Villa, Barn and Apartment in Umbertide, Umbria, Italy - Quiet location

Casa Baldelli has been lovingly and sympathetically restored to provide a peaceful holiday home away from the crowds but with easy access to shopping, restaurants and local attractions. The villa provides luxury bedding and towels, dressing gowns and quality crockery and glassware. The pool area has sun loungers, BBQ and wet bar and a table for alfresco dining. The villa is fully stocked with all the basics on arrival with a replacement as you leave, so you can arrive and relax without having to worry. A cleaner is provided as well as cooking, babysitting, massages, wine tasting or whatever service is required.

The tobacco barn is adjacent but not overlooking the main villa and was restored in a contemporary design. There is one master double bedroom with dressing room and en-suite, one twin bedroom and house bathroom on the first floor and a third double bedroom with shower room on the second floor and a private roof terrace. The modern kitchen has fitted appliances and a dining table all with granite work surfaces. This is an open plan design leading into the lounge which has a wood burning stove. The outside terrace with dining table and seating area as well as a private sun terrace is great for dining and sun bathing. It has its own gated and hedged private lawn area and access to the pool.

About Gilly Carey

Mama Gigi and Don Gordioni, as we are affectionately known, welcome all our guests as if they are friends and enjoy spoiling them. Gilly loves cooking and entertaining and Gordon loves the dishwasher!

The house reflects our love of art and interior design whilst it maintains a relaxed, comfortable atmosphere for guests.

Gilly is very house proud and is always making sure everything is up to her high standards and loves pottering in the garden or giving diving lessons to the smaller guests.

Gordon enjoys his jeep with the roof off in the summer and smaller guests love a trip up the hill on the rough roads.

With 7 grandchildren of our own, DVDs, toys, books, swings and the tree house are very popular.

Why Gilly Carey chose Perugia area

Green Umbria was the perfect choice for our holiday home, stunning countryside and amazing landscapes. Although we are at the top of a hill, we are only 10 minutes from the supermarket and a range of restaurants to suit all tastes.

There are lots of interesting towns and hilltop villages to explore and in the summer many local festivals to enjoy. There are some great wine areas nearby as well as great cycling and walking for those not wanting to spend all the time next to the pool

What makes this barn unique

We are very particular about making sure our guests' needs are fully met and will do our best to fulfill their requests so they leave well relaxed.

Children are most welcome and Mama Gigi keeps a great stock of crisps, ice creams and biscuits as well as baking great cakes and buns to spoil them.

The house is fully stocked with shopping on arrival so the guests can relax, should they wish a full service of meals this can be arranged with menu discussions beforehand or food prepared for them to cook.

The area around the pool is great for barbecues and cocktails, although the six o'clock rule sometimes gets forgotten!

Fabulous in every way!

I stayed in Umbria with the wonderful Gilly in July 2014, this was my second visit and it just gets better! I can not speak highly enough of Gilly, she is the most fantastic host who goes over and above to ensure your stay is perfect. Her hospitality is incredibly special, she creates a unique atmosphere and makes her guests feel completely relaxed. The location and setting is truly beautiful and the food exquisite. Whilst there I made some great friends with other guests and I can not wait to return!

Fantastic stay

We stayed at Gilly's place in the Tobacco Barn when in Umbertide for a friends wedding. The stay was everything we could have hoped for. The accommodation is a beautifully restored property and has everything you could need. Gilly was very welcoming and made our stay very comfortable. We have a young son and he had a blast exploring the gardens, in the pool and playing with Gilly.

Gilly was fantastic, hosting a 1 year old birthday party and looking after our son while we were at the wedding.

I cannot recommend Gilly's enough. The property is truly excellent and Gilly is the most welcoming of hosts. We will be back..

Already 5 years have we visited this beautiful and friendly place. We love the friendly and wonderful hostess. Most important for us is quality and cleanliness. In every year completely new bedding. Different restaurants, golf club and shopping is half-hour drive away.

The most beautiful sunrise behind the mountains and in the midnight sky falling stars.

For our son the holiday in Casa Baldelli is the total hit of summer vacation.

Simply Wonderful

We had the most amazing stay at CB in April this year! Gilly was a fantastic host and nothing was ever too much trouble for her. While the villa looks beautiful in the pictures it is truly stunning in real life. The attention to detail throughout CB is outstanding. It is a place of luxury were we could relax and enjoy sometime out from our hectic lives. The Villa offers the best of both worlds, by car you can easily access the larger towns in Umbria and beyond or you can choose to have lazy days lying around reading a good book while taking in the magnificent views! We can not wait to return next year!!

Perugia airport is a half hour drive from the house and Ancona one hour and a half both of which are serviced by Ryanair from Stansted airport London. Rome, Bologna and Florence airports are a two hour drive and Pisa airport would be 3 hours drive. Car hire is necessary. Flights are also available from Gatwick to Florence.


The local towns are Umbertide and Trestina both approx 10 minutes drive away. The local market is held every Wednesday in Umbertide and nearby in Citta di Castello on Thursdays and Saturday. Perugia, Assissi and Cortona are 30 mins by car and Citta de Castello is 20 mins. Florence is about 2 hours and the Mall for Designer label shopping is 1 1/2 hours away.

Notes on accommodation: The property is 500 years old so stays cool inside during the summer months but fans are provided in all bedrooms if the going gets too hot. All the windows have integrated fly screens which enables the house to get the breeze without the bugs. In the winter months the wood burning stoves and the central heating keep the house warm. The villa is located at the top of a hill so there are some lovely walks nearby and also in the grounds through the woods and olive groves. At the furthest point of the garden is our tree house and a flat area as a football pitch, archery area or badminton for the children. The pool is gated for childrens safety, and most of the garden is fenced but there are some steep sections so children need to be kept an eye on. Outside: The villa is nestled in 10 acres of landscaped gardens, chestnut woods, olive and fruit groves and a vegetable garden. The pool is 8 metres by 5 metres and has a shallow end as well as a deeper section however a ridge runs all the way round the inside edge the same as the shallow end. The pool is a salt system which is lovely to swim in. The terraced area around the pool has 10 sunloungers with removeable towelling covers as well as a table and chairs for outside dining. A pergola sits over the dining table so there is plenty of shade should anyone wish to avoid the sun. There is a gas barbecue by the pool as well as another outside the kitchen area of the main house so should there be lots of guests the two can be combined. The stainless steel units by the pool have 2 fridges as well as storage cupboards for towels, glasses, suncreams etc. There are plastic glasses stored here for use by the pool to ensure the safety of the guests.
