Cactus House (4 bed) is a new 'World Class' property only finished in 2015 & built virtually without regard to cost. Situated on the hillside behind Coco it enjoys incredible views of both the harbor & the Caribbean sea, plus provides absolute privacy and tranquility - ideal for groups but also very popular with couples who want an exclusive hideaway plus total privacy & maximum space.
The infinity pool here is the largest in the area and has stunning panoramic views.
Cactus is unsuitable for wheel chair users or those with walking difficulties, due to its hillside location and steep driveway.
However Coco is on the flat with only a few steps needed to access the house.
Guests at either property have access to the Sugar Ridge hotel pools, gym and spa and restaurants. Hamilton Estate was visited by TV's 'Place in the Sun' receiving very favorable reviews.
Just a short walk across the road are two of the best beaches on Antigua. Of different characters, both have pristine white powder sand, pure blue water plus good beach restaurants.
Jolly Beach is more commercial of the 2 with motorized water sports, vendor’s stalls & 'Castaways' restaurant. Valley Church is much quieter, also has a beach bar / restaurant for all day drinks & meals, but is surrounded by lakes & greenery.
Also within an easy walk Jolly Harbor offers Banks, shopping, large supermarket & many restaurants.
The quiet location of both houses is perfect, as it is just 20 minutes from the capital St Johns or a 30 minute private transfer from the Airport - this is a complimentary service we provide.
Both were designed with emphasis on outdoor living so have external dining areas, large private pools with part shaded pool decks. All bedrooms are of good size & air conditioned with modern bathrooms, each with large walk in showers or bath. The kitchens too are substantial and well equipped for self catering - there are BBQ's on the patios.
Although Cactus is absolutely new , Coco was fully refurbished recently so nothing is lacking - new bathrooms, walkways, furniture, kitchen equipment etc are just part of the story. Coco House and it’s continuing quality is confirmed by the number of Guests who return year after year. For your reassurance we also have Yasmine our Estate Manager , who will look after your needs great or small during your stay.
The design puts great emphasis on outdoor living with external dining areas, lounges & a part shaded pool deck. Both the indoor dining area, lounge and kitchen offer wide double doors to the exterior patios so to maximize the internal cooling and natural light.
The pool deck is the largest of the trio of Villas and is equipped with very comfortable loungers placed either in the sun or shade. The pool is of generous size and of a family designed depth. The gardens are extensive and filled with lush vegetation and many palms – it is perfectly safe for children to play unsupervised in the secure environment away from the raised pool.
On arrival all guests are met at the Airport by our Driver and then at the Villa by Yasmine, who will pass over the keys and explain the house, surrounding attractions, plus will provide the complimentary welcome pack of necessities to get your holiday off to a great start. Virtually any special requirements can be arranged for you, just ask.
Both the Villa Manager and Driver are at your disposal 24/7 should you have any problems or need any advice.
Accommodation - Coco outside
The Villas have been designed around the Caribbean climate and thus primarily it's ‘al fresco’ living.
The large covered outdoor dining areas open to the cooling breeze, plus it is south facing not only for all day sun, but also uninterrupted views of the unspoilt lush hillside and verdant vegetation at the rear of the property. Eating breakfast will possibly be to the serene backdrop of various birds including egrets, maybe the odd mongoose and perhaps a passing cow or goat.
Apart from the dining table and chairs, also undercover are loungers, chairs, sofa and triple burner gas BBQ. By the pool there is another set of table and chairs, even more loungers both in the sun and in the shade, providing ample space for sun worshipers. The pool at Coco is of a good size being 14 x 26 and the fully tiled pool deck is again the largest of the Villas. Additionally there is an indoor pool toilet and outside an outdoor shower, which is useful when you come back covered in sand after a day on the beach! The pool has ‘Diamond Brite’ finish, steps at the shallow end, plus a family friendly maximum depth. . The garden has numerous palms, ferns , flowers plus it is externally secured by a screened fence, so children can play in totally safety.
The south facing dining area is accessed by large double doors opening out onto the various patios. From here there are uninterrupted views of the well-stocked gardens plus the densely wooded hillside at the rear of the house. The lounging area outside has comfortable sofa and chairs and pool deck has more tables, chairs and loungers.
The large garden also has table tennis, darts board and some badminton equipment.
Accommodation - indoors
The equally spacious interior is completed by lounge and dining areas, plus a large kitchen. The typical Caribbean exposed wood beamed ceilings are double height, so very cool but have the added comfort of ceiling fans and air conditioning.
The kitchen is open plan with breakfast bar, new large gas cooker and oven, new American sized fridge and freezer, dishwasher, plus is comprehensively equipped for self catering. To guard against mains supply disruptions, there is also large underground water tank.
The dining area has a stone tile table top, ceiling fan and air-conditioning. The lounge area has a matching coffee table, very comfortable sofas, plasma television (with over 60 channels). There is also audio, a CD player and an i pod dock. These are all supplemented with free WiFi internet connection and a small collection of board games, DVD’s, CD’s and books. The tasteful decor is complemented with original paintings from local artists. In addition you are supplied with a free mobile phone for your stay, which is ideal for making restaurant reservations, booking taxis and checking flights. Next to the bedrooms is a separate utility room with washing machine and tumble drier.
Apart from comfortable beds, all three bedrooms have individually controlled air conditioning and additional ceiling fans. Each room has plenty of draw units, louvered hanging space, hair dryers plus bedside tables with reading lamps. All bedrooms have modern en suite bathrooms equipped with either triple sized walk in showers or bathtubs. All bathrooms are large (smallest is 70 sq ft) and all feature specially imported ‘Roca’ European showers & bath controls.
Master bedroom has triple aspect views with wide doors opening onto the pool deck and windows overlooking the palms and garden - there is also a safe. The en-suite bath room has a large walk in shower. The twin bedroom has two single beds and en-suite bathroom with the largest of walk in showers.The double bedroom has double bed and en-suite bathroom with full sized bath.
In addition there is a cotora spare folding bed available.
Getting around the Island is simple by either car, taxi or bus, which drive on the right hand side. The Capital St Johns is home of the cruise liners and International shopping can be found in the totally restored Heritage Quay. Only a few yards away you walk back into history with the old character filled buildings and streets, all safe to walk unlike some Caribbean destinations. In the countryside the many abandoned sugar mills act as a reminder of bygone trade and slavery. Nelsons dockyard is a fully restored working harbour which has won many awards and only a short distance away is Shirley heights and its colonial fort , from where there are stunning views over both the sea and countryside. Worth a visit is Bettys Hope which was Antigua’s first sugar estate & some restoration of the ruins have taken place and the Mill is now totally intact.
Alternatively if relaxing in the sand is your preference, you will be spoil for choice as it is reputed that Antigua has a different beach for everyday of the year, some of the best being just a walk away from Coco House.
Apart from the beaches there is plenty to do, perhaps try :-
Yacht Charter has been arranged for those staying at Coco House. This is a private charter for just your party from a choice of 2 Companies & includes free transport to & from the house. There is either a superb 50ft yacht or a 'classic' 40ft Bristol with experienced crew to pander to your every need, including lunch with fine wines. Throughout the day all food and drink is complimentary. Sunbathe on the deck, relax in the shade, snorkel & swim off the side, ride the dingy and perhaps take a turn at the helm if you wish.
For younger ones there is a Donkey sanctuary which is a simple establishment, but captivating for children who can ‘adopt’ the donkey of their choice. A small fee will make them eligible for a certificate & photo, plus regular updates on their new pet. The sanctuary caters for abandoned, injured and abused animals from all over the island and is a charity. Entry is free.
Alternatively there is rare chance to swim with Sting-rays at Stingray City . A high speed boat takes you out to sea to a pontoon where you can stand or swim in the shallow water. About 30 - 40 rays come in from the Ocean and you can then both stroke, hold and feed them. This is a well organized professional excursion, totally safe for children.
Any specific needs can be catered for to guarantee the most memorable of holidays.

Well, my friend Michael B in the previous review got it right for a change. I agree with all the raves in the other reviews, so I'll add some extra stull.
We are a group of 7, two couples and three singles who are approaching senior citizenship. There was plenty of space for us. We do most of our own cooking and bring our own meat with us. The grill was good and we cooked a turkey and prime rib in addition to hot dogs. For me, the best part was dealing with Roger the owner. We have rented many houses in the Caribbean and I can say that he was THE best I have worked with. Prompt and honest replies to any of my concerns. The rest of the staff was super; very kind and helpful although there weren't any problems to deal with. Iris of Sunny car rental was a bit more "relaxed" in her replies. (Island time?) Don't worry, she is capable and helpful, and the van was what we wanted.
The house is in a convenient location, quiet, close to supermarket, and a glob of beaches on the Caribbean side with quiet waters, beach bars and lounges for $5
First time in Antigua, we did a fair bit of exploration in 2 weeks. English harbor and Shirley Heights. On Sun, steel drum band and barbeque. Betty's Hope plantation, Long Bay and Devil's Bridge. It takes a lot to impress some in our group but Devil's Bridge story left us a bit speechless. Enjoyed a sail on Jabberwocky. For us, much better than a catamaran with 50 others and loud music.
We went wild at the Sheer Rocks restaurant, very upscale but worth the experience. Enjoyed lunch at Ana's, medium upscale on beach north of St John's. And, of course, fish and chips at the joint down the hill.
All in all, delightful house on a delightful island
What a beautiful property and home, well maintained, the kitchen is extremely well stock (shapers knives needed) and plenty of space to spread out especially with a group of 7 adults. The driveway is a delightful challenge, but worth the challenge because of the beauty at the top of the drive. My group has stayed in many places over the last 20 years and this is the best by far!

We saw this house last year when we stayed at Ffryes villa, which stands in front of Coco Villa. Also owned by Roger, the owner of Cactus.
It was so beautiful, and I had said to my husband that I am determined to stay there one day. I never dreamed we would actually do so!
The house itself is immaculate along with the immaculate views to match. From breathtaking views of the Caribbean sea, and on a good day, Montserrat in the distance, to the stunning views of Jolly Harbour.
The house has everything you could possibly wish for to make your stay wonderful, including the staff who are wonderful too. If you need anything at all, they are there to help. Hazel who is the Manager, was in constant contact to ensure we were okay. We chose to have the complimentary transfers to and from the airport and then have a car delivered to the house. So we were picked up by "Lava", who is such a fantastic guy.
I cannot put in to words exactly how we feel, only at how sad we are we had to come home. Antigua is such a beautiful island, with lovely people, especially if you treat them with the respect they deserve.
Go everywhere, try everything, you will not be disappointed! Just disappointed when the magic ends and you have to come home. You will feel so at home in this very special house. Even from the air in the helicopter and again from the sea, this house stands out amongst the beauty of the surrounding area.
I will finish by saying, that the owners are as wonderful as their house. Just dealing with Roger has been an experience in itself !. Everyone in the area seems to know Roger and had only the highest praise for him. Enough said, apart from - can't wait to go back. Go, you will not regret it

The property is located close to Jolly Harbour and all the facilities located there. However, the real benefit is the property itself and the way it is managed. The owner does his utmost to accommodate your needs and provides good communication throughout the process. The property manager provides an excellent service and everyone involved genuinely cares that you enjoy your holiday and go above and beyond to achieve this from the minute you arrive to the point you return home. I have never been so well looked after.
The property is new and well maintained and as such cannot be faulted. Every room is large and well presented and each bedroom has its own en-suite. The pool is beautiful and not overlooked meaning that you can swim day or night without feeling that you are disturbing any neighbours. The views are good and present excellent opportunities for the obligatory Caribbean sunset photographs.
The property is well stocked with books, baby equipment, and kitchen equipment which means that you really do not need to think of anything except what you are going to eat or drink.
I can honestly say I have never stayed in such a beautiful, well maintained property
When you first see Cactus House from the road it really does take your breath away. It is more impressive than the pictures show, and in fact as we went on a boat trip from Jolly Beach you can see the house a long way from the shore. That means the house has outstanding views, and to rest on the infinity edge of the pool looking out at the turquoise ocean was something we loved to do everyday, such a restful and relaxing view. The quality of the house and it's furnishings are very tasteful and in the opinion of my whole family the nicest place we have rented, and we have rented for many years all over the place! The deck was a favorite of the family, such a great space for everyone if a break from the sun was required. Pool area was amazing too, sun beds most comfortable I have ever encountered.
Roger was an amazing host, extremely responsive in replying to emails etc, and most gracious with any requests I had.
Thank you Roger, you and your family are lucky to have such a wonderful house in such a beautiful location. Boy did we love Cactus and Antigua!

The photos do not lie! The house, pool and views were amazing. We came for a wedding at Sandals and decided to stay here rather than a hotel. No regrets at all. I loved not sharing a pool with strangers and being able to enjoy it at my leisure. Each day this adorable bird, which my family named Henry, visited us for breakfast...and lunch. I wanted to take Henry home with us. The best thing about Antigua was being in this house with my family. Everyone enjoyed themselves. We appreciated the simple things like having meals together outside. That alone was priceless! The taxi driver Lava & his wife were friendly and trustworthy. Hazel was a pleasure to meet and Roger was a pleasure to work with! Can't wait to get back to the Cactus House.
Both Coco and Cactus Houses are situated at the exclusive Hamilton Estate on the West coast of Antigua, thus face the Caribbean sea.
Coco House ( 3 bedroom - Home Away ref 1143305 ) is the largest of the 3 villas on the lower level and has three modern en suite bathrooms.
Cactus House (4 bedroom - Home Away ref 2190303 ) is situated on the hillside behind Coco and was only finished in 2015 being built virtually regardless of cost, with the intention of providing luxury accommodation for up to 8 people. However it is equally popular with couples who want the ultimate in space , peace and privacy. This is a sumptuous Villa and already regarded as one of the best properties in the area. Naturally the views are stunning from either the lounge terrace or from the lower pool deck , which has the largest private infinity swimming pool locally. In addition to the pool deck there is also a very private sun terrace, which also has the BBQ.
The location is not overlooked in anyway so offers absolute privacy .
Transfers are complimentary with your own private driver and take about 30 minutes from the Airport or about 20 minutes from St Johns the Capital. The peaceful location is flanked on one side by the new 5* Sugar Ridge Hotel and green open land on the other, then there are densely wooded rolling hills at the rear. A ten minute walk takes you to Jolly Harbour, which is the premier Marina on the west coast, so apart from the golf course plus many yachts, boats, banks and restaurants, there is an excellent commercial centre which caters for all your needs. The whole area is surrounded by world class soft powder sand beaches and azure sea.
Unlike the English Harbour area , the restaurants, shops and amenities at 'Jolly' do not close down during the quieter months of April - November, so you are assured that virtually everything is available to you for the whole year long.
Antigua is the closest of the major Caribbean Islands with a flight time of under 8 hours. It's small size of only about 100 square miles with a population of 85000, means it is easy to get round, plus it has one of the most envied climates in the West Indies, lying where the Caribbean sea meets the Atlantic. Its proximity to the equator means that there are no distinct weather seasons and is regarded as the driest of the Caribbean Islands with little difference in temperature each year. The normal daily temperature is about 27'C (80'f) with a variation of just a few degrees either side during the year. Winter is regarded as December - March, but most of the rain falls August - November. The hurricane season is technically July - November, but being so far south of the hurricane belt means that it is almost 20 years since the Island was last affected. Antigua is one of the Leeward Islands, so benefits from cooling trade winds which makes the tropical climate very acceptable. These winds also make it a great location for sailing and water sports, additionally the crystal clear waters are great for diving and snorkeling.
