Three bedroom private villa with large pool for your exclusive use. Sleeps up to 6 - all beds are proper comfortable divans to ensure a good nights sleep . Air conditioned throughout with the latest super quiet Hitachi units to guarantee a blissful nights sleep no matter how hot outside! Fans also available. Smoke alarm and CO2 detector fitted. Open plan lounge/dining area, well equipped kitchen. Circular staircase leads onto large landing and access to the 3 bedrooms, family shower room and side balcony. Poolside terrace complete with sun beds, tables and parasols for a relaxing holiday, the pool and surrounding pool area benefits from the sun during the entire day but the garden has some lovely shaded areas to cool down in. Beautiful mature garden with a wide selection of plants,shrubs,fruit trees and flowers. Stone built BBQ. Very central, ideally located for all amenities and short distance from main pick up points for Jeep safaris, 12 Island Tours etc. The town centre with its wide selection of restaurants and shops, the Saturday market and river are all within easy walking distance. You can take a water taxi to the famous Iztuzu beach, travel to the lake and visit Koycegis market, the famous mud baths and hot springs or simply take a lazy boat trip with a BBQ lunch. Visit Ancient Kaunos and take a step back in time - a must for everyone!

We purchased the villa in 2011 after first coming to Dalyan on holiday in 2007 and returning at least once every year. Dalyan is family orientated, small and friendly and our daughters love coming here and enjoy exploring the town together where they feel safe and secure. We consider ourselves to be very fortunate in having discovered this unique and beautiful part of Turkey.

For your peace of mind the villa is managed by King Emlak whose office is only a 5 minute walk away. They care for the villa 24/7 and in the unlikely event you experience any problems they are on hand, extremely efficient and multi lingual.

We had visited many places in the Mediterranean and Turkey but we fell in love with this beautiful part of Turkey as it offered everything in one place.

An outstanding safe sandy beach (home to the Caretta turtles) - either a short inexpensive boat trip or minibus ride away.

The beautiful inland lake with the hot springs and mud baths.

Riverside walks with views of the Tombs and historic Kaunos

The small bustling town only a 8 minute walk away with all its choice of restaurants, shops etc

The villa whilst only 8 minutes walk from the town is located in a quiet cul -de-sac with unspoilt views over pomegranate orchard and the mountains in the distance.

In the evening the sun sets over the mountains and you can sit on your balcony, relaxing with a glass of wine or sarap ( as it is known in Turkey! ) and enjoy the spectacular sunsets!

The large and spacious open plan ground floor and good sized bedrooms ensures the villa is cool and airy even on the hottest days.

Lovely Villa in a Good Location

Villa Zulheya is in a good location about a 10 minute walk to the centre of Dalyan and a new supermarket has opened less than a 5 minute walk away since I stayed in this area last October, but you have the choice of another 3 on the walk in.

The villa was spotless and everything you needed was catered for a real home from home. The wif fi worked well which my daughter was pleased about. The pool area gets the sun all day and the poolman came every day to clean it and surrounding areas early in the morning.

Transfers were also arranged by Sonuc of King Emlak and if you have any problems (which we didn't) just text him and he will sort it out for you.

We had a chilled out week at Villa Zulheya as the weather was beautiful mostly staying around the villa in the day as this was my third visit this year and going out to eat in the evening. Tried a couple of different restaurants Begonville House which was amazing, easy to find from the villa come out turn right follow the road and bear right at the end it's on the beach road. Worth a visit a change from the usual fayre on offer, the pastas are to die for.

I would definitly stay here again the pool area is not overlooked, very quiet. Exceptionally well looked after villa.

Beautiful villa, ideal location

We loved Villa Zuleyha. It had everything we needed for a family of 5 (2 adults, 3 teenagers) including excellent internet speed (very important for a family of teenagers!). There was a welcome breeze & we spent most days lazing by the pool. My daughter who isn't a sunworshipper spent her days on the swing on the veranda in the shade.

The villa itself was brilliantly equipped and had all the utensils you would ever need in the kitchen. We ate at the villa most lunch times & BBQ'd at least 7 nights. Additionally, the villa was cleaned mid week by a lovely lady and the pool was maintained every morning.

The villa is ideally situated for Dalyan, although we hired a car we didn't really need one. We walked in to Dalyan every day & used the local butchers & supermarkets. The restaurants were lovely & the food reasonably priced, our favourite was Bistro Blue which we visited several times. It's such a shame with what's happening in Turkey at the moment but Dalyan is completely unaffected by Turkey's troubles & it's a shame more people don't visit. My husband had a shave several times while we were there & would wholeheartedly recommend it.

We visited the mud baths (hired a private boat from the harbour) which was excellent value for money & lots of fun was had by the whole family.

Everything was taken care of by King Emlak (including airport transfers) who were very professional & always responded to text messages quickly whilst in Turkey & emails before our arrival.

I would recommend Dalyan & I would definitely recommend this villa.

We do try very hard to make our villa comfortable and as it is our second home we know how important it is to be self catering so equip the villa with as much as we can to enable our guests to cook if they wish. My daughters love the swing chair as well - it is a fantastic place when is it very hot! Hopefully we will see you again and take advantage of the quieter times Turkey is experiencing at the moment.

Lovely villa perfectly situated in lovely dalyan

Being regular visitors to Dalyan and having rented the villa seven years ago we knew what we were coming to, a well furnished villa fitted out with everything you could possibly need. The property is managed by Sonuc tezcan of King Emlak, who provide excellent customer service,instant replies to e/mails and who visited us on our second day and sorted out a small problem immediately. Our party consisted of four adults and three children aged eight,six and fourteen months and villa zuleyha is large enough not to feel overcrowded, the older two loved the pool and by the start of our second week had learned to swim. This was my daughter her husband and children's first visit to Dalyan and they absolutely loved the fact that you don't have to book organised excursions but you can just wander down to the water front and hire a boat and very friendly captain for an hour or as long as you want. At no time have I ever felt unsafe or ill at ease in Dalyan in fact quite the opposite and I would have no hesitation in recommending villa zuleyha and Dalyan for a perfect family holiday.

Wonderful Villa in a super location

We have stayed in a number of different properties in Dalyan over the last 10 years. This is one of the best we have stayed in. It is within easy walking distance to the town centre and is well appointed and we would certainly reccommend it. The property was well maintained and the agent was very helpful with excellent English. It is easy to get to beach either by Dolmus (local bus) or river boat. We also hired a boat (The Kingfisher) and had a fabulous day out - with one of the best lunches we have had on a trip like this. We also went on the jeep safari - another super day out. If you want quiet friendly relaxed environment for a holiday but still with things to do this is the place for you,

October Sunshine

We recently returned from a 9-night stay in this lovely villa and can only reiterate the positive comments of previous reviewers. The villa is accurately described and everything supplied to ensure you enjoy a relaxing holiday. We were lucky with the weather and most days enjoyed a refreshing dip in the pool (once in, it was fine). The sea, however, was lovely and warm - the thunder storms forecast didn’t arrive and only rain we had was a 10 minutes shower. Location is ideal, with lovely mountain views - a pleasant walk on the flat into town/river. It is, however, a quiet residential area so perhaps not suitable for any ‘party people’!

Dalyan is now well up on our list of holiday destinations – it really does offer a different experience, but still allows you to also have a beach holiday. The boat trip to the beach is so relaxing and the pancakes served there highly recommended. It is also worth taking the dolmus to the other end of the beach to visit the turtle sanctuary.

The owners were helpful in providing us with information before our holiday and arranged our transport for us – the driver, Mustafa, even bought basic groceries to see us over our first night, as we didn’t arrive until late. He also does private boat trips at a very reasonable price – we had intended to book one, but the days just ran away with us, so perhaps next time. On the Monday we took a boat to a vibrant local market, where we purchased some bargain fruit and vegetables, which we then cooked along with steaks from the local butcher. Most nights, however, we ate out – we found the prices very reasonable and quality of restaurants excellent. One interesting dining experience was recommended to us by a local. As you walk into town from the villa, there is a local self-service Turkish restaurant on the right-hand side (blue canopy) – we had koftas with a selection of vegetable dishes, rice, couscous, salad and bread – the cost of the meal for the four of us was approximately £6.00! Admittedly, it was a bit like sitting in a canteen and they did not serve alcohol, but for anyone on a tight budget, we would certainly recommend you give this place a try.

We will definitely return to Dalyan, as there is so much more we would like to have done – I’m now addicted to the Trip Adviser Travel Forum and amazed at how much some people can cram into their breaks – but for us just experiencing the relaxed atmosphere on a daily basis was really all we needed.

A BEAUTIFUL VILLA........IDEAL LOCATION

We had a last minute holiday and as usual picked our favorite place to go - Dalyan - we also picked this beautiful Villa Zuleyha - it has everything you need and more - it is spotless, very comfortable and well cared for by Manager Sonuc at King Emlak and the Cleaner, who is a really lovely lady. We especially liked the hammock and the privacy of the Villa, we also liked the fact that it takes just 5 mins walk to the nearest store and 10 mins to the centre. Diana and Rod were most helpful from start to finish and would like to thank them for all their help, we would definitely like to go back - SUPERB

There is an amazing range of habitats in the local area; from the reed beds north of the town to the Koycegiz Lake. With many species of birds, from White Tailed Eagles to Red-rumped swallows, expert birders and amateurs would struggle not to have a great birding holiday.We canorganise guided walking tours through areas. We manage perfect accommodation for large groups throughout the year, that are great for comfortable relaxation when not out in the wilderness.

Walking groups taking international excursions are aware of the amazing possibilities available to walkers and ramblers in and around Dalyan, Turkey.There are a number of great walks to be done in the local area; from the walk up to Candir and Kaunos over stunning mountains and rock tombs, to the Liquid Amber Fosrets of Dalyan.The Famous Lykian Way walk of 300+km across the southern coast of Turkey, is a trekking holiday for the hardcore (especially in the summer).

Coast/Beach:

Dalyan is best known for its lush greenery, the winding river and a beach which is not just a natural wonder but also won The Times Best Open Space Award in 2010. Famous for the Caretta Caretta turtles. Over 6km of golden sands with access by bus, car and boat there are cafeterias at either end for refreshments but plenty of empty space amongst the dunes to escape to.

Travel:

The nearest airport is Dalaman which is a 20 minutes drive away. Once in Dalyan car hire is not essential we are very central to town and town itself is small and everything in easy walking distance.

Distances:

Everything is within walking or cycling distance in Dalyan. This villa is only a 3 minute walk to the nearest supermarket, and a further 5 minutes to local restaurants, bars and cafes and the river. Fethiye and Olu Deniz are 50 minutes drive away. Marmaris is about 75 minutes drive. Both of those towns also have ferries to Rhodes.

Further Details:

Dalyan town itself is compact stretching only a mile in any direction from the centre and is framed by a glorious backdrop of pine clad mountains in every direction. The flatness of town make it a perfect place for walking with children and the elderly and a delight to cycle around. For more active holidaymakers there are forests and hiking hills all within walking distance.

Dalyan is also distinguished by the lack of package tourists though there are still plenty of bars and restaurants to cater for all tastes. If you can’t find the items you want in the shops there is a sweet local market on Saturdays.
