Located in the stunning & extensive private grounds of this picturesque 27 acre farmland, "Pakenham Range" is ideally located & perfect for those looking for a farm experience! This recently renovated ranch style home boasts 6 bedrooms, 3 bathrooms & 4 WC, open plan kitchen & fireplace, BBQ, dining, 12 stables & horse boxes. It is also home to traditional farm animals (cattle, poultry, rabbits etc) with magnificent ponds & ducks that call it home. Guests are welcome to participate in feeding.

Need major improvements
For health n safety reasons the following is suggested to the owner. filthy out door setting( we cleaned) filthy BBQ ( not cleaned) Broken outdoor wooden chairs , slab on drain hole in patio(trip hazard),filthy Oven , pot and pans greasy. We had to clean.Bath room floor tiles same as walls tiles (very slippery) no bathroom mats one of the guest slipped. We requested for mats which were supplied after this incident.water plumbing not to australian safety standards(some hot n cold taps inverted). One shower tap handle not secured and kept falling off. Two shower cubicle doors without splash back resulting in water draining on to bathroom floor. Two broken window panes, need replacing. Fire place was filthy, we did not use it as was not sure if flue was clean. Had to request for a vacuum cleaner and mop. We in fact had to purchase a mop for the bathroom ourselves before we had one supplied. Overall we made the best of it and had a reasonable good stay. Location was perfect. These issues were brought to Joe how was receptive to our observations and recommendation. These was to improve the facilities for both the benefit of the owner and prospective future clients. Thanks Joe for letting us use you home and all the best for the future.

Nice farm stay
Nice spacious property with plenty of room. BYO linen and towels. Not much suitable wood for fire but we managed. Lovely atmosphere and view.

True old farmhouse on the outside, has been renovated inside tho.
Was ok as a place to sleep. Kitchen needs a good clean. Another sofa in the lounge would be good considering it sleeps 14, but only has seating in lounge for 5. Proper logs for putting on the fire are needed, not old bits of timber, and more of it! Outside of house and verandahs could do with a clean up. Great communication from owner. Comfortable and close place to crash for the night with friends after a function in Pakenham.

Our nonstay - and why
I booked this house for my parents and myself, who were travelling to the area for a family event. Unfortunately we didn't end up staying as we arrived after dark and I had not asked the owner enough questions about what to take (it appeared it was a busy time for Joe as he replied quite late to my emails). Although the house was very clean (apart from some of the cooking utensils) there was no toilet paper or matches for the 'fireplace' (which is in the kitchen and I doubt it would warm the bedrooms which are not close to this room) and the duvets do not cater for the cold conditions that eventuated that weekend. The fireplace is the only source of heating. The woodpile comprised of small kindling size pieces, which would not have sustained an overnight fire. There were no tea towels or floor mats at the back door and recent rain made the parking area damp and therefore it would be difficult to keep the floor clean. I know the weather was unseasonably cold that weekend, but there was no accounting for this in the bedding that was provided, or the wood for the fire. If you stay, remember to take sheets, pillow cases, towels and bathroom floor mats! And maybe even a spare blanket or two. Perhaps this would be a great summer house...
