Villa in Prcanj, Kotor Bay, Montenegro - Few Minutes Walk From Beach And Shop

This comfortable and very spacious 3 bedroom villa is in the picturesque village of Prcanj nestling at the foot of Mount Vrmac. It has two large terraces both with lovely views of the Bay of Kotor (Boka Kotorska) and surrounding mountains. The bedrooms and bathroom are on the ground floor. The main bedrooms have access to the lower covered terrace and the smaller bedroom has air-conditioniung. The open plan upper floor with air-conditioning has a large living/dining room, kitchen and separate toilet. The upper terrace is reached via 2 sets of french doors.There is also a small east-facing "Juliet" balcony on this floor. Car parking for 2 cars. The house has a spare water-supply in the event of water shortages. There is secure private WiFi access to the internet. The house is well-equipped for a relaxing holiday in a tranquil and convenient location.

Why Martin Key chose Montenegro

We love Montenegro and especially the Bay of Kotor. We discovered Prcanj and fell in love with it. Prcanj is a friendly village which stretches along the bay with lots of lovely buildings and views across the water. Also, there is always something to look at on the bay whether it is a large cruise ship or a small rowing boat. In addition there are the villages on the other side as well as the spectacular mountains to maintain the interest.

What makes this villa unique

Kuca Oleander is in a beautiful location with lovely wide balconies on which to sit and admire the spectacular views. Being a detached house it provides a private and comfortable home from home.

We absolutely LOVED the house and Prcanj village is our favourite on the Kotor Bay. Beautiful views from every room, lovely beaches nearby - we had an amazing time here! G and Y. N. (Ireland), O and S. G. (Crimea).



I’m writing in the second floor terrace where we basically spend all our free time. It’s just a killing view that we will miss a lot! Thank you for being so thoughtful and hospitable. We feel that we are not renting apartments but visiting the house of our friends. Love the place and villa. Thank you a lot!

Homely house with stunning views

When we arrived at the house we were amazed at the stunning views! Such a great base to explore this pretty part of the world. Lovely welcome pack of local goodies to pop in the fridge! The house was clean and well fitted out with everything needed for a super relaxing holiday in a peaceful location. The outside terraces were spacious to sit out on and enjoy any time of day or night. Loved to stroll down the hill for a swim and shops and waterside restaurants all within easy walking distance. An hourly bus service runs at the bottom of the hill to 'hop' on to Kotor to explore the old town and climbing up the old fortress wall is a 'must' at twilight! All in all a great holiday experience! Hope to return!

Superb Property

This is a lovely property, so bright and airey and very tastefully decorated, situated in the lovely, peaceful, village of Prcanj. Access is off the main road via a very steep but, relatively, short hill climb but this gives the property unrivaled views across Kotor Bay and the Black Mountains. Would highly recommend this accommodation

The perfect spot

We stayed in this house in high season 2014. What a delight. The location was perfect for us (family with three children). Just a short, but steep, two minute walk to a friendly and well-stocked shop and the waters edge. Although the beach at the bottom of the drive is small, it is clean and the water was beautiful. The children spent hours every day snorkeling; they saw a seahorse and so many fish. We were even lucky enough to see a sea turtle. Kotor is only a short drive and is really worth a visit (or two). We considered leaving the car and taking the very frequent bus which stops at the bottom of the drive...didn't quite manage it though.

The house was very spacious and well-equipt. The living room and kitchen are upstairs, making the most of the spectacular views from the balcony. We ate on the balcony everyday, looking out on the mountains and water; an unbeatable experience.

The property was clean and tidy and had free wi-fi and a good t.v. which came in handy for the kids.

We ate at various restaurants all within walking distance. All were relaxed and good value. Particularly liked the one that served local beer although can't remember the name.

We had a great 10 day holiday here. I would recommend it to anyone, although the steep driveway might prove difficult for people with reduced mobility. We cannot believe that this part of Europe is not better known, my children are already asking to go back!

Wow! Location location location.

The views from this lovely house are totally mesmerising!! We could have sat on the balcony watching the mountains, the sea, the fishing boats, the super yachts and the occasional dolphins for hours! It is a magical location, with its own mini beach at the bottom of the hill that is only a few minutes walk away.

There is a great little shop almost opposite the beach that sells all you could need and the shop keeper is very friendly. Otherwise there is a large supermarket in Kotor, about a 20 min drive away.

There is a woman who wanders along the waterside selling amazing freshly made chocolate donuts that are to die for and definitely worth a mention. Just what's needed after a hard day swimming and floating in the fjord or sunbathing!

There are some great restaurants within walking distance, one is on a concrete jetty right next to the sea and serves fresh seafood with a view.

The house itself apart from being in a fantastic location, is very comfortable and welcoming. It is equipped with everything you could want, including comfortable beds, great reading, TV and DVDs, local information, children's toys, all cooking utensils and spare bedding etc. Alot of thought has gone into ensuring that all your needs are taken care of. The house was very clean and well looked after.

Special interest holidays:

Hiking in the mountains nearby, rock climbing, kayaking, scuba diving, rowing, yachting and all sorts of water sports. White water rafting in Tara Canyon (about 2.5 hours drive). Bird watching on Skadar Lake (1.5 hours drive) and sea fishing (5 minutes walk!) Many fine examples of beautiful Byzantine and other ancient architecture in the area.

Coast/Beach:

5 minutes walk to small beach and lovely walks around the bay. Water is crystal clear. 15 minutes walk to Markov rt. beach (considered the best beach on the bay). Other large sandy beaches available on Lustica peninsular (about 30 minutes drive) or Budva (about 40 minutes drive).

Travel:

Dubrovnik airport is about 68km (90 minutes drive) from Prcanj via ferry at Kamenari (Montenegro) or about 85km if driving around the bay (about 2 hours). Tivat airport is about 17km (25 minutes drive). Car is recommended (can be booked at Dubrovnik or Tivat - pre-booking recommended). There are regular buses (about every 30 mintes) running to Tivat and Kotor at the road at the bottom of the hill (5 minutes walk).

Distances:

Kotor 6km, Tivat 15km, Perast 20km, Budva 26km, Sveti Stefan 30km, Cetinje (old capital) 62km. Lake Skadar (72km).

Further Details:

There is a general store only 5 minutes walk which supplies most of your daily needs (bread, milk, cheese, meats, snacks, toothpaste, etc.) and is open from 7.00am. to 9.00pm (sometimes later). Within 10 to 15 minutes walk are various restaurants, cathedral, churches,additional general stores etc. Kotor is a 15 minutes drive and is a very interesting ancient walled town with narrow streets and many shops. A market is held outside every day, for vegetables, cheeses, meats etc.

Prices are for the property per week or per night shown in UK pounds and include water, electricity etc. Euros equivalent accepted. 20% deposit required to secure booking. Notes on accommodation: In addition to the beds in the bedrooms there are also 2 fold-out single beds. The large sofa in the living area also converts to a double bed. Stairs are open tread so stair gate provided for visitors with young children. Fabric child seat (ties on back of chair) also provided. Selection of dvds and cds available (both adults and children). Secure private wifi internet access. Own water supply in the event of water shortages (sometimes occur in the summer). Calor gas heater and lamp (plus candles and torch) if the power shuts off. House is detached and is in a wonderful location. Parking for 2 cars (note initial access off main road is by a steep incline - first gear required - but is straight forward to negotiate). Bookshelf in living room contains tourist guide books, maps, phrase books, Serbian Dictionary, DVDs, CDs, novels, etc Outside: Small planted areas at either side with olive tree, oleanders, rosemary, lavender, sage, lemon trees, orange and kumquat trees, and seasonal bulbs. Rear of house has a paved seating area with views. Garden loving owner tries to tend and weed intensively whenever she visits and would invite any like minded guests to water any thirsty plants. There is a hosepipe attached to the outside tap at the back of the villa. Cleaning / Towels / Linen / Maid service: Towels and bedlinen provided (duvets, sheets and pillows). Property is cleaned and fresh towels and linen provided at changeover. More frequently if required. Other: Upper and lower terraces both have lovely views over the bay. Upper terrace has table and chairs for alfresco meals. Lower terrace is covered, useful for drying clothes if it rains. Table and chairs for relaxing.
