Villa in Eraci, Lustica Peninsula, Montenegro - Village Location, 7 mins Drive to Nearest Beach

Eraci is a beautiful villa designed in traditional Mediterranean style to blend with the other houses in the tiny, picturesque hillside village in which it sits.

The interior design is definitely contemporary - with open plan living spaces, large windows and creative design features. All 5 bedrooms have en-suite bathrooms and 2 have their own terrace.

A beautiful circular staircase within a hexagonal tower links the 1st and 2nd floors.

The pool area was planned specifically to preserve ancient olive trees which help to afford shade to the extensive sun terraces. The spacious 1st floor terrace provides a perfect 'al fresco' dining area, with a gas BBQ.

The area around Eraci is largely undiscovered, and spectacularly beautiful – reminiscent of Tuscany – yet there are two attractive beaches within 7 mins drive, with adjacent restaurants and bars, and nearby Rose is undoubtedly the prettiest fishing village in Montenegro.

About Roger Britton

I am English (born and bred in Bristol) but have lived outside of the UK since 1999. I am currently based in Cambodia, where I own a restaurant - but previously lived for 8 years (from 2002 to 2010) in the former Yugoslavia - firstly in Belgrade and then in Montenegro. I still spend as much time as I can in Montenegro (at least a few weeks a year) and eventually would like to retire there. I have owned property in Montenegro since 2004 - having fallen in love with the country, while it was still part of Serbia and Montenegro. I bought this and my other property in Zabrdje (Owners Direct Ref. MN560), also on the Lustica peninsula, in 2007.

Why Roger Britton chose Montenegro

For me, buying on Lustica was one of the easiest decisions I have ever made - as it is, in my opinion, the most beautiful part of the Montenegrin coastline. Still largely undiscovered and spectacularly beautiful, reminiscent of Tuscany – Lustica is starting to enjoy more popularity with travellers looking for something different and in addition several large and impressive developments are either already underway or are soon to start. These include the Lustica Bay development, well underway on the other side of the peninsula and 2 other multi-million Euro projects ready to go. However, the peninsula still remains one of the most peaceful and unspoiled locations in Montenegro.

What makes this villa unique

This is without doubt one of the most spectacular villas on Lustica (in the opinion of a local Estate Agent friend of mine it is THE best on the peninsula). Beautifully designed in 'Tuscan' style, with a huge and stunning looking swimming pool, separate child’s pool and fantastic views over Mamula Island and the open sea. When I stay there - I honestly never want to leave!

Notes on accommodation: Air-conditioners, in every room, double as heaters and heated towel rails in some bathrooms. A cot is available and further cot(s) can be provided on request. The ground floor is completely self contained and includes 2 of the bedrooms, a kitchen and a sunken living room. Unfortunately pets cannot be accommodated. Outside: Large garden (300m2) paved with traditional stone, interspersed with grassy areas and mature plants. Part of the ground floor terrace is sheltered by a pergola with grape vines and jasmine climbing over. Large private pool (12x8m). Garden is also well lit for evening use. Outside shower and BBQ. Loungers and garden furniture supplied. Large 1st floor (partly covered) terrace. 2nd floor terrace accessed from 2 of the bedrooms. Utility Room: Utility room off larger kitchen with washing machine and tumble dryer. Cleaning / Towels / Linen / Maid service: Towels and bedlinen supplied with weekly change. Property cleaned weekly, but mid week clean available on request. Changeovers and any necessary maintenance carried out by our English speaking staff.

Beautiful villa and pool

We had a fantastic holiday in Montenegro staying at villa Eraci. The villa is lovely and very well equipped and the pool is lovely and big. Our local contact was really helpful and helped us to organise things locally, he couldn't do enough to help us. The villa is beautifully remote so be prepared for the drive up the mountain. It isnt that far but is quite long and slow!

Beautifully remote

This is a spacious, highly comfortable and well-equipped villa in the spectactular Montenegran countryside.

The villa is very large (we were 9, but it could very comfortably accommodate more), with a great pool, several terraces, bbq and beautiful views. It is very family friendly and perfect for a large group.

We were met by the local agent who was available for any help and questions through the week.

The surrounding area is very beautiful with several charming local towns and villages, beautiful beaches plus boat trips and other points of interest.

Be aware the whole peninsula is very remote and the drive to the villa, although perfectly manageable in an ordinary car, is challenging and slow.

Highly recommended as a secluded getaway.

A hidden secret!

After travelling around Montenegro (which is a must) and its outstanding beauty we stayed for a week in this beautiful villa. The decoration and equipment available was well above average. The pool delightful and the views… stunning! Go… and enjoy this wonderful part of the Med.

Great Villa

Car: necessary


Two beaches, one pebbled, one with purpose built concrete platforms 7 minutes drive from the villa. Both have restaurants and bars adjacent. Sophisticated beach resort of Oblatno and beautiful fishing village of Rose both within 10 minutes drive. Views from the villa include the fortified Island of Mamula and the Prevlaka Peninsula, shared with Croatia. Magnificent views over Boka Bay, including the new Marina at Tivat (largest in the Adriatic) a short drive away further round the peninsula.


Tivat Airport is 25 minutes drive from the villa. Dubrovnik Airport (Croatia) and the Airport of the Montenegrin capital, Podgorica, both 90-120 minutes drive. Use of car essential. Car hire available at all Airports.


By car - Tivat is 25 minutes, Kotor 25 minutes, Budva 40 minutes, Herceg Novi 60 minutes, Dubrovnik 1¾ hour. Beautiful walks from the house and short drives away including churches, monasteries and ancient fortifications.

Further Details:

From the nearby beaches of Miristar and Zanjice, catch a water taxi to Herceg Novi, Tivat, the famous Blue Cave or secluded Dobrec, only reachable by boat. Dobrec is one of two beaches on the Lustica peninsula (out of a total of six in Montenegro) which have been awarded the Blue Pennant by the WTO (the other being Plavi Horizonti, further round the peninsula) - and it also boasts an amazing seafood restaurant. There are 3 excellent restaurants and a scuba diving school at nearby Rose. The popular resort of Krasici is only 10 minutes drive away, where there is a pizzeria, a great local restaurant and several shops. A few minutes further along the peninsula at Kertoli are 3 top quality fish restaurants.

At Tivat, the new marina is the largest and most stunningly located in the Adriatic and a 5 star hotel is due to open there in 2014. Tivat itself has a range of restaurants, bars and cafes. The beautiful old walled town of Kotor (likened to a smaller version of Dubrovnik) features a myriad of cobbled streets and small squares on which can be found a range of restaurants, bars and shops – plus the trendy Maximus Club, one of the coolest on the Med.

Then there is Budva – playground for the ‘beautiful people’ which again has a range of bars, restaurants and clubs – including the new Miracle Lounge which features an impressive program of live music – including well known international bands and DJs - all through the summer.

Montenegro boasts a whole range of amazing tourist attractions, such as the Lovcen National Park, Lake Skadar with its huge range of wildlife, the Ancient capital of Cetinje, the famous island haunt of the rich and famous – Sveti Stefan and the Old Venetian Port of Perast with its picture postcard islands just off shore. From Kotor, Perast or Tivat – take a boat trip round stunning Boka Bay. And if you want to venture across the border - visit the jewel in Croatia’s tourist crown – Dubrovnik.

Booking can be made via the Owners Direct website by email any time. 25% deposit required to book. No reservations can be accepted without a deposit. The remaining 75% is required via bank deposit 45 days before the commencement of your stay, along with a refundable damage deposit.

Changeover Day:
Preferably Saturdays or Sundays - but other days will be considered. Guests must vacate by 10 am and arrival after 4 pm, although there may be flexibility on this on certain weeks.

Notes on prices:
Prices per week in UK Sterling, based on parties of 6 persons or over.
Discounts available for parties of less than 6.
