- Rental policy for “More Than A Room LLC.” Reservations: Reservations are handled on a first come first served basis and are only confirmed with a deposit. We cannot hold any dates until we have received your deposit. We require a $100 damage deposit and 50% of price of the stay. The damage deposit will be returned within 2 weeks of check out if there is no damage or missing property at the house. The full payment must be received upon check-in. The state of Iowa has a 5% excise tax and there is a 7% hotel motel tax that will be added. We accept cash in US currency and checks drawn from a US bank. Checks must be made payable to “More Than a Room” 2 night minimum stay except for the following holidays where a three night minimum is in place: Memorial Day weekend, July 4th, Labor Day weekend, Thanksgiving, Christmas and New Year’s. Cancellations made 30 days from day of check –in, 50% + tax. Cancellations need to be confirmed by email. Not over the phone. No refunds for no-shows, late arrivals or early departures. Rates are subject to change without notice, but will not affect bookings made prior to the rate change.. Occupancy: Our house sleeps 6. There is one full size bed, king bed (or converts to two twin beds), and a queen sofa sleeper. There is an additional fee of $10.00 a night for the fifth and sixth person. Housekeeping: There are no housekeeping services on stays of two weeks or shorter. We will come in on stays longer than two weeks to do general cleaning, washing of towels and linens. The house is complete with towels and linens. There is a limited supply. Guest may request more towels be brought in or to use the available washer and dryer in the basement. Guests are allowed to use the washer and dryer for washing of their clothing as needed. Items Left Behind: The owners are not responsible for items left behind by the renter or their guests. Guests are responsible for making arrangements and paying any costs involved to return items left behind. Supplies: Our house is stocked with paper products and soaps that will meet the immediate needs of our quests. Long term Guest will need to provide paper products for their use when that initial supply is exhausted. There is a grocery store on South 2nd Street in Bellevue. Check in/out Times: Check in is after 4 pm. Check out is by noon. If an earlier check in is needed and we have the house clean, we will do our best to accommodate your needs. The same with a later check out. If no one is checking in immediately behind you, we can extend the check out by a few hours. Pets: No pets are allowed. Violation of this policy will result in the loss of your deposit. Age Requirement: Minimum Age required to rent the cabin is 21 years of age and must be present during the house rental. Sub-letting or adults renting for persons under 21 years of age is not allowed. No underage drinking, illegal drug use or disturbances of the peace will be tolerated. Check-out Responsibilities: All we ask is that you return the houses to the condition in which they were when you checked in. Return all furniture (indoor and outdoor) and items to their original locations. Place all dirty dishes in and start the dishwasher. Garbage must be bagged and placed inside the appropriate containers inside the garage. Make sure the lids are closed securely and do not leave any garbage outside of the containers. Linens may be left on the beds and towels may be left in the bathrooms. (Please don’t be concern about making the beds) Quiet Hours: Our quiet hours are 9:00 pm to 8:00 am. Please be respectful of the neighbors. You might be on vacation, but they are not. If the noise level is too much, the neighbors will report the loud noise to the Bellevue police. Bonfires and fireworks are strictly are not allowed. Parking: Guests are encouraged to park in the garage and the driveway. Please pull your vehicle close to the garage as not to block the driveway. Outages: Occasionally outages occur that are beyond our control (gas, cable, water, electricity, furnace, TV, dishwasher, stove, refrigerator etc.). All reasonable means will be mad to remedy the situation as soon as possible. NO refunds or compensation will be given for any outages. Smoking and Smoke Detectors: There is no smoking allowed in the house, smoking is allowed on the porches. If there is evidence of smoking inside during your stay, you will forfeit your entire security deposit. There are smoke detectors located throughout the house. Do not remove the batteries from them. Please notify the owners if the smoke alarm “chirps” or has a low battery condition. There is a fire extinguisher under the kitchen sink. Bellevue is a community the is nestled between the Mississippi River, scenic river bluffs and rich farm land. Water lovers will enjoy the view of the river. Three boat ramps within 5 miles of the house. Brush Creek winery is a short trip outside of town or their store front is on S River View Dr in the Serendipity Shop. Golfers will love the 9 hole golf course north of Bellevue with an elevated view of the Mississippi River. Bellevue has a host of small businesses which include specialty shops, a hardware store, grocery store, laundromat, banks ( with ATM's), salons and massage therapists. There are a variety of small town restaurants to choose from. You can choose from a mom and pop style diners, pizza places, chef prepared meals to burger joints. Most people would find them to be all within walking distance of the house. There is a doctors office that is open Monday thru Friday. ( Dubuque has two large hospitals with Acute care clinic and emergency rooms. approx 30 minute drive)
About Lori Roling
Terry and Lori both work in service related professions in local government. Lori's hobbies included kayaking, canoeing, camping and quilting. She volunteers for her church with the church garden. The produce from the church garden is donated to the local food pantry. She has been to Haiti twice for service trips. Terry's passions revolve around keeping his yard(s) and vehicles in tip top shape. They have two grown children that both live in the general area. Terry was born and raised in Bellevue and has only had one zip code his entire life. Lori was raised in DeWitt, Iowa and moved to Waco, Texas immediately after high school graduation. She returned to eastern Iowa in 1999 and married Terry two years later. She embraced Bellevue, Iowa as her home. She and Terry are both involved in community organizations and are not strangers to area fish-frys, fund raiser dinners and auctions. Lori wanted to buy a house in Bellevue specifically to use as a guest house since 2007. Terry was very apprehensive and did not easily get behind the idea thinking it was a risky financial venture. Terry and Lori were talking with classmates that were back for Terry's 30th class reunion in the summer of 2014. Terry heard of their difficulty to find affordable family style rentals in Bellevue. Lori asked the classmates their opinion of a guest house that would rent to one group of family at a time for about the same price as most pay to rent just a room. The classmates welcomed the idea and said they wished it was available already. As soon as Terry was on board with the idea, Lori went to work to find the "perfect" house for their venture.

Why Lori Roling chose Bellevue
Lori looked at the house at 100 Spring Street a few times. For Lori, the house was ideal! The view of the river from the front deck was more than she could have expected to find in their price range. She envisioned people sitting on the front deck sipping coffee and reading the morning paper. Terry agreed, the little 1960's ranch house seemed perfect! They made their purchase in September of 2014. They had a few weeks of of cleaning, replacing counter tops and painting. Their first guest stayed in October of 2014.
What makes this House unique
Since the opening of the guest house, it has been home to families that have been visiting friends and family, family staying for weddings & holidays and families back to Bellevue for funerals. Terry & Lori welcomed their first international guests in April of 2015. The house has proven itself as a convenient and comfortable family home for it's guests. The short walk to the river to the east and watching the trains pass on the west side of the house is something unique for most people to experience. ( Bellevue is a horn free zone for the trains. Horns are only used by the trains in case of emergency or to warn a track crosser that their crossing is not safe)
