Holly Lodge and Coach House: A truly impressive country house and Cottage set in substantial wooded gardens, with formal lawns, orchard, patio areas, the whole of which is enclosed and surrounded by open countryside and just minutes from the Lake District National Park.

Built during the reign of George III, Holly Lodge, is an imposing, elegant, family sized home of character, yet offers welcoming, comfortable accommodation which is furnished to a high standard that complements its profusion of original features, that have been retained and renovated. Having beautifully proportioned rooms, including, drawing room, sitting room, dining room that is open to the bespoke well-equipped kitchen that includes all white goods and many extras. All five bedrooms are of a king size, two of which have large en-suite facilities and the first floor also offers a family bathroom.

The Hamlet of Arkleby is a rural village, situated between the A595 and A596, convenient for the market town of Cockermouth and for the Solway Coastline.

The Coach House is adjacent to the main house but separate and private. It has been carefully renovated in to a lovely cottage. Built in 1861 by Isaac Ernest Hodgson; his initials IEH indelibly marked in the walls. The garden areas are separate but can be enjoyed together. The arrangements are flexible to suit guest needs - they can be rented separately or together. The open plan living room/kitchen is on the first floor to take advantage of the views across the Solway Firth and its sunsets. The properties are set in substantial wooded gardens, with formal lawns, orchard and patio areas, enclosed and surrounded by countryside.

Coach House: Ground floor: 1 twin bedroom with beams. Bathroom with shower over bath and toilet. Open-tread stairs to first floor: Living room/kitchen with beams. 1 double (5ft) bedroom with beams.

Woodburner in living room. Gas central heating included. 40" Freeview TV. Induction hob. Electric oven. Dishwasher. Washing machine in bathroom. Freezer. Large lawned garden with sitting-out area and furniture. Parking (2 cars). Welcome pack. NB: Unfenced pond, 150 yards.

About Di Dawes

Holly Lodge has been our family home for over 30 years. Our family are grown and are now quite widespread, in Europe and South Africa, and we now divide our time between two continents. The house was once used as a home based gallery for Southern African art, which is the main decorative feature. We love art and our collection of traditional and contemporary art is evident throughout. We do intend to return one day. We have raised four children, several dogs and cats and a few gerbils here over the years! Meanwhile, until that is possible, we would like others to enjoy our home as much as we do.

Di Dawes purchased this chateau / country house in 1980

Why Di Dawes chose England

Holly Lodge is a perfect location for peace and tranquility but is also close enough to all amenities and attractions so that one doesnt feel isolated. The house is large enough for privacy but still retains a homely feel - it is a happy home in a friendly village.

Coach House is ideal for couples or smaller parties of up to 4 people. It is also peaceful with direct views across the Solway Firth - a fabulous setting for sundowners!

What makes this chateau / country house unique

Staying at Holly Lodge and Coach House presents you with a most convenient location, away from the crowds but close to the action! To the west you have the most fantastic Solway Sunsets and to the East you have the fells - Skiddaw and Bassenthwaite Lake are only a few minutes drive away. The house accommodates 10 with ease and the cottage a further 4. If booked separately you are entirely private - the two together provide you with more garden space and sleeping for 14.

We had a fantastic time thank you and very much enjoyed the house, and a special thanks for organising the extra (Christmas) bits for us..... The kitchen was great and really well equipped and the house felt really warm and comfortable..(JM London)

had a fab time with six kids having a ball playing in the garden. Went swimming (at neighbour's pool for hire) and went to the coast and all just happy playing in the garden. Weather good - will definitely be back - lovely house (LB overseas)

The accommodation was brillisnt especially the kitchen! Really recommend holly lodge for large groups - we were a group of ten! Lovely trsnquil setting and restful experience enjoyed by all - including our visiting australian relatived.

Stunning house nestled in a stunning location

For our yearly family gathering we have found the perfect house. Exquitely decorated to a high standard the photographs just don't show how big the rooms are in this beautiful house. Very clean with crisp linen, fluffly towels, comfy pillows and a kitchen which has everything you can think of - catering for 10 each meal was no problem with a sturdy spacious dining table to seat everyone and high chairs.

Enough space to have music and puzzles in one room, quiet reading in another and games in another - when you are hoping for rain and a house day you know you have found the perfect place! The garden was used endlessly by the children too.

We had amazing trips out and there is SO much to do here we could come back a number of times and still find new things. The animal park was a great hit as was Maryport (inc the clinbing wall), but just a drive away were all those Wainwrights to climb and fantastic beaches - just perfect being near but not in the business of the National Park.

If you stay here - there is no way you will be disapointed.

Impressive,comfortable house in a lovely setting

We had a lovely weekend at Holly lodge - an ideal spot for a relaxed time away from everything, with the Lakes and the coast only a short drive away. The house itself is impressive both inside and out - with all facilities provided to ensure a comfortable stay. Pleanty space to stretch out in - Highly recommended for fairly large groups

Wow... this was all we could all say from the moment we walked in and for pretty much the whole weekend.

Every last one of us was thinking of excuses to book again and are almost set on a reunion in a years time!

The setting itself is unreal.. and then the house... well wow.

There were 8 of us and I feel like we could have fit another 80.

It was cosy yet HUGE, and we had every single thing we could have needed and more. We only actually used one living room.

It made our weekend what we wanted it to be, the house has been instagramed and shared with everyone that was not there to share it with us.

We will all be back and I recommend this to anyone!

Allonby and Mawbray beaches are 15 minutes by car. Mawbray beach is a lovely desolate beach with a petrified forest visible at some tides and a protected landscape of sand dunes - the home of rare Natterjack Toads. This is a site of special scientific interest. 20 mins further by car is the coastal village of Bowness - the start of the Roman walkway. Maryport and the Solway coast boast Roman mile-fort walks along the beach. A visit to Allonby beach and an ice cream from Twentymans is a must!


The nearest commercial airport is Newcastle which is one hour and a half by car from the house. The nearest main line train stations are Carlisle and Penrith 20 miles and 25 miles away respectively. It is possible to get around by Bus but not recommended - there is only a very limited bus service in the rural area of Cumbria. Aspatria, 2 miles away, is on the west coast line from Carlisle to Barrow in Furness. Manchester Airport is two and a half hours drive from the house.


We are just over one mile from our village pub, the Last Man Inn in Plumbland. The village Church is half a mile away - a nice walk.

Cockermouth - historic market town and birthplace of William Wordsworth is 7 miles away and 10 minutes in the car. The north west fells are very close, with Caldbeck of John Peel fame and Hesket Newmarket community pub are 10 miles away and well worth a visit. Restaurants and theatres in Cockermouth and Keswick, great shops and friendly people!

Further Details:

Holly Lodge offers tranquility and calm and a location that is close to every amenity available in the Lakes. If you like eating out you are spoilt for choice. Cockermouth has an abundance of coffee shops, restaurants and gastro pubs too numerous to mention but catering for everyone. There is even an award winning vegetarian restaurant in the town. Theatre lovers should look out for what is on at Century Theatre Keswick, Kirkgate Theatre Cockermouth and Rosehill Theatre in Whitehaven. All within easy reach and hosting musical and theatrical events year round. Solfest Music Festival (winner of best small festival event) is every August Bank Holiday and just 5 miles away. Maryport Blues Festival is every July, Cockrock Cockermouth is August. Keswick religious convention is in June and the local Shows at Grasmere, Cockermouth etc. are in the summer months. Silloth Beer festival and CAMRA events are held locally. If you prefer more sedate activities such as walking, hiking or cycling, there are just too many routes to mention but we have books with suggested routes and maps in them in the house.

Aspatria has a bank machine and a Co-op supermarket as well as local stores, bakers and newsagents - a good daily shopping area with everything you'll need. Cockermouth has a host of speciality shops and other larger stores - Aldi, Sainsburys etc. The smaller stores, bakers, deli's and butchers are well worth a visit and your support.

There is a public swimming pool in Cockermouth but our neighbour has an indoor pool that can be rented by the hour - you can have your own personal pool jacuzzi and steam just 5 mins walk away, by booking early on 016973 20374. Bike hire, Horse riding etc. locally.

If you are a fly fisherman or woman (as I am) there are many prime fly fishing spots - a trout pond in Gilcrux just one and a half miles away and the rivers Ellen in Aspatria and Derwent in Cockermouth. Contact the local clubs for more information.

Notes on accommodation: Strictly no smoking anywhere in the house! No pets as a rule, due to the rural location and farm animals around us - but we may be negotiable for a well behaved and trained pet to stay by prior arrangement! The drainage is Septic Tank therefore no items are to be disposed of into the toilet system. Parking is extensive both outside the main house and in the yard. The yard has 2 cottages both of which are occupied. Outside: Outbuildings: Coal store with WC. Wood store. Outdoor cellar. Boiler house houses ‘Grant’ oil fired central heating boiler. Gardens: Front formal lawn with mature trees inset, enclosed by original railings, curved, double gated drive. Side: Left hand elevation – sandstone flagged parking area, lawned garden with mature trees, shrubs and perennials. Principle garden: To the right hand elevation and rear. Formal lawns, bordered by mature conifer and deciduous trees and shrubs, patio/BBQ area with table and chairs. Orchard/Secret garden with mature fruiting trees and bordered by sandstone walling with open far reaching views taking in the Scottish Coastline. Utility Room: Large room having a WC, wash hand basin, washing machine and tumble dryer, storage racks. Cleaning / Towels / Linen / Maid service: Towels and linen included. The property is cleaned and the linen and towels are changed weekly. Other: All rooms are double glazed, carpeted and centrally heated.
