Beautiful interior and great location....But...

First, the positives. The location is great! Just 4 houses away from the beach! Secondly, this unit appears to have been remodeled within the last few years and they really did a beautiful job on the interior! Every room was very beautifully appointed in decor and function. The kitchen was great too. Although the fridge never made ice. The bedding and furniture were very nice!! The negatives are that it's extremely boxy inside. There are lots of little spaces which made it not a great option for our group (11 people) because we couldn't all be in one room at the same time. Although there are 4 beautiful bedrooms, some are almost claustrophobic small... There is a long set of stairs that presented a challenge for toddlers. The "safety" gate was very flimsy and could not be secured at the top of the stairs. The arrangement of rooms is unusual because the kitchen, dining room and main living space is upstairs. The balcony is VERY slanted too. To the point that we actually called to see if it was safe for all of us to be on it at once. Everyone commented on the slope feeling kind of unsafe. The rental agency assured us it was safe. There were a few little glitches but the rental company was very responsive, which we appreciated. Although the downstairs overhead fan never did work, and the handyman couldn't get it to work either. There is no A/C in the unit (as stated) and it does get hot. Everyone in the downstairs bedrooms said it was very hot at night. Even with table top fans. What is not pictured is that when you are sitting on the balcony, you are surrounded by concrete buildings.. Completely surrounded. Not a deal breaker, but it was odd to be eating out there, surrounded on all sides by other close buildings. The parking is MUCH tighter than you'd expect. Small cars (Prius) would do ok. But a mini van or SUV was so tight to pull through, you literally have a few inches on either side. So passengers need to get out before you pull in , and you need to pull in your side mirrors in order to pull in. Parking is awful to find on the street. One guest got an $80 parking ticket for back tires being inches over the red curb. While the unit is beautiful and in a good location, but it wasn't a good fit for our family. I wish I would've known about some of the negatives before I rented it. But the Beach View Realty company was very good to work with. I give them 5 stars. But if we rent another beach house at Newport, I'd select a different property.

The property was neat and well kept and we liked the proximity to the beach and pier.

The downside to the property is that it is a back unit with access only from the alley. It was extremely difficult to get into the garage parking because cars are allowed to park in the alley across from garage. Also the there is very little breeze because of back location and we were there in July when it was very warm. It was difficult to cool the property down and we ended up purchasing extra fans. Also the outdoor space is pretty small for the number of people the property accommodates. The downstairs bedroom configuration is a little strange. We would not rent this property again but maybe for a smaller group or different time of year it would be okay.

Beachview Realty Saved the day for Eight of us

We came to run the surf city marathon and were scammed by an Airbnb add. The place was disgusting. In a panic we phoned Beachview Reality. They were aware of this derelict property and got to work. Within hours they found us a fantastic place for eight of us. The guys were so happy our guys trip was not ruined. I have to give Beachview Realty my highest recommendation - we will not be booking with anyone else when we return to the area.

Cozy Bungalow by the Beach

Nicely decorated, clean, property located just steps from Newport Beach. This cozy property maximizes sleeping accommodations and provides a lovely kitchen and two separate gathering areas, one upstairs and one downstairs. The lower family room and bedrooms were quite cool during our stay in January, but the gas fireplace was more than adequate in providing a comfort climate. The parking garage/carport is quite narrow, but still nice to have included in the property. Great location close to shopping, local park and beach boardwalk.

great experience

great home, and a great company to work with. my extended family vacations in newport every year. by far the cleanest and reasonably priced unit so far for our family of 12. i live local and am usually stuck w finding accommodations. first time using beachview realty and they were great. security deposit was returned quickly too. will definitely book with them next time. the place worked well for our group which has 6 kids. 3 queen beds, 2 bunks and a fold out couch. the garage was a little tight, so a lifted vehicle won't be able to park fyi
