San Moscato Sleeps 12 (4 Bedrooms)

Casa San Moscato (the main farmhouse) is rustic and homely rather than mega smart! It has three floors each of 63sqm. Ground floor has entrance hall, large dining/living room with open fire, kitchen with dishwasher, large fridge, oven, hob, microwave, plenty of crockery, cutlery etc for 9+ people, two bathrooms each with bidet, toilet, shower and washbasin (the larger bathroom is a wet room). Upstairs has 3 airy bedrooms - see 'accommodation'. There is central heating throughout. Downstairs is the cellar with washing machine and store for outdoor furniture. Outside there is a paved terrace overlooking the valley and access to the olive groves and swimming pool.
Outdoor furniture sufficient for 9 people, barbecue.
Moscatino, the adjacent cottage, is a converted chestnut dryer with accommodation for a further 2 people in one bedroom and a person on a bed-settee downstairs. Fully equipped corner kitchen in living room and upstairs bedroom and bathroom.
Casa San Moscato is suitable for renting on its own, or in conjunction with Moscatino.

Lovely family holiday in remote Tuscan farmhouse
An extended family of 6 adults and 6 children - we had a lovely holiday, exploring Tuscany. The house was certainly in a beautiful, quiet location. However, it was very easy to miss on your first approach - and it felt a little vulnerable having no phone reception at all. The children loved playing in the pool, playing badminton on the terrace and all sleeping in one big bedroom together. We had some lovely day trips to Pisa, Lucca, Florence and the beach and ate very well at every restaurant. We found the driveway very difficult for our two minibuses and didn’t feel confident driving back up the hill at night so preferred using the barbecue and terrace in the evening (wearing plenty of mosquito repellent) and eating out at lunchtime. We would recommend San Moscato and Moscatino to families with a good sense of adventure. The houses are small but well equipped, the motorway and stations are close by and children will have a wonderful time playing outside and absorbing the wonderful Italian experience on the doorstep.

A lovely stay in Tuscany
We were a party of 10 people (2 couples and 6 children in all) who stayed 2 weeks in the remote houses of San Moscato and San Moscatino. When we arrived, we were wholeheartedly greeted by some locals from the picturesque village of Pariana in charge of the residence. Located in the mountains overlooking Collodi - the hometown of Pinocchio- it turned out to be a strategic place, ideally situated near the most famous sightseeing cities of the region: half an hour's drive from Lucca, one hour's drive from Florence and Pisa and less than two hours' drive from Siena and San Giminiano. However, the house somewhat lacked basic stuff like a large garden table and seats for 10 people at least. Moreover, the large swimming-pool is set not far from beehives so that we had to pay attention to the insects without avoiding being stung. In conclusion, we spent a marvellous fortnight and keep excellent memories of our stay there all the same. The weather was sunny - in spite of a few showers - and the heat was more bearable than in the valley. Ciao!

We are a retired professional couple living in York, England and we bought San Moscato as a family holiday home in 1990. We still use it as such and are pleased that children and grandchildren enjoy it as much as we do. We generally visit in spring, summer and late autumn (to harvest the olives, if there is a good crop) - we like it at all times of year, though the winter weather is not necessarily much better than UK! Between 2004 and 2007 we made an epic long-distance walk all the way from York to Pariana - in fact, walking remains an abiding interest and there is much scope for it in N. Tuscany.

Why they chose this property

We prefer the character of this part of Tuscany to the more southern area, which is rather too popular and where also, in our view, the landscapes are not so attractive. Both Pescia and Lucca are delightful towns. Access is good, with Pisa airport, motorways and railway within easy reach, although admittedly the last 5 miles is on more minor routes. It is well positioned for many attractions - clockwise from northwest, Cinque Terre, Apuan Alps, Garfagnana, Appennines, Po Valley cities, Florence, San Gimignano, Pisa, Viareggio and sandycoasts.

What makes this property unique

We relax and enjoy the pool and garden - we have many good friends in the village - many good local restaurants - we always enjoy a trip to Lucca - otherwise walking in the hills.
The set up of San Moscato is particularly suitable for several generations to enjoy a holiday together - grandparents in Moscatino, children and grandchildren in Casa San Moscato!
