Beautiful 4 Bedroom 3.5 Bath 2 story lakeside home with swimming and fishing platform dock and View of Sugarloaf Mountain on Greers Ferry Lake in the resort community of Fairfield Bay, Arkansas. Screened in porch and lower patio with hot tub and terraced back yard with stairs leading to a gradual slope to the lake.

The large living room/dining room combination is upstairs with sliding doors to a screened in porch. The living room has a large sectional in front of a large gas log fireplace and TV. The screened in porch has a gas grill, dining table and chairs, and patio furniture along with a buffet counter for outdoor entertainment. The area is open to the large fully equipped kitchen that has a huge center island. Also upstairs are two bedrooms with queen beds and 2.5 baths and laundry facilities. The bath in the master bedroom suite has a spa tub, double sinks and a shower. The second full bath has a deep soaking tub.

The screened in porch is a quiet area for reading, looking for birds including eagles, or just relaxing with the sound of the water splashing on the shore line that is less than 50 yards away. It is perfect for watching the sunrise in the morning or star gazing at night.

The downstairs has 2 additional bedrooms and one bath with a walk in shower. One bedroom has 2 full beds and the second bedroom has 2 twin beds. In addition, there is a gameroom with a foosball table and darts. There is also a large wood burning rock fireplace, a queen size sleeper sofa, chairs and a game table. This level has sliding doors that opens to a lower patio which includes a hot tub and patio furniture for relaxing outside.

A short boat ride takes you to the hiking trail on Sugarloaf mountain that is in the lake across from the house.

Not exactly as represented, and overpriced

So, in many ways this house was perfect for our group of 4 adults and 6 children. The grownups stayed in the double bedrooms upstairs and the kids all stayed together comfortably in the basement. There was plenty of room for everyone at meals and a nice big kitchen to prepare meals.

There were a couple of things that were extremely disappointing though. First, the hot tub didn't work. I let the owner know that the hot tub was literally the main reason that we chose her property and she said she would try to get it fixed. Pretty much everyday we were there she said the repairman was coming, but he finally came a couple of days before we left. He did repair the motor, but when my kids went to put their hands in the water they got a big shock. Needless to say, we didn't feel safe using the hot tub. I told the owner but her response was less than hospitable. She did offer to pay for our boatslip for 3 days to make up for the hot tub not working, which we appreciated. But when I looked at similar properties, hers was several hundred more for the length of our stay, I assumed because it was the only one with a hot tub. Since that amenity wasn't present I would have hoped for a larger recompense.

Also, there are three showers in the house but the drains were very slow in all but one. By the last night we were there all 10 people were using the only draining shower in the master bathroom. Again, for what we paid I think draining showers is a must.

On the positive side, we loved the swimming dock and had hours of fun out there with the kids. Watch out for the neighbors though. We were told that we couldn't use the boat slip but thought it was okay to sit or stand on the boat dock. Until that is, we got an angry earful from the neighbor. After we left the dock she sat up on the hill and glared at the kids playing, I guess to make sure we didn't transgress again.

Overall, this is a nice property but don't go here because there is a hot tub, or a lake view. The lake can't be seen from the property, and the walk to the lake is not for those who are elderly or have poor balance. When those individuals get to the lake there will be no level place for them to sit.

Owner's Response: Yes, the hot tub did not work when the guests arrived. I had already notified them that we had lightning strike everything that was 220 volt which included the heat and air, hot water tank, and hot tub. Everything had been fixed except the hot tub. The repairman had been out, picked up a new motor from Little Rock but could not get back to replace the motor until Friday. Unfortunately, you cannot control nature or repairmen. I did rent them a boat slip when they first arrived for compensation for the hot tub. I did not answer when I received the email about the hot tub being unsafe until I had the facts since there was also a request for a $200 refund plus the $75 for the boat slip. The repairman was a reputable repairman with numerous years of experience. He has repaired hydro therapy tubs and spa tubs for Jacuzzi, Jason International, and individuals. He said he had grounded the motor and installed the motor correctly. To get a second opinion, I called an electrician to inspect the hot tub. He came and inspected the installation, checked the heating element and verified that the GFCI was working properly. He said, if there had been any current in the water that the GFCI would have shut off the power to the tub and you would not be able to turn the power back on. He confirmed that the motor was installed properly and everything was working and there is no way that her kids could have been shocked at all from the hot tub let alone a severe shock. I looked at other houses that she viewed on VRBO and there was only one. It did have a hot tub but was $99 more per night than mine. I don't know what houses were being compared to mine that mine was so much more expensive. The one upstairs tub in the guest bathroom did have a stopped up drain. I cleaned it and used drain cleaner and it seems to be functioning properly now. I checked the drain in the downstairs shower but did not see a problem with it draining after letting the water run for several minutes. I used drain cleaner anyway. The Jacuzzi bathtub drain in the master bathroom also seemed to be draining properly. I am 70 years old and have rheumatoid arthritis and do not have a problem walking to and from the lake. Due to Core of Engineer regulations, you cannot put a bench by the lake. Per request, I will be happy to provide folding lawn chairs for the shore or the platform dock. The house is not advertised as lake view. Normally if a house is lake view, it is not on the water.

Great house & location and very helpful owner!

We were very pleased with the house - which was an ideal size and layout for our group of 2 families (4 adults and 4 kids). The kitchen is great, with fantastic island and all well stocked. There are multiple living areas (living room, downstairs den and wonderful, large screened-in porch) to allow everyone to spread out! The house is well maintained and the owner is so quick to respond. We brought our boat and the owner was super helpful in arranging a slip at Fairfield marina (10 min drive in car / 3 min in boat). They have a swim platform (large, very sturdy/strong inflatable) that the kids liked and made it really easy to load folks onto the boat. Overall, this is a very nice, clean and comfortable house and the owner is great to work with. It is also in a great location on the lake - right by Sugarloaf island. We will definitely come back.

Fairfield Bay rental

Great location. View of the lake is better after the trees have lost their leaves. Owner was very quick to respond to all communications. There was plenty of room for the family and the mornings on the porch were very relaxing.

Great location

Our family of 12 went to Fairfield Bay for a reunion July 1-5 th . We had no idea this home would be such a great fit for our large family. Accommodations were very nice. Loved the large kitchen island to gather around , the great porches to sit out and relax on and the hot tub !! Would stay there again if we are ever in this area !

Beautiful property. Very spacious. Perfect setup for our multigenerational group!

We had a wonderful family vacation at Fairfield Bay. The house was just perfect with plenty of space for everyone. The kitchen was great with everything we needed. The porch was our favorite space. We enjoyed several meals out there and also played board games out there. The hot tub was also a big hit! We rented a pontoon boat for an afternoon, went to the caves, played putt putt golf, and went swimming. There are endless activities! It was the perfect family vacation.

Fall is the perfect time for hiking the trails at Fairfield Bay, climbing Sugarloaf or taking part in the Oktoberfest activities in mid October. The weather is still perfect for fishing off the dock or renting a boat to tour the lake or fishing in one of the many coves.
