Enjoy the beautiful spring flowers in the large garden, and in summer the scent of various herbs and in autumn the colors of the leaves.

2,500 km of hiking trails invite you to linger in the breathtaking countryside of the Kitzbühler alps.The hiking lift pass (wanderliftkarte) is great value.

Of course, the winter exceeds all expectations - when the contrast of the blue sky meets the white of freshly fallen snow.

Kitzbühel is 13km away.The Skiwelt area with its resorts of Going,Ellmau,Scheffau and Söll are 9-17 km .Saalbach/Fieberbrunn 15 km.

The area lift pass includes 2750km of perfectly groomed ski slopes in 25 regions of Tirol and Salzburg,with 900 lifts from 800m - 3000m above sea level. Free ski / Postbus.

Also,St. Johann is also a paradise for cross-country skiers or non skiers.

In Summer&Winter FREE Postbus & local train in the Kitzbühel Alps with the guest card.

A pleasure for all enthusiastic cyclists the region provides easy to difficult mountain bike tours . Bicycles and Hybrid E-bikes can be rented in St. Johann in all sports shops.

The legendary St.JAMES pilgrim route also runs past the Chalet.

The ski bus stop to the ski area St. Johann is only 90m .

A Postbus stop is 5 min away.

Your vacation home is on the outskirts of the market town of St. Johann in the district of Rettenbach, in an upmarket residential area on a side street.The view from the chalet is of the St. Johanner mountains, with the craggy massif of the Wilder Kaiser and the Kitzbühel Horn. Easy to challenging hiking trails are located directly in front of the house.

The practical and cozy kitchen is equipped with high quality electrical appliances from Miele (ceramic hob, microwave, dishwasher, a large family fridge and freezer) and invites you to linger in the dining area. Also a Miele washing machine and dryer is available.

The jewel of the house is the comfortable living room and cozy wooden Stube. Plenty of Sofas , quality furnishings throughout.Flat screen TV with Sat Channels,Books,DVD & CD library and many games are available too.

The central heating system provides warmth. The exclusively designed bathrooms - both on the ground floor, feature marble floors and showers with full glass partitions, in a bathroom has a corner bath. The bedrooms, one downstairs and the other two on the first floor, well equipped to a high standard and with a lot of wood. Upstairs is also a separate toilet with sink. Some beds can be separated and operate as a single bed. Linen & bath towels are included in the rental price.

Ideal occupancy is 2-6 persons.

Max.8 persons. One of the bedrooms is 3 bedded and the smaller lounge(Stube)has a comfortable sofa bed for 1-2 persons.

To avoid having to forego with barbecues during your vacation, the garden includes a Weber gas grill, charcoal grill, deck chairs and cozy covered terrace with breathtaking scenery of the Tyrolean mountains.

A beautiful setting and a wonderful home

Thank you, Karl, for your warm welcome and for sharing your beautiful home with us. We thoroughly enjoyed our visit to this part of Austria and to Karl's home. We cooked and relaxed at the home, and enjoyed summer evenings in the backyard, in the comfort and shade of the deck, while the children played in the grass and collected slugs and bugs. For city-dwellers, it was the perfect vacation, full of e-biking on the best cycle tracks we have ever experienced, gondola rides and hikes on well-groomed trails perfect for all ages and abilities, swims at nearby gorgeous pools, and short trips into quaint St. Johann, which has all the amenities one could desire. Even looking at the photos makes me want to go back immediately. We have four young children--and even with the demands of juggling many people's needs, this was a deeply relaxing, rejuvenating vacation. Karl helped to make it so with his hospitality and his beautiful and comfortable home. This is an excellent choice for a traveling family. Many thanks, Karl--we hope to see you again, whether in summer sunshine or in winter snow! Best wishes from all of us.

Wonderful home from home!

Having loved our first stay in Chalet Kitzalp in September 2015, we booked again for June 2017 and we have not been disappointed. Karl's house is situated just on the outskirts of Sankt Johann, a lovely little town with good restaurants and shops. The house itself has everything you need and with the addition of the fabulous, partly shaded decking area outside, our two weeks were a complete delight. Comfortable beds, really well equipped kitchen, ample space, good showers and very clean. We even had the use of the washing machine and tumble drier so we are returning home with no washing to do 😀? With fabulous views of the mountains, you couldn't hope for a better place to stay in the Tyrol area.

Karl is an extremely friendly chap who is very welcoming and extremely helpful if you need advice or information on the area. Thank you, Karl, for everything - we've had a brilliant holiday again this year and we are looking forward to our next visit! Elaine, Dave, Moira and Moira.

Ein sehr schönes Haus mit viel Platz!

Wir, Familie mit Grosseltern ,drei Kinder und zwei Hunden fühlten uns sehr wohl in diesen schönen und sehr gut ausgestatteten Haus. Platz genug zum Frühstück & Abendessen auf den grossen Küchentisch und Abends hatten wir viel Spass beim Spiele spielen.Wir brachten unsere eigenen aber im Haus gibt es auch genug.

Das Haus ist mit viel Liebe und Möbel vom hoher guten Qualität ausgestattet.Wir hatten auch das grosse Glück dasss wärend unseren Aufenthalt auch der Hausherr, Karl, im Lande war und er hatte viele gute Tips für die Region.

Wir kommen wieder, diesmal im Sommer!

An Austrian Delight

As soon as you step inside Chalet Kitzalp you feel you are Austrian. From the beautiful flowers in the window boxes to the quaint hearts hanging in the rooms, not only is this a rental home but a precious piece of Tyrolean home life.

Karl, the owner, first introduced himself within minutes of our booking, just to confirm he was a real person owning a real property. This really put our minds at rest. Then from advice about specialist diet foods to buying a new DVD player within 24 hours of reporting problems with the existing machine, Karl and his mum could not have done more to make our stay a comfortable one. The housekeeper also visited several times during the two weeks to ensure we had found everything we needed.

The bathrooms and kitchen were spotlessly clean and very well equipped. Essentials such as dishwasher tablets, washing powder, liquid soap and so on were all provided but the equipment in the kitchen was second to none. We often struggle when making meals in rentals but not here. Storage space is no problem in the kitchen, bathrooms or bedrooms as there are cupboards galore.

It's unfortunate that out of 14 days at the chalet, we had torrential and continual rain for the best part of 9 days. However, the house is very well equipped with books, games and a 1000 piece jigsaw. Within less than a 5 minute drive is the delightful town of St. Johann with gorgeous cake shops and bakeries, a great choice of supermarkets and pretty town square. Kitzbuhel is a 15 minute drive and has free parking opposite the sports centre and we also had delightful days in Innsbruck, Salzburg, Rattenburg and Kufstein-all within a 75 minute drive from the house. Driving is exceptionally easy in Austria and there's lots of outdoor parking space at the chalet.

I loved playing out Austrian home life and even made friends with a non English speaking elderly neighbour. Thank you to Karl for "lending" us his home.

Amazing Chalet in wonderful location.

We have had the most amazing stay at this wonderful chalet, on the outskirts of the beautiful town of St Johann in Tirol.

The house is spacious, in wonderful condition and accommodates every type of guest, from a small family wanting a calm quiet getaway, to a large extended family or group of friends.

Karl is a wonderful host - he makes you feel as if it is your home for your stay, and is a mine of very useful information if you need to know anything. Without Karl's advice we wouldn't have visited Moor & More, an amazing set of walks through forest land with trails to follow for the children, and a wonderful river to play in and dam! Only a very short distance from the house.

Set in a quiet residential area,this quality 1600 sq.ft chalet is home from home with beautiful views of the Wilder Kaiser and Kitzbühler Horn mountains.The chalet is situated 3km from village of St.Johann center,and to the lifts its a 5min. drive.The free skibusstop is 100m away.The lively town St.Johann in Tirol is part of the Kitzbühler Alps ski area with approx.1000km of pistes in 7 ski areas.Kitzbühel ski area is approx.15 min drive and the Skiwelt ski area only 8min away. Ideal for 2 -8 persons, families or a group of friends.

In SUMMER there are numerous hiking and mountain bike trails behind the chalet and an abundance of trails in the area. For the golfers, there are approx.20 high quality 18 hole courses within 10-60min.from St.Johann. For those seeking a day trip away, the fantastic city of Salzburg 1 hour away,as is the provincial city of Innsbruck.
