The property is situated 6km from the medieval village of Bettona, on a wooded hillside within a nature reserve with panoramic views towards Assisi and Perugia. The property comprises main house, pool house and swimming pool (9x4.5m) and is situated in 5,000 square metres of woodland. The property is 10 minutes by car from Bettona and access is by unpaved road. Perugia, Spello and Assisi are 30 minutes away. Main house sleeps 5, however upper and lower floors are not connected internally. Upper floor comprises Living/dining room, double bedroom kitchen and bathroom. Lower floor comprises bedroom (sleeps 3), bathroom and garage. Pool house sleeps 4 and there is also a cot.

In die Jahre gekommene "Villa" (Haus) mit "Poolhaus" (Gartenhütte)
Die Kommunikation mit dem Vermieter war nett und unkompliziert. Allerdings wurde vergessen uns vor Anreise mitzuteilen, dass ein Bad der Villa gar nicht benutzt werden kann! Zudem war das Haus bei unserer Anreise nicht geputzt. Was unser Urlaubserlebnis in Summe doch sehr getrübt hat. Das Haus ist in die Jahre gekommen und nicht nur die Betten haben die besten Jahre hinter sich. Wir waren zu dritt, haben uns aber gefragt, wie man als Gruppe von 8 Personen die Mahlzeiten gemeinsam einnehmen will, da gar nicht genügend Sitzmöglichkeiten vorhanden wären. Der Pool war wunderbar und auch sauber. Unsere Vorstellung von dem schönen Blick auf Assisi oder Bettona wurde ebenfalls enttäuscht: einzig von einem Punkt am Poolhaus konnte man ins Tal blicken. Dieser Blick wurde dann dekorativ mit einer Satellitenschüssel und Wäscheleine verbaut, so dass auch dieser Blick nicht wirklich ein Genuss war. Wir werden die Gegend sicherlich nochmals besuchen, aber das Haus keinesfalls erneut buchen.

Beautiful!
This is a very beautiful place situated in the remote countryside. The house is well equipped. Sandy, the owner, and Nourredine, the caretaker, are both very helpful and kind. We easily found a perfect arrangement for some minor niggles we had. We were there with two couples and adult children, and everybody enjoyed their stay a lot. The region offers so much in terms of nature, culture, and most beautiful villages and urban centres that we struggled to see everything we wanted to see, although we spent three weeks there. The pool served to spend relaxing evenings with a glass of wine and a swim (although serious swimmers should note that you need to drive an hour to find a larger bath. The Trasimeno is a bathtub in August). Good times!

The five of us spent two weeks in this house. The house has everything you need (kitchen with all equipments, washing machine, swimming pool, sun loungers, several terraces, lots of shade). The beds were unfortunately very bad (squeaking springs, trampoline mattresses). What disappointed us was, that after two days of travelling, we still had to make our own beds. Some of the pillows had large dirty spots. The ground floor had not been cleaned (enough) - lots of large (basement) spiders and cobwebs. The fact that the drain in the downstairs bathroom was blocked during the first few days was not as bad as the state of the downstairs bedroom. We also had to completely clean the oven in the kitchen, which was full of bread and other crumbs and residue. Another pity was that we had no view at all (only when you stood on your toes on the veranda of the wooden house). What really disappointed us was the extremely long unpaved access road to the house (we knew that the road was long, but this long....). To get to the nearest supermarket, you have to drive for at least 20 to 25 minutes just to get down the hill. I understand that for some this may not be a problem at all, unfortunately it was for us. Also the extremely dangerous situation during this period with forest fires has kept us awake at night, because the house is in the middle of the forest at the end of the road). The house and the privacy are really fine for those who seek peace and quiet and do not mind visits from wild boar on the terrace (we found that very exciting!) After all we had still a lovely time in this house, but we will not come again

Wir waren 2 Erwachsen mit Hund in dieser idyllischen Villa. Die Kommunikation mit dem Vermieter war sehr nett und unkompliziert. Wir (zwei Frauen) hatten uns leider verfahren und der Vermieter hat uns den Hausmeister geschickt, der uns prompt abgeholt und zur Villa gebracht hat. Der Hausmeister ist ebenfalls sehr nett. Wer wandern möchte, kann direkt vom Haus aus loslaufen. Wir können nichts negatives über dieses Objekt sagen. Es entspricht exakt der Beschreibung. Vielen Dank

Sommerurlaub in Umbrien Juli 2021
Insgesamt haben wir den Aufenthalt in Bettona sehr genossen. Der Kontakt zur Vermieterin war stets unkompliziert. Unsere Fragen wurden prompt beantwortet. Vor Ort war bei Fragen oder Problemen ein Hausmeister per Handy oder Internet erreichbar, auch am Tag der Anreise, die sich in unserem Fall aufgrund vieler Staus deutlich verzögert hat. Das Haus zusammen mit dem Poolhaus bietet Platz für bis zu 8 Erwachsene. Dass die beiden Etagen im Haupthaus nicht verbunden sind, war uns zuvor bekannt und für uns kein Problem. Die Küche ist mit einer großen Menge an Kochgeschirr und vielen Utensilien ausgestattet. Handtücher und Bettwäsche sind ausreichend vorhanden. Die Zufahrt zum Haus erfolgt über mehrere Kilometer über einen geschotterten Weg mit größerem Gefälle bzw. Steigungen und mit vielen Unebenheiten. Die Anfahrt ist jedoch auch mit beladenen PKW machbar, wenn man sich darauf einstellt. Viele interessante Ausflugsziele sind von Bettona gut zu erreichen. Für die Zufahrt zum Haus muss man etwas Zeit einplanen. Unsere Söhne erkundeten die Umgebung mit ihren (mitgebrachten) Mountainbikes und waren begeistert vom nahegelegenen Perugia Vecchia Bikepark. Der Pool hat uns allen ganz besonders gefallen. Die Matratzen der Betten sind sehr weich und teilweise durchgelegen. Die Ausstattung der unteren Etage des Haupthauses ist sehr einfach. Nachttische und Lampen an jedem Schlafplatz wären wünschenswert. Zusammenfassend kann man das Objekt für größere Familien mit älteren Kindern oder für Kleingruppen weiterempfehlen.

Why they chose this property

Our villa in Bettona has been in the family for over 30 years. We love the place as it sits high up above the valley with splendid views towards Assisi on one side and Perugia and the plain towards Lake Trasimeno on the other side and is surrounded by lush forest. Day trips can easily be made to Assisi, Perugia, Lake Trasimeno, Spello, Spoleto, Gubbio, Bevagna and for those keen to go further afield, Siena, Arezzo and Norcia (in the splendid Sibillini mountains where a visit to the "Piano Grande" at Castelluccio is a must) can also all be visited in a day. Also a drive up to the top of Monte Subasio gives you the chance to enjoy spectacular panoramas and there are lots of easy walks around the summit.

What makes this property unique

As the villa sits on top of a hill ridge the summer evenings are cooler than down on the valley floor and there is often a pleasant breeze. Our children love to ride and there is a rustic riding centre nearby (20 minute walk through the woods or 15 minutes by car) which organises treks through the countryside far from any roads.
