Villa Anna is built right into the cliffs of Lake Garda, perched directly on the water's edge. This romantic and original villa has a unique location, its terraces and windows reaching right over the lake, with private dock on the crystal clear waters of Lake Garda. It has a fascinating vintage architecture, 60s modernism on multiple split levels, and the location perched on the hillside directly over the lake makes you feel very much like you are living right on the lake itself. All the bedrooms and common areas have splendid and entire lake views. Air Conditioning on the lower floor.

And in detail:

The villa sleeps 7-8 people in 3 bedrooms. Upstairs there are 2 bedrooms, (a double and and one with bunk beds) which access onto the lakefront terrace, and one bathroom with bathtub/shower. Downstairs there is a third newly renovated very large downstairs double bedroom with its own lounge area with an extra sofa bed (1.5 size), and new modern bathroom with shower.

The common areas have stunning lake views, a dining area that seats 6 comfortably, and two sitting areas with sofas and tv with digital cable and Sky satellite (full connection with sports, kids, cinema etc). The galley style kitchen is small but clean, practical and well organised.

Outside upstairs there is a covered patio area and a small garden space, for sitting and relaxing, listening to the waves lap the coast, and soaking up the sun. There is an eating area with table and chairs as well as a barbecue.

Outside downstairs there is a stunning and unique grotto, with overhanging plants an outdoor shower and small beach, that leads to the private dock. The dock was renovated in 2015, and is perfected for swimming and sunbathing, but not for permanent boat docking.

The villa is convenient to down town and the public beaches -- less than a km away. In terms of distance, the town is easily walkable, but you should note that the road is busy and has no sidewalks. Toscolano Maderno is a lively town, with plenty of excellent restaurants, bars, and activities. There are also many historical places of interest, including ancient Roman ruins and the duomo built on the original site of a ancient Roman Temple. From Toscolano, you are 1km further down the road to the town of Maderno, with a ferry port to take you to any other town on the lake. Other towns in easy distance are: 6km Salo. 5km Gardone, 6km Gargnano, 30km Limone, 55km Sirmione, 50km Riva, 55km Brescia, 65km Verona, 150km Milano, 190km Venezia.

What makes this villa unique

The lake front position means there is a constant cooling breeze, and backing on to the hillside protects the inside of the house from too much sun -- so the house is usually naturally cool and shady. The upper bedrooms are equipped with fans and the lower bedroom has air conditioning.

Living La Dolce Vita

A step back in time - vacationing in the Italian way. Christina told us that this was a Holiday_Garda preferred villa for Italian clients. We found out why! Just loved it. Perched on a rock face overlooking Lake Garda, we had our own private dock for early morning swims. The lake views while wonderful in the day, were spectacular at night. My husband and I very much under utilized the space, but it was ever so private and romantic. I became quite attached to our evening ritual of apperitivos and Aperol Spritz on the terrace.

I am a stickler for cleanliness and everything was perfect. The Holiday_Garda ladies were wonderful hosts. My husband wanted to learn how to make an Italian meal to entertain our friends back home. They arranged for a chef to come to the villa and work with us to create an amazing meal. They also arranged for a daytime boat tour right from our dock. This was not our first experience with Holiday_Garda and it will definitely not be our last. Our stay in Villa Anna was a wonderful romantic life experience. Thank you so very much.

Located on a sunny spot on the Toscolano River delta, the town of Toscolano Maderno is an important historical and economic center on the west bank of Lake Garda. It also belongs to the regional Parco Alto Garda Bresciano. The two towns of Toscolano and Maderno date back to the Roman era and in fact, traces of this civilization can be found over the town’s territory.

Toscolano Maderno settles on a vast headland between the harbour of Toscolano harbor and the bay of Maderno, at the foot of Monte Pizzoccolo (1582 m) and Monte Castello di Gaino (866m), from which you can enjoy breath-taking views of the lake and its wonderful surroundings.

Many tourists are attracted by the large and beautiful beaches of Toscolano Maderno, and by its mile long beach promenade, but Toscolano Maderno has also many interesting monuments and museums:

• the 12th century Church of Sant'Andrea is one of the most beautiful examples of Romanesque churches in northern Italy;

• the parish Church of San Pietro and San Paolo built in the Renaissance style of the 16th century with its 22 paintings by the famous Venetian painter Andrea Celesti;

• the Valle delle Cartiere (the valley of the paper mills), a wonderful site along the Toscolano River is not only a Nature Park but also one of the most important industrial archaeological sites in Europe. The largest old former mill standing in the valley is now a paper museum. On a walk upstream, you can find the ruins of other old paper mills standing along a lush-green gorge that offers you the opportunity of swimming in water holes or bathing in the fresh waters of the river in a beautiful scenario in nature. You can visit this valley on foot or by bicycle;

• the Roman Villa, built by Publius Nonius Asprenate in 38 AD. Here the visitor will find headstones, mosaics and remains of a few frescos.

5 night stays, allowed in the low season, have a short stay surcharge of 130 euros. Heating is charged extra if required.

We take every measure to protect our guests and our villas from the myriad of scams out there. We can provide the notary acts and municipal ownership registration documents for every villa. We are always available by telephone or skype to confirm details in person. And most importantly, we have developed a payment method that legally permits you to pay the bulk of your holiday on arrival, so you are in the villa and know it is real and sound before you pay.

Notes:
Notes on accommodation: The property is built right into the cliff running down to the lake, bordered by the water on one side and a large privacy hedge on the side of the road. The proximity of the water means that the waves and surf can always be heard -- great for people who like to sleep to the sound of surf, but not great for people who need absolute silence to sleep. Outside: The property is set in an almost jungle greenery running down the hillside to the water, but the hill is too steep for the greenery to be usable for playing and lounging -- it is setting and ambience rather! There is a beautiful rooftop terrace with a barbecue, with lounge furniture and dining table as well. Stays longer than 10 days, a mid-stay full cleaning and linen change service is added to the price.
