Scroll to see house rules/house manual after booking our condo for our welcome letter. Address to the building is 300 Peachtree St NE Atlanta, GA 30308. This one bedroom comes with a queen size Stearns and Foster Signature Brand mattress and queen size sleeper (with memory foam mattress) sofa in living area. Fully furnished with linens provided, coffee maker stocked with coffee/coffee filters, basic supplies such as dishwasher liquid, extra blankets, towels, pillows, paper towels, toilet paper to get you started. Fully equipped kitchen with cookware, dishes, flatware, glassware and utensils; Also, flat screen TV's in both bedroom and living area & blue ray DVD player. There is a Sony Smart TV located in the living room. HD TV's come with expanded cable and internet access; This is a low floor unit with a screened-in porch with very limited city views; 24-hour security. Screened balcony featuring tiled floor. Walkout to shopping, restaurants and entertainment. Onsite management with 24 hour concierge. Laundry is located in basement of the building. Laundry card is required for use of laundry facilities. Rates are subject to change. You must be a minimum of 21 years of age to check in. WHEN PARKING, If staying longer than 2 nights, please choose the $35.00 weekly option and be prepared to enter your tag number. This offers a savings due to daily charges averaging 20.00/day, rates subject to change depending upon special events. Please avoid parking where it's marked reserved or monthly. GPS 27 Baker St. This parking lot is adjacent to our building. Although it's not a common occurrence, We are not responsible for any break-ins or damage to vehicles. You may also park using AAA parking garage located at 31 Baker's Street directly behind Peachtree towers. Average daily rates are 18.00/day. You may want to visit our Peachtree Towers HOA page and click under parking tab for maps, websites and parking instructions with reservation options. During special events, we highly recommend reserving a parking place at a nearby parking lot to avoid issues with finding adequate parking during peak event times in which it can be overcrowded e.g. (Dragon Con or America's Mart).

Due to weather conditions, our patio door tends to stick in high humidity and our maintenance dept says there is nothing we can do to fix problems. This seems to occur often in high humidity weather, this leads to having to slam the patio door shut in order to close it properly. No smoking inside the unit, however, we do not mind your using the patio for smoking.

If your traveling by MARTA, please exit at Peachtree Station and head south for 2-3 blocks and Peachtree towers will be across the street.

After booking with us, we ask that you text your name, phone number, with your check-in and check-out dates to us. A current phone number is required. Due to recent changes with our check-in process, we are required to enter your information in order for concierge to complete your check-in. Thank you for visiting our page. I am married to a wonderful kind soul, who was injured in Afghanistan. You will most likely communicate with Robby for this reason. I work full time at a nearby hospital and we stay in our unit occasionally when seeking some R&R. We love Atlanta and what it has to offer. It is our wish to provide a clean and enjoyable accommodations during your stay in Atlanta. Due to my work schedule, we may not always be available to meet our guest personally. Keep in mind, the total charge of your stay includes a refundable damage deposit of 100.00 which is automatically refunded 7 days after check-out. Deposit will be forfeited if keys and fobs are not returned upon discharged. This unit is recently renovated and newly furnished. Walk to all the downtown attractions. Condo in a high rise solid brick building located in the heart of downtown Atlanta on Peachtree St & Baker. The living room is newly furnished, fully equipped kitchen, separate master bedroom & queen size sleeper sofa in living area. One adult must be 25 years of age to rent. We do offer Wifi, however, due to occasional outages related to comcast services, it is not guaranteed. *** Before you consider staying with us, please understand our suite is located in a residential building. We are a great value and consistently get strong reviews, however, our unit is not conducive to holding parties, loud music, or generally doing things considered disruptive to others after 10 pm.

Parking instructions below. GPS 17 Baker's Street and follow instructions to pay at kiosk at the entrance. The weekly option maybe the best value and is $35.00/week, rates could vary due to special events.

Effective immediately, Click & Park access is no longer needed to purchase parking permit at Baker and Spring lots. Everyone who need parking permit has to go to a Pay Station or www.parkmobile.com and pay for monthly, weekly and daily parking.

What makes this condo unique

Chic 1 Bedroom 1 bath condo completely renovated. Custom cabinets; stainless appliances; Solid-surface counter tops with under-mount sink. Hardwood and tiled floors throughout with marble flooring in kitchen. Ornate crown molding and chair railing. Screened balcony featuring tiled floor. Walkout to shopping, restaurants and entertainment. Onsite management with 24 hour concierge. We offer coffee/coffee filters, saran wrap, non-stick cooking spray, spices, and we try to keep sugar and cream and cooking oils stocked, however, due to our stocking once a month, it's not always guaranteed. We do our very best to ensure all of these items are available. Rates are subject to change.

After booking with us, we need you to text your name, phone number, with your check-in and check-out dates to Robby at 706-586-8436. We have also changed to a keyless entry. Your fobs will be inside of our condo inside of a clear envelope. Please read WELCOME LETTER under the rental agreement or house rules. Thank you.

Guest did not notify us of the poor TV/Internet reception. It is now up and running without any difficulty with upgrades to fast internet and HD boxes. We can't fix if we are not aware there's an issue. Left neg feedback without notifying us first to give us a chance to make it up to him. As far as locks, we have changed the locks and it has double locks. The only people in the building with access to the keys are our maid, concierge, pest control and HOA. Our building requires fobs to enter and exit the building creating an added layer of security. We have never once had this issue in the past with problems with our locks. We have also placed Lysol for the maid service to spray through out the unit. Again, we have never noticed or received any complaints regarding the smell of smoke in our unit. We do not allow any smoking inside the unit and even posted signs as soon as we purchased the property. We are sorry this guest was unhappy. I wished he given us a chance to make it up to him.

Notes:
There are several restaurants that offer delivery service. Hooter's, Hard Rock Cafe and the Sundial Bar are only three blocks south. Your within walking distance to museums, restaurants, spa's, gyms, Marta services, & cab services. Parking is adjacent to Peachtree Towers. You will need to pay at Kiosk at 27 Baker's Street or park in the AAA parking garage located next door at 31 Baker's Street. You can also visit Peachtree Towers HOA homepage and click parking options for further info on surrounding parking. There is cab service & the new Atlanta Street Car nearby. The rail car for local tourism is located next to the Ferris Wheel. The marta train station is 2 1/2 blocks away. If going to Atlantic Station, take marta to the ART station & there is a free shuttle to Atlantic Station every 15 minutes.

Great condo!

The condo was as advertised. Very clean and comfortable. We were able to walk to restaurants. Close to public transportation. Parking our car was a bit of a hassle and confusing but the parking lot attendant was helpful and the condo owners came to the rescue.

Amazing Experience

My husband and I came in town for a wedding and it was such a pleasure having the opportunity to rent from this owner. The unit contained all of the essentials and plenty extras to make the trip extremely enjoyable and the decision to stay in this unit versus the hotel, well worth it! I'd do it again! The condo was in the absolute perfect location for all things Atlanta!!!

Our family was so pleased with this rental. It was perfect for our family of four. It is very clean, has all amenities you will need, and is in the best location – walking distance to the aquarium, centennial park, restaurants, and everything downtown.

The only thing that was slightly disappointing was the cost of parking. We could choose from an hourly, daily, or a monthly rate. We ended up paying $25 a day during the stay (we asked the conceirge about a weekly rate but they were unfamiliar with that). But we still felt like the rental with a great value.

Location, Location, Location! Walking distance to CNN, GWCC, GA Aquarium, The World of Coke Museum, Imagine It, College Football Hall of Fame, The New Falcons Stadium, Civil Rights Museum, Centennial Park, The Sundial Restaurant, The Fox Theater, Capital, GSU, OSU, GA TECH, Emory Crawford Long, Grady Memorial, Cab service across the street and 1 -1/2 blocks from Marta Train Station at Peachtree Center. Marta is very convenient to Peachtree Towers from the airport. Please go to Marta's website for pricing to find out which pass will be economical to suit you. Street Car is free to use for the year 2015. Check out their map online. You may also ride the Marta to the Arts Station to take advantage of the free shuttle that Atlantic Station offers with approximate wait time of 15 minutes for shuttle service. All major hotels are within walking distance. Many of them offering the facility of a swimming pool, tennis, gym, restaurants. There is a food court adjoining the Hyatt's Hotel and Marriot Marquis right across the road just a block away. There are two private health clubs/gymnasiums just a couple of blocks away. Marta, the nearby train will save on the taxi fare, parking or car rental. The return fare from and to the airport is just $5 and takes less than 1/2 hour to get to the building. If you take The Marta train, get off at 'The Peachtree Center' station. Peachtree towers is 2 blocks north and located across the street from Hyatt Hotel. The Marta bus is available as well.

Our space is for residential use only. It is not for social gatherings or parties. Only registered guests allowed in the unit.

No Pets are allowed at any time – minimum fine of $500.
2. If you are locked out of the unit and the Building Staff is available to assist you, there is a minimum fee of $65.
3. Packages and Mail should not be sent to the Building to be held for you.
4. Behavior Resulting in a False Fire Alarm - minimum fine of $150.
5. Do not block elevator doors and hold them open. It will shut down the elevator.
6. No eating, no beverages or smoking are allowed in the hallways or other common areas of the Building.
7. Do not put pizza boxes or other large items into the hallway trash chutes – minimum fine $50.
7. Do not let people follow you into the Building. Only residents and guests with keys should be allowed to enter.
8. No one should be able to hear sounds or noise coming out of your unit at any time.

Please leave the condo tidy. What does this mean to us?
- Empty the trash in the nearby trash chute.
- Loading/starting the dishwasher before you leave.
- Stripping the bed and piling the linens and placing all dirty linens in the bathroom – we will take care of these for the next tenant.
For every tenant, we provide fresh linens and a thoroughly cleaned space, but no maid service during your stay. There are laundry facilities inside the building.
