Situated on the hillside behind my other property Coco, it enjoys incredible views of both the harbor & the Caribbean sea, plus provides absolute privacy and tranquility - ideal for groups but also very popular with couples who want an exclusive hideaway plus total privacy & maximum space.

Coco House (3 bedroom / 4 bath) stands 100 yards below Cactus, however nothing is shared as it is in it's own separate quiet grounds & gardens - Coco is also the largest of the three lower villas on Hamilton Estate. Ideal if you want sheer luxury, total serenity & absolute privacy, yet be just across the road from two of the best beaches on Antigua. Also perfect if you only want to be a 10 minute walk to the Jolly Harbour complex of shops, golf, supermarket & restaurants. Plus as it is situated next door to the 5* Sugar Ridge Hotel, you have access to their restaurants, gym, spa or beauty facilities - or choose from ten independent local restaurants within easy walking distance & all offering excellent variety and value.

This property is in a league of its own, perched on a massive stone plinth overlooking both harbour and sea - it is a house of grand scale. Built with the sole aim to accommodate up to 8 guests in absolute comfort, whilst offering unrivaled 360' views of the Caribbean & local countryside. The infinity pool here is the largest in the area and has stunning panoramic views. The house has been designed around the Caribbean climate and thus primarily it's ‘al fresco’ living.

Cactus is unsuitable for wheel chair users or those with walking difficulties, due to its hillside location. If mobility is a problem Coco House is suggested as an alternative as it is predominately on the flat .

Hamilton Estate was recently visited by TV's 'Place in the Sun' receiving very favorable reviews.

Just a short walk across the road are two of the best beaches on Antigua - of different characters but both have pristine white powder sand, pure blue water plus good beach restaurants.

Jolly Beach is the more commercial of the two with motorised water sports, vendor’s stalls & 'Castaways' restaurant. Valley Church is much quieter, also has a beach bar / restaurant for all day drinks & meals, but is surrounded by lakes & greenery. Also within an easy walk Jolly Harbor offers Banks, shopping, large supermarket & many restaurants.The quiet location of both houses is perfect, as it is just 20 minutes from the capital St Johns or a 30 minute private transfer from the Airport - this is a complimentary service we provide.

At Cactus each of the bedrooms is of exceptional size and naturally they are individually air conditioned, plus have modern bathrooms all with large walk in showers or bath. The kitchen is huge, having expansive marble worktops, top end appliances and comprehensively equipped for self catering.

Both properties were designed with emphasis on outdoor living, so have external dining areas, BBQ's on the patios, large private pools with pool decks offering sun and shade areas.

Coco and Cactus each have additional indoor dining areas, with lounge and kitchen providing wide double doors to the exterior patios to maximize the internal cooling and natural light, plus the lounges have high speed 4G broadband and WiFi .

Cactus's infinity pool deck is the largest in the area and equipped with very comfortable loungers which can be placed either in the sun or shade. For young children the pool has a shallow side section and at night you can progamme the underwater lighting to give a light show of your choice . If you want to be more active the upper garden has outdoor table tennis, darts and volley ball to entertain you. The mature gardens are extensive, filled with lush vegetation, plenty of flowers and many palms , plus of course an abundance of cacti !

For your reassurance we have Hazel our Estate Manager , who will look after your needs, great or small during your stay. On arrival all guests are met at the airport for complimentary private transfers by our driver 'Lava' and then at the Villa by Hazel, who will pass over your keys, explain the house, the beaches and surrounding attractions, plus will provide the complimentary welcome pack of necessities to get your holiday off to a great start. Virtually any special requirements can be arranged for you, so please just ask.

Both the Hazel and Lava are at your disposal 24/7 should you have any problems or need any advice.

It is simple to get around the Island by either car, taxi or bus, which drive on the right hand side.

The Capital St Johns is home of the cruise liners and international shopping can be found in the totally restored Heritage Quay. Only a few yards away you walk back into history with the old character filled buildings and streets, all safe to walk unlike some Caribbean destinations. In the countryside the many abandoned sugar mills act as a reminder of bygone trade and slavery. Nelsons dockyard is a fully restored working harbour which has won many awards and only a short distance away is Shirley heights and its colonial fort - here there are stunning views over both the sea and countryside. Worth a visit is Betty's Hope which was Antigua’s first sugar estate & some restoration of the ruins have taken place and the Mill is now totally intact.

Alternatively if relaxing on a sandy beach is your preference, you will be spoil for choice as it is reputed that Antigua has a different beach for everyday of the year, some of the best being just a walk away from Cactus and Coco House. Apart from the beaches there is plenty to do so perhaps try :-

Private Yacht Charter can be arranged for those staying at Coco or Cactus House. This is a charter for just your party from a choice of either two companies & includes free transport to & from the house. You choose either a superb modern 50ft yacht or a 'classic' 40ft Bristol - both have experienced crew to pander to your every need, including lunch with fine wines. Throughout the day all food and drink is complimentary. Sunbathe on the deck, relax in the shade, snorkel & swim off the side, ride the dingy and perhaps take a turn at the helm if you wish.

For younger ones there is the Donkey sanctuary which is a simple establishment, but captivating for children who can ‘adopt’ the donkey of their choice. A small fee will make them eligible for a certificate & photo, plus regular updates on their new pet. The sanctuary cares for abandoned, injured and abused animals from all over the island and is a charity. Entry is free.

Alternatively there is rare chance to swim with Sting-rays at Stingray City . A high speed boat takes you out to sea to a pontoon where you can stand or swim in the warm shallow water. Usually about 30 - 40 rays come in from the Ocean and you can then both stroke, hold and feed them. This is a well organised professional excursion, totally safe for children.

Private Paradise

The photos of the Cactus villa don't lie. It looks just like that! Gorgeous, spacious, and the pool deck is something to behold. It was so nice, we joked that we just wanted to stay at the house ! You definitely need to go grocery shopping when you arrive, but a great store is just a short drive away. Speaking of driving, we rented a small vehicle from Sunny Rentals (highly recommended) and the little car had a tough time getting up the driveway (even when dry!). I highly suggest a 4x4 rental for driving in Antigua (nasty speed bumps will scrape the bottom of the small cars!). We never attempted to walk to the beach or to stores from the villa. Just too far in the June heat. But when we did do the beach (bring your own towels! Villa doesn't supply beach towels), we frequented the closest (and best) one: Church Valley. We had the beach to ourselves one day (it's off-season in June) yet the bar/restaurant was open and did a great job (rentals, etc., they had it all). This beach has facilities...a must!

The villa is close to the harbour, and lots of restaurants. Mayday and Al Porto were excellent, to name a few. A few notes on the Cactus villa that you should know: the pool deck on the floor where all the bedrooms are, two of which open right out to the pool. The bedrooms have A/C. The floor above (kitchen, family room) does not have A/C. It gets quite hot when you close all the doors. Upon each return, we'd immediately opened all the double doors on that floor and the wonderful breeze cooled that area well. The veranda was one of our favorite spots for chilling out during the hot daytime (we're all fair-skinned) and in the mornings for breakfast. Views are stunning and birds would often visit. There are lots of DVDs near the TV that kids would like. A nice collection of books are there as well.

Kitchen was awesome, but you need to keep things spotless. Otherwise, ants will arrive. No dirty dishes or food should be left out. We had zip-lock bags for particularly opened snacks, etc., and that worked well. If we return to Antigua, no doubt this is where we would want to stay again..best side of the island. We felt like rich folks on that hillside! Everyone associated with this villa have been a pleasure to work with: from reserving it to preparing for our arrival...from Lava (our driver) to Hazel (property manager) to Roger the owner...all were awesome. We didn't see housekeeping, but they did a great job before we got there.

Cactus House - Perfect Belated 10 Year Anniversary Retreat.

What an amazing getaway! From the pick up at the airport to the drive back by Lava - and certainly everything in between, we had a fantastic time. Cactus house provides numerous amenities - nothing has been overlooked. Hazel greeted us upon our arrival, and gave us a tour of the spacious hillside villa. Two master bedrooms providing beautiful views of the pool deck, we chose the one with the French doors for double the view. The other two rooms, carefully thought out for children, do not have direct pool access, but the one with the twin beds does provide a view as well, while the other has a nice king-sized bed to make up for the loss of view. Each bedroom's bathroom is spacious and nice, including a nice outdoor bathroom, perfect for rinsing after the beach. The upstairs is open and bright, and when all of the doors are open, provides an ample breeze for the hot days. The kitchen is well-equipped with all of the necessities for cooking a gourmet meal or laid-back bbq. We enjoyed our mornings sipping on Carib Bean coffee, locally made and sold at the Epicurean store, sitting on the upstairs veranda watching the clouds float over Jolly Harbor as the two little morning birds visited us. You could really stay at Cactus House all day, because the the best part of the house is the amazing infinity pool and the deck that surrounds it. Beginning with a morning swim overlooking the beautiful Caribbean sea, reading a book poolside, and watching light show at night are certainly not to be missed while staying at Cactus.

Despite all of this, we love to explore and find all an island has to offer, and found the Cactus house pool to be an excellent way to relax and unwind after a busy day soaking in Antigua island treasures. Some suggestions for anyone's trip would include being a total tourist and going to Shirley Heights to listen to the bands on Sunday. Don drove us up, and was a great wealth of info about the island. Another beach not to miss, as we spent two days there, is Valley Church Beach. It is perfect, not to many vendors asking you to buy things, the water is clear, and the Nest makes the perfect Banana Sip-Sop. Should you rent a jeep from Sunny's, check out Carib Bean roasters and have a cold brew, drive to A&F Sails at Nelson's Dockyard for a personalized sail bag, eat at Beach Bums on Half-Moon Bay, and see the ocean's fury at Devil's Bridge.

Cactus house, the most amazing home from home.

What can we say, Cactus is perfect for all occasions, ours being our wedding on ffryes beach.

The villa has everything you could possibly want. It's well equipped, spacious, in a great location, and has the most fabulous views you could wish for. The infinity pool was perfect for a dip and we spent many hours relaxing on the sun loungers taking in the incredible scenery.

We found the area very safe, everyone very friendly, and the most beautiful beaches are close by.

We had our friends and family staying at Sugar Ridge Resort so it was great being so close to them. Our adult children stayed with us at Cactus and were bowled over by it, none of us wanted to leave.

A perfect villa for a perfect occasion and we will remember our stay here forever.

Thank you to Hazel, Dan and Big Lava, but above all to Roger for allowing us to spend time in his wonderful Caribbean home.

Lovely week in Antigua at Cactus House

My family of 4 and my parents spent the last week April 12-19th at the lovely Cactus House next to Sugar Ridge. We have travelled quite extensively through the islands and have always rented a villa so that we had a home base to come back to. Cactus had all the right amenities and ample space for 7 people to spread out in. The upper deck overlooking the pool was a nice place for the adults to watch the kids in the pool but also a spectacular view over Jolly Harbor and the marina. We especially enjoyed the sunset over Montserrat when the weather cooperated. A few things about the villa. Yes the driveway is steep and even though we had a all wheel drive car we parked at the bottom and walked up. My parents used the upper parking lot and were glad for it. The bedrooms were well sized and we used the AC occasionally but mostly just the fan to keep us cool. As we like to cook our own meals the grill was used extensively and we took advantage of The Epicurean market to supply our dinner choices. That is not to say we did not eat out. We took advantage of some of the beach restaurants with our favorite being Dennis O's on Ffryes Beack. I have no issues recommending this villa to families or multiple couples that are looking for a friendly island getaway. Thanks to Roger for being very prompt with any questions that we had and having every thing arranged upon our arrival. Especially nice is the taxi from the airport and back with Lava who went out of his way to pick up my parents after there flight got delayed and arrived the next day. Thanks to Hazel who checked up on us during our stay and arranged my parents pick up with Lava. We also had two friendly birds we named Henry and Henryietta that visited use daily. They seem to know there way around the inside and outside of the villa so now worries to future guests if they fly in. Thanks Roger for a wonderful stay.

Cactus was absolutely top quality.

We have just returned from a 10 day stay at the most fabulous house in a breath taking position in Antigua. We booked Cactus on a friends recommendation to celebrate our 25th Wedding anniversary with family and it really is the best place we have ever stayed in. The property is very new and consequently in beautifully clean condition and really excellently appointed with everything we could ever need, however one thing you can't buy is the stunning position and view, it really is special. The owner who is a true English 'gent' asked us for an honest opinion of his house good and bad...well the plug stuck once in our ensuite and it rained one morning! that was the only criticism, thank you Roger and staff for a wonderful time.

Delightful time!

Well, my friend Michael B in the previous review got it right for a change. I agree with all the raves in the other reviews, so I'll add some extra stull.

We are a group of 7, two couples and three singles who are approaching senior citizenship. There was plenty of space for us. We do most of our own cooking and bring our own meat with us. The grill was good and we cooked a turkey and prime rib in addition to hot dogs. For me, the best part was dealing with Roger the owner. We have rented many houses in the Caribbean and I can say that he was THE best I have worked with. Prompt and honest replies to any of my concerns. The rest of the staff was super; very kind and helpful although there weren't any problems to deal with. Iris of Sunny car rental was a bit more "relaxed" in her replies. (Island time?) Don't worry, she is capable and helpful, and the van was what we wanted.

The house is in a convenient location, quiet, close to supermarket, and a glob of beaches on the Caribbean side with quiet waters, beach bars and lounges for $5

First time in Antigua, we did a fair bit of exploration in 2 weeks. English harbor and Shirley Heights. On Sun, steel drum band and barbeque. Betty's Hope plantation, Long Bay and Devil's Bridge. It takes a lot to impress some in our group but Devil's Bridge story left us a bit speechless. Enjoyed a sail on Jabberwocky. For us, much better than a catamaran with 50 others and loud music.

We went wild at the Sheer Rocks restaurant, very upscale but worth the experience. Enjoyed lunch at Ana's, medium upscale on beach north of St John's. And, of course, fish and chips at the joint down the hill.

All in all, delightful house on a delightful island

Cactus House (4 bedroom - Home Away ref 807956 ) is situated on the hillside behind Coco and was only finished two years ago, being built virtually regardless of cost with the intention of providing luxury accommodation for up to 8 people. However it is equally popular with couples who want the ultimate in space , peace and privacy. This is a sumptuous Villa and already regarded as one of the best properties in the area. Naturally the 270' Caribbean views are stunning from either the lounge terrace or from the lower pool deck , which has the largest private infinity swimming pool locally.

In addition to the pool deck there is also a very private sun terrace, which has a BBQ. area. The location is not overlooked in anyway so offers absolute privacy .

Private transfers are complimentary with our own driver and take about 30 minutes from the Airport or about 20 minutes from St Johns the Capital. The peaceful location is flanked on one side by the new 5* Sugar Ridge Hotel and green open land on the other, then there are densely wooded rolling hills at the rear. A ten minute walk takes you to Jolly Harbour, which is the premier Marina on the west coast offering extensive tourist infrastructure and golf. So apart from many yachts, boats, banks and restaurants, there is an excellent commercial centre which caters for all needs. The whole area is surrounded by some of the world's best soft powder sand beaches and azure sea.

Unlike the English Harbour area , the restaurants, shops and amenities at 'Jolly' do not close down during the quieter months of April - November, so you are assured that virtually everything is available to you for the whole year long.

Antigua is the closest of the major Caribbean Islands with a flight time of under 8 hours. It's small size of only about 100 square miles with a population of 85000, means it is easy to get round, plus it has one of the most envied climates in the West Indies, lying where the Caribbean sea meets the Atlantic. Its proximity to the equator means that there are no distinct weather seasons and is regarded as the driest of the Caribbean Islands with little difference in temperature each year. The normal daily temperature is about 27'C (80'f) with a variation of just a few degrees either side during the year. Winter is regarded as December - March, but most of the rain falls August - November. The hurricane season is technically July - November, but being so far south of the hurricane belt means that it is almost 20 years since the Island was last affected. Antigua is one of the Leeward Islands, so benefits from cooling trade winds which makes the tropical climate very acceptable. These winds also make it a great location for sailing and water sports, additionally the crystal clear waters are great for diving and snorkeling.
