- Notes on accommodation: Short breaks (minimum stay 4 nights) may be available within 14 days of your required starting date. In the months of January, December, January, February and March (excluding Christmas and New Year) we accept short breaks (min 3 nights) – please contact us. We accept 2 dogs in the House and 1 dog in the Cottage but can be flexible if agreed by prior arragement. Cot & high chair can be provided-please ask. Definitely no smoking. Bed linen included. Towels available at additional charge. Outside: Unit 1 is surrounded by a well-kept enclosed garden with space for football, hide and seek, with a wooden deck & garden furniture. Private drive with parking for 4/5 cars. Unit 2 has private parking space, patio with garden seat & small enclosed garden. Outside push -button light for use at night.

Cancellation Policy
- 100% refund if you cancel at least 60 days before check-in.
- 50% refund (minus the service fee) if you cancel at least 30 days before check-in.
- No refund if you cancel less than 30 days before check-in.

Why Guy & Jane Brannan chose Near Sawrey
We feel Lakefield is special because it is tucked away ,yet convenient and has wonderful lake and mountain views. It has a number of easy walks straight from the door but is also not far from some spectacular climbs. It is also a fairly easy drive to visit places associated with significant literary figures-good for wet weather! We love watching the view as it changes with the weather even when Coniston Old Man disappears behind the mist. Also watching the many birds & hearing the cows, sheep and geese. A wide range of outdoor activities are available in Grizedale Forest and on Windermere and Coniston, all of which are within 20 minutes' drive.
What makes this House unique
Lakefield House is very spacious and has simply stunning views enjoyed through picture windows. Suitable for 10 people (or 12 if booked with the adjacent Lakefield Cottage), it offer wonderfully comfortable accommodation for larger parties. It is suituated in private grounds on the edge of the small but historic village of Near Sawrey just a few minutes walk from the local pub which featured in Beatrix Potter's books. Lakefield can be reached from junction 36 of the M6 by travelling via Newby Bridge without having to endure the bottleneck from Windermere to Ambleside. The milkman calls daily and can deliver a wide range of items & the convenience of shops in nearby, picturesque Hawkshead makes it easy to pick up items you may have forgotten.
