Old Garden Bungalow is located in the coveted and serene Old Garden Beach neighborhood. It includes 3 levels and 2,600 square feet of finished living space.

The open concept kitchen/dining room is the hub of the home and includes a large center island with prep sink that seats four, and stainless steel appliances (gas cooktop, double ovens, and ultra quiet Bosch dishwasher). The dining table can seat 8+ and overlooks the backyard (which includes spots for sunbathers , shade-lovers, a gass grill, and swing set).

The 1st floor also has a full bath, living room, and sunroom. The 2nd floor has 3 bedrooms with window AC units (king, queen, 2 twins ) and full bath.

Beautifully finished basement receives natural light on three sides and includes a tv room with pull-out couch (for up to 2 additional guests), play/crafts area, office, and laundry. The double driveways can accommodate off-street parking for up to 5 cars, and there is a storage area for your bikes, paddleboards and other toys.

A walk to Old Garden Beach takes a couple of minutes and to downtown is about 10. Other beaches in walking distance include front and back beaches. Small/medium sized dogs with no-bite history are welcome with prior approval. The house is well-stocked and equipped to make gourmet meals, entertain, relax and have fun.

About Ed Pinkin

Alli and Ed are originally from Connecticut and have been married for 8 years and have four young children and a dog named Willie. Alli has a Masters in Education and is a certified Yoga Instructor. Ed has a Bachelors Degree in Political Science and is a Software Sales Professional. On the weekends in the summer our family can be found at the beach, on the water paddleboarding or kayaking, and riding bikes (LOTS of neighborhood bike riding!). In the winter, we ski when we can and our favorite non-local travel destinations include the San Francisco/Bay Area and Jackson Hole, WY (trading spaces anyone?!) We have plenty of experience vacationing with little children and had that in-mind when transitioning our home from our full-time residence to a vacation rental for others to enjoy.

There are countless nooks and crannies to explore on Cape Ann and you can avoid getting in the car for many days. Walk to ocean cliff walks, beaches, kayak and paddleboard tour guide/ rental shop, dozens of onshore fishing spots. Walk to the local diner, coffee shops (fresh donuts, strudel), regular or upscale dinning with ocean views, take-out/sitdown/order ahead seafood shack featuring local lobsters cooked to order!

The updated, open concept kitchen overlooking the backyard is what hooked us on the inside. Outside, this location is well, amazing in many ways.

Quiet and wonderful accommodation for multi-generation family

Our family — 8 adults and 2 grandchildren (ages 3 and 1 1/2) — stayed at the Old Garden Bungalow in late July. There is a twin, a queen, and a king bedroom on the second floor with a full bathroom. There is another full bathroom on the first floor. The mattresses were comfortable, and the bedding and towels seemed to be almost new. The parents of the 3 yr-old slept on the fold-out couch in the finished basement (perhaps not quite as comfortable sleeping accommodations), but they were delighted to set up the provided toddler bed in the attached amply-filled toy room, which kept our grandson happily engaged when he wasn’t playing at the beach or walking to “the city.” :)

For our family, the best feature of the house was the kitchen with an enormous island counter that opened onto a window-filled dining area — this became the heart of the home during our week.

Both a regular drip coffee maker and a Keurig are provided. There is a dishwasher and washer/dryer — all of which we put to good use. The kitchen is well-equipped. We enjoyed the private backyard with a fire pit, provided lawn chairs, and a swing set.

The front door of the house enters into a porch-like room that was perfect for our assorted strollers, coolers, sandals, sand toys, and the dog dishes (yes, it’s pet-friendly!), which kept all that “junky” stuff out of the living space.

We were in Rockport during a humid week. There are window air-conditioners in each upstairs bedroom, a ceiling fan in the dining area, and a free-standing fan.

The location of the Old Garden Bungalow was ideal for our needs. The walks to the beaches (Old Garden and Front), the Headlands, and the town are short and scenic.

Ed is a responsive homeowner who answered our questions promptly.

Incredibly convenient location in quaint Rockport

We vacation with my sister and her family every summer but this was our first time visiting/staying in the Cape Ann area (we typically stay in Falmouth/Cape Cod). We absolutely loved our week in Rockport and more specifically at the Old Garden Beach Bungalow.

We are young families - with 3 kids total, all under the age of 7. As such, the proximity to Old Garden Beach (3 min walk!) was invaluable as was the closeness to Town (5 min) - for trips to the candy store, nightly walks to ice cream and the all important morning/afternoon iced coffee runs for the parents! We all also really appreciated the kids playroom in the basement as well as the awesome swing set in the back yard - which kept them busy enabled them to play independently while we relaxed, grilled, etc. The overall layout of the home is really open and spacious and still felt roomy even with 7 of us staying there.

Ed was a dream to work with - super responsive, honest and very accommodating - couldn't ask for better. We were there during a massive heat wave (where Boston weather was in the 100s with high humidity) so the one (and really only!) challenging thing during our stay was the lack of central air - but Ed did provide a fan for the 1st floor and excellent window units in the bedrooms upstairs - so sleeping wasn't an issue. Overall we were super pleased and happy with our stay - lots of great memories - and we would definitely stay again. Thanks for everything Ed!

Beautiful Home

This home was nearly perfect for my husband and I and our son's family including 2 boys 3 & 6. The boys especially loved the bright basement toy room -- lots of toys and big trucks. The home's layout is great -- rooms for us all to be together or separate if we needed some individual time. The fact that is has 2 full bathrooms including tub and shower was a big plus. The kitchen is gorgeous and had plenty of dishware, cups and glasses, 5 burner gas stove and large refrigerator. Also a Keurig which was nice. We did have a problem figuring out the garbage disposal ( no switch but had a lid that fit into it to turn it on) There are beach towels there which we didn't realize so had brought our own. Very nice washer and dryer. The 3 bedrooms were perfect for us but there is additional sleeping options if needed. Very comfy beds, nice linen, fluffy towels and air conditioners if needed. There are dressers for unpacking clothes -- only 3 hangers though in the King room but bought some plastic ones and left them so that shouldn't be a future problem. It was very close to Old Garden Beach which has no bathrooms or lifeguards and is a little on the small side. It is easy to walk into town but proved a little difficult to haul ourselves and equipment to Front Beach so went early in the morning to park cars. Liked the off street parking and quiet neighborhood.

I would have preferred to pay the $59 insurance rather than mess with the $500 deposit but that was not an option. 5 stars for sure -- as the boys said "This is the best vacation house EVER!"

The Quintessential New England Bungalow Stay!

We could not have been MORE happy with our stay at this house! The Quite neighborhood nestled in by the town and the ocean was filled with postcard houses with impeccable landscaping, filled with flowers! Within 45 seconds you can view the ocean, and be down to the beach in less than 3 minutes. Within a minute you can view the harbor and downtown, and be in Bearskin Neck in about 7 minutes of walking.

I had two elderly women with me, one with mobility problems, and the house worked great for them and for my wife and teenage daughter. The house is MUCH bigger than it seems. Rockport is just about 1.5 hours away from 5 different states.....and we took day trips to Maine, New Hampshire, Vermont, and Rhode Island (Newport). It would have been very easy to have rode the commuter train into Boston from the Rockport station. The locals are extremely nice and very proud of their area....we engaged with many. I am a restaurant consultant, and I found the kitchen to be a many gourmet seafood meals for my party.

Ed was responsive to all requests, and even keyed us in on the wonderful Memorial Day Parade. We have stayed in dozens of VRBO Houses and this one is near the top! Rockport is just the right blend of history, seaside, great food, great people, shopping, and near other attractions. Stay will LOVE IT!

Great location and comfortable home

The house is better than the images show. There is plenty of room for a medium size extended family. The main floor is comfortable, clean, and open - very convenient for family cooking and quality game time.

We were able to walk to town and also found some great spots in the local neighborhood. The local beaches are some of the best I've been to in the Boston area - within a 10 minute drive. There are also excellent beaches within a five minute walk.

Ed was immediate to respond to any questions I had; friendly and helpful.

This place is a gem, we plan to come back!

Perfect home for our needs
