spouses/good friends, that decided to venture into the vacation rental business together. We are native Franklin residents and love showing off our unique town. We hope that staying at Academy House makes your experience here one to remember.
What makes this Bungalow unique
Academy house is special to us first because it is located across the street from where the two guys in our group went to high school, Battle Ground Academy. Otherwise, its conveniently located near Main Street Franklin where you'll find unique shops and restaurants, street festivals, a restored movie theatre that is a music venue as well as movies, and many other interests as well like the library, Civil War historical tour, a small park, groceries and horse venues. There's a front porch swing to enjoy watching the small town traffic pass by and a fenced in back yard for your dog that has 2 loungers under an arbor with a deck to enjoy a meal in the sunshine off the kitchen. Its a perfect place for us to show off our beautiful, historic small town to out of town visitors. We hope you'll come back for a return stay and tell your friends about us.

Very clean, easy to get around Franklin from the location.
The house was spotless! I have never stayed in such a clean house! Julie the owner was awesome! Home was close to town and absolutely charming. If ever in Franklin again, we will stay there. Highly recommend!!!
What an amazing property!! The property is beautiful, immaculately maintained and well-stocked with items you don’t normally see in VRBO rentals. The backyard is beautiful and fenced. The perfect place to have morning coffee or cocktails. Property is centrally located to downtown Franklin. Owners could not have been more cooperative or easy to deal with!! Highly recommend!!!
The rain didn't dampen our weekend one bit. 5 adults and 2 young children were comfortable in the house. Easter Sunday dinner 3 more people joined us and we dined al fresco. (I brought card tables and folding chairs) The fenced in yard was a blessing for the dog and little kids.
A pleasant surprise
Had second thoughts when pulled in the drive but they all went away when we opened the door. What a charming and efficient home. We enjoyed our brief stay and your hospitality. Thank you.
A perfect place to make and share a Thanksgiving meal with our son who lives in Nashville
I would have given Julie and her lovely home 5 stars except that the advertised washer/dryer were made unavailable to us during our stay. This forced me to buy clothes as I had planned and packed for being able to wash( we are on the road two days to get to the area). I highly recommend the property. The neighborhood was perfect for all activities ( including running and dog parks) but the owners HAVE to either live up to advertising or warn renters if something may be unavailable. I am loathe to mention this because Julie was so accommodating on other issues but the lack of laundry facilities was a huge impact. So let’s end on a positive: terrific home for family gathering, safe neighborhood, lots of things to do including great dog parks.
This charming bungalow is located walking distance to Main Street where there are boutique shops, restaurants, antiques and much more. There are walking trails, dog parks, Brownland Farms (an equestrian event venue), and Natchez Trace Parkway all within minutes to drive from this location. Franklin is a wonderful place to enjoy Civil War history and our many festivals and music events. There is an Art Crawl / Wine Tasting event every 1st Friday evening of every month on Main Street featuring local artists with a variety of medias. Not to mention, it's just 30 minutes from the fabulous Nashville - Music City!
