Sleeps up to 6 - all beds are proper comfortable divans to ensure a good nights sleep . Air conditioned throughout with the latest super quiet Hitachi units to guarantee a blissful nights sleep no matter how hot outside! Fans also available. Smoke alarm fitted. Open plan lounge/dining area, well equipped kitchen. Circular staircase leads onto large landing and access to the 3 bedrooms, family shower room and side balcony. Poolside terrace complete with sun beds, tables and parasols for a relaxing holiday, the pool and surrounding pool area benefits from the sun during the entire day but the garden has some lovely shaded areas to cool down in. About Rod Canning

We purchased the villa in 2011 after first coming to Dalyan on holiday in 2007 and returning at least once every year. Dalyan is family orientated, small and friendly and our daughters love coming here and enjoy exploring the town together where they feel safe and secure. We consider ourselves to be very fortunate in having discovered this unique and beautiful part of Turkey.

For your peace of mind the villa is managed by King Emlak whose office is only a 5 minute walk away. They care for the villa 24/7 and in the unlikely event you experience any problems they are on hand, extremely efficient and multi lingual.

We had visited many places in the Mediterranean and Turkey but we fell in love with this beautiful part of Turkey as it offered everything in one place.

Free wifi Outside: Outside, the garden is fully walled and has a private pool which is 1.5m deep throughout and approx 45 sq.m. - a perfect size for a swim or just a quick refreshing dip! Sun beds are located around the pool on the terrace which benefits from the sun virtually all day long - fabulous for those wishing to soak up the sun and work on their tan! For those who prefer to keep cool there are plenty of shady areas in the beautiful colourful garden. There is also a useful poolside shower and for the outdoor cooks there is an attractive stone BBQ. Parking is available in the quiet cul-de-sac road which ensures the villa remains peaceful. Utility Room: Utility cupboard with washing machine, instructions, clothes dryer, iron and ironing board. Cleaning / Towels / Linen / Maid service: All bed linen and bath towels provided. Beach towels provided for use around the pool. Before and after clean included . Other: Lobby with a good selection of books, coat rack and shoe storage. Full length mirror. Fabulous Villa - A Real Home From Home

We loved our stay in this lovely villa. The location was great .. not too far from town and in a quiet cul-de-sac. The whole process of booking was straightforward, communication from the owners Diana & Rod as well as their managing agents Sarah and Hannah was fabulous. Sarah came to see is the day after our arrival to make sure we had settled in and to give us information about the area and things to do. As we are regular visitors to Dalyan we didn't need too much information but if its your first visit she will be able to book trips and tell you about local facilities etc. The villa itself is a real home from home. Really spacious and provides everything you need. The kitchen was well equipped for those times you want to eat at home, but there are some fabulous restaurants in the town and on the way into town. The pool and garden areas are lovely and were tended to every day. There is also a great supermarket just up the road. Couldn't really fault this villa ... you will love your stay here and Dalyan is just perfect .. our favourite place to be. And a big thank you to Mustafa who collected us from the airport and took us back again .. great service.

Beautiful villa, wonderful location

We've stayed in a number of villas before in Dalyan but never wanted to return to the same one for whatever reason. This one was different.

In a very quiet cul-de-sac, 10 mins walk away from the main town, it's got everything you need for a wonderful holiday. The local supermarket is literally a 3 minute walk away and, if you don't fancy the walk to town, it'll cost you less than £3 in a taxi.

The villa itself was immaculate inside and out - the pool is a perfect size, the garden very private and the swing seat proved incredibly popular with our daughter. The villa is modern, spacious and - as is very important with teenage children - the Wifi worked well and was fast!

I'd more than happily recommend this villa if you are lucky enough to be holidaying in Dalyan. The owners are incredibly helpful, were very easy to deal with and made the whole process from start to finish, a pleasure.

Excellent villa, perfect for a relaxing holiday.

Villa Zuleyha is clean, comfortable and beautifully decorated. It is in an ideal location close to the town centre yet quiet because it's in a cul-de-sac. All the facilities mentioned in the description are spot on, we had everything we needed, the swing seat on the verandah was fought over on a daily basis! We had such a relaxing time, it's perfect to unwind, read by the pool or stay inside when the heat got too much, the adjustable air-conditioning was much appreciated!

We (family of four) have been to Dalyan many times so have sampled quite a lot of the restaurants, on the recommendation in a previous review we tried Begonville House on the last day , our only regret is that we left it till the end, excellent food, well presented and friendly service, shame we didn't have the chance to go again! Turn right out of the cul-de-sac and follow the road till the end, bear right and it's on the left.

Back to the villa, the pool and garden are maintained on a daily basis, much fun was had in the pool,

I would recommend villa Zuleyha to family and friends and would stay there again if the opportunity arose. Rod and Diana are extremely helpful and get back to you promptly with any queries.

Lovely Villa in a Good Location

Villa Zulheya is in a good location about a 10 minute walk to the centre of Dalyan and a new supermarket has opened less than a 5 minute walk away since I stayed in this area last October, but you have the choice of another 3 on the walk in.

The villa was spotless and everything you needed was catered for a real home from home. The wif fi worked well which my daughter was pleased about. The pool area gets the sun all day and the poolman came every day to clean it and surrounding areas early in the morning.

Transfers were also arranged by Sonuc of King Emlak and if you have any problems (which we didn't) just text him and he will sort it out for you.

We had a chilled out week at Villa Zulheya as the weather was beautiful mostly staying around the villa in the day as this was my third visit this year and going out to eat in the evening. Tried a couple of different restaurants Begonville House which was amazing, easy to find from the villa come out turn right follow the road and bear right at the end it's on the beach road. Worth a visit a change from the usual fayre on offer, the pastas are to die for.

I would definitly stay here again the pool area is not overlooked, very quiet. Exceptionally well looked after villa.

Beautiful villa, ideal location

We loved Villa Zuleyha. It had everything we needed for a family of 5 (2 adults, 3 teenagers) including excellent internet speed (very important for a family of teenagers!). There was a welcome breeze & we spent most days lazing by the pool. My daughter who isn't a sunworshipper spent her days on the swing on the veranda in the shade.

The villa itself was brilliantly equipped and had all the utensils you would ever need in the kitchen. We ate at the villa most lunch times & BBQ'd at least 7 nights. Additionally, the villa was cleaned mid week by a lovely lady and the pool was maintained every morning.

The villa is ideally situated for Dalyan, although we hired a car we didn't really need one. We walked in to Dalyan every day & used the local butchers & supermarkets. The restaurants were lovely & the food reasonably priced, our favourite was Bistro Blue which we visited several times. It's such a shame with what's happening in Turkey at the moment but Dalyan is completely unaffected by Turkey's troubles & it's a shame more people don't visit. My husband had a shave several times while we were there & would wholeheartedly recommend it.

We visited the mud baths (hired a private boat from the harbour) which was excellent value for money & lots of fun was had by the whole family.

Everything was taken care of by King Emlak (including airport transfers) who were very professional & always responded to text messages quickly whilst in Turkey & emails before our arrival.

I would recommend Dalyan & I would definitely recommend this villa.

Lovely villa perfectly situated in lovely dalyan

Being regular visitors to Dalyan and having rented the villa seven years ago we knew what we were coming to, a well furnished villa fitted out with everything you could possibly need. The property is managed by Sonuc tezcan of King Emlak, who provide excellent customer service,instant replies to e/mails and who visited us on our second day and sorted out a small problem immediately. Our party consisted of four adults and three children aged eight,six and fourteen months and villa zuleyha is large enough not to feel overcrowded, the older two loved the pool and by the start of our second week had learned to swim. This was my daughter her husband and children's first visit to Dalyan and they absolutely loved the fact that you don't have to book organised excursions but you can just wander down to the water front and hire a boat and very friendly captain for an hour or as long as you want. At no time have I ever felt unsafe or ill at ease in Dalyan in fact quite the opposite and I would have no hesitation in recommending villa zuleyha and Dalyan for a perfect family holiday.

There is an amazing range of habitats in the local area; from the reed beds north of the town to the Koycegiz Lake. With many species of birds, from White Tailed Eagles to Red-rumped swallows, expert birders and amateurs would struggle not to have a great birding holiday.We canorganise guided walking tours through areas. We manage perfect accommodation for large groups throughout the year, that are great for comfortable relaxation when not out in the wilderness.

Walking groups taking international excursions are aware of the amazing possibilities available to walkers and ramblers in and around Dalyan, Turkey.There are a number of great walks to be done in the local area; from the walk up to Candir and Kaunos over stunning mountains and rock tombs, to the Liquid Amber Fosrets of Dalyan.The Famous Lykian Way walk of 300+km across the southern coast of Turkey, is a trekking holiday for the hardcore (especially in the summer).

Coast/Beach:

Dalyan is best known for its lush greenery, the winding river and a beach which is not just a natural wonder but also won The Times Best Open Space Award in 2010. Famous for the Caretta Caretta turtles. Over 6km of golden sands with access by bus, car and boat there are cafeterias at either end for refreshments but plenty of empty space amongst the dunes to escape to.

Travel:

The nearest airport is Dalaman which is a 20 minutes drive away. Once in Dalyan car hire is not essential we are very central to town and town itself is small and everything in easy walking distance.

Distances:

Everything is within walking or cycling distance in Dalyan. This villa is only a 3 minute walk to the nearest supermarket, and a further 5 minutes to local restaurants, bars and cafes and the river. Fethiye and Olu Deniz are 50 minutes drive away. Marmaris is about 75 minutes drive. Both of those towns also have ferries to Rhodes.

Further Details:

Dalyan town itself is compact stretching only a mile in any direction from the centre and is framed by a glorious backdrop of pine clad mountains in every direction. The flatness of town make it a perfect place for walking with children and the elderly and a delight to cycle around. For more active holidaymakers there are forests and hiking hills all within walking distance.

Dalyan is also distinguished by the lack of package tourists though there are still plenty of bars and restaurants to cater for all tastes. If you can’t find the items you want in the shops there is a sweet local market on Saturdays.
