Situated on the very edge of Mabie Forest,this property offers very comfortable luxury accomodation. Overbells is an unique architectural interesting bespoke property with open country views set in over an acre of secluded gardens. Excellent for families with plenty of kids and adult persuits.Mabie forest has a 'world famous' 7 staines mountain bike trail and with trails for all levels.There are many sign posted walks,an adventure farm park and a play park all within 5 mins walk.

Overbells has uninteruppted panoramic views down over open countryside,on one side in the distance is the river nith and estuary and other over to Dumfries town.Full advantage is taken of these views through a very high valted lounge with double height windows ,a tv gallery lounge also looks down on this area. This is a large spread out property providing very comfortable relaxation areas making it ideal for the extended family or groups.Wood burning stove, leather sofas and a huge sofa in the tv gallery gives plenty of areas to chill.

The main bed room suite, just off the pool room is very private and quiet,with a superking size bed, a very big room, opening out into large whirlpool circular bath area easily sitting a few people! Large 2 person shower with high power body jets. One other bedroom suite, a king, has dressing area large bath 2 person high power body jet, sofa and quality furnishings.

There are further rooms on the first floor, a double room at the end of the large tv area , and a twin room(or superking via zip and link beds) at the other end of the house The family area is presently set out with a kingbed and a single bed ,then through to a linked twin room then through further to a great play room complete with toys etc etc All rooms are very stylish and comfortable.(apart from the play room which is very pink!)

Overbells sits on the edge of Mabie forest a vast area with abundent wild life and many full day treks and shorter well organised and layed out paths. Mountain biking is very popular and there is a hire center and cafe a 2min walk away.Because of the villas location it can be both hectic or quite whatever you choose!

Directions.

Head out of Dumfries on the A710 and sign posted coast road NewAbbey.Travel for approx 4miles.On a long straight section passing over a narrow bridge at the end of the straight a sign post reads Mabie Forest and Mabie House Hotel.--turn right here and head up towards hotel over a number of speed bumps.Pass the forests park and car park which will be to the right hand side ,keep going up and to the left.(do not turn into the hotel car park)The forest ranger station building will now be to your front keep sightly left and a sign (no through road)is at the end of a bumpy track ,head up there and overbells is about 300meters along and the 4th house on the right hand side.Park on the brick pave drive way.

It has been set up ,furnished and decorated as you would expect a home .

It is certainly is not a bland holiday let or cottage .

I am sure you will enjoy staying here and the lovely walks around the Forrest .

Although Overbells is next to mabie forest it is not in the forest ,and in this situation the home has panoramic views towards Dumfries and over towards the Solway estuary .

The property is about three minutes walk along a private road to the great outdoors .

In all this property provides good ample accomodation to sleep 12 including children/infants. Towels /bedding /all are provided for 12 people. No number greater than 12 will be accepted unless prior correspondance is carried out with the owners at time of booking.

There is good parking on a block pave area for 5 cars .Other parking is available close by (three min walk) There is no parking off brick area as this is a right of access to a neighbouring property! Pets will be considered by individual applications!

Family and friends new year break

A beautiful location, still within easy reach of facilities; a spacious, clean and very well appointed house, thoughtfully laid out for adults and children.

The owner was especially attentive, with a couple of unobtrusive checks on our satisfaction during our stay and was very gracious in quickly packaging a couple of left items .

Large property in an amazing location. Perfect for a larger gathering with a lovely garden area.

We spent the weekend at this property with six adults and six children. There was ample space and we loved having easy walking access to Mabie forest and Mabie House Hotel. The house had everything needed for a weekend away and the well stocked play room was perfect for the children. We look forward to returning. The owner is so helpful and gave us some great tips on local sites.

A beautiful house in a spectacular location

A very luxurious house with everything to need for a get away! The house is huge and with 8 adults, a toddler, a tiny baby (with associated paraphernalia) and a dog there was lots of room for everyone to chill out. The house is very well equipped and the garden is large and enclosed: very safe for children and dogs.

Lovely warm family house great views

The property was an amazing to walk into so warm cosy and welcoming for the huge house it is, donald was very welcoming and helpful especially since I was the bride with about 3 foot of snow all the way down the hill to the hotel . I'd recommend this place to anyone everything you could possibly need and lots of different spaces to make use of. 5 minutes out of Dumfries with a lovely scenic view over the town and surrounding hills. Just perfect to relax in especially the jet bath in the master bedroom

Fantastic property and location

Our group of ten consisted of family members of Team USA traveling to watch a skating competition in mid-February. Five families, two with teenage girls, one with grandma in tow, used the six bedrooms to their full potential.

We primarily used the house for sleeping accommodations as we toured the countryside by day and ate out at night. We used the full kitchen only for enjoying breakfast before heading out. I could see so much potential for staying for an extended time as the house had many features we were unable to use due to our limited time there.

As I travel frequently, there are usually a few negatives I can comment on regarding most places I stay. Not here. The only negative was that GoogleMaps couldn't seem to locate the property based on the address provided. AppleMaps did the trick and got us here.

Don, our contact, was in constant communication and met us when we arrived to explain all the details of the home such as heating, hot water usage (we never ran out!!), kitchen appliances, etc. When we had questions, which we ended up having a few, he was just an email away. He was more than accommodating.

I would love to return during the summer and take full advantage of the walking paths, mountain biking trails and beautiful views. I can't recommend this property enough!

Superb

Fabulous birthday weekend with family and friends where we were able to relax and spend time together while at the same time there were enough living spaces for anyone who was looking for a bit of peace and quiet. Beds were beautifully presented and comfortable and the house was well equipped. The highlight for us was the wood burning stove which created a wonderfully warm atmosphere on a cold February evening. Hope to return.

Mabie is situated close to the solway coast and the historic town of Dumfries,and is an excellent base for exploring the visitor attractions that are on offer. Overbells main attraction to outdoor lovers is the forest which has numerous posted walks of varying levels,mountain bike trails including the famous 7 stains,there skills and free ride areas with a bike hire and cafe shop, please see link below.

A very well run large farm park is also 5mins away,great fun for all the family with tea room ,slides,go -karts animal paddocks and much more see the second link below. Beaches of the solway coast and a championship course are 15mins drive away. The town of Dumfries is a 10 min drive with some quality and family restaunts and shops easily accessable.
