Bratton Mill Cottage, Bratton Fleming is a 17th-century country cottage on the edge of Exmoor has recently been redecorated throughout and retains much of its original character and charm. It is situated in mature riverside gardens that lead into the open countryside with an extensive Bratton Mill Cottage offers comfortable self-catering holiday accommodation for up to 4 guests. The cottage is part of a charming former mill, set in the valley beneath the village of Bratton Fleming in North Devon.

Entrance to the property is via a large lobby with washing machine and dryer pulley, freezer and with plenty of room for coats and boots. The rest of the ground floor comprises the fitted kitchen/breakfast room, the sitting room with wood-burner and a bathroom with shower and toilet.

A narrow staircase leads from the kitchen area up to the first floor, where there is a double bedroom with en-suite bathroom, comprised of bath, toilet and hand basin, plus a twin bedded room. All the rooms are beautifully furnished with lovely views over the garden.

Bratton Mill Cottage is tucked away down a meandering private lane, which is shared with two further holiday properties. Each property has it’s own parking area and gardens, but they are not enclosed.

Appliances and equipment
The kitchen is well-equipped and includes a ceramic hob, oven, microwave and fridge with freezer compartment, plus separate freezer in the lobby. Other kitchen equipment includes toaster, kettle, a selection of cookware and kitchen utensils plus beautiful china, glass and cutlery.
The television, DVD, and radio are all discreetly placed.
Wifi is available throughout the property.
An iron, ironing board and hair dryer are all provided for your convenience.
Please note, there is no mobile phone reception due to the location of the property.

Electricity and heating
Electricity and heating costs are included in the price of your accommodation. Bratton Mill Cottage has central heating which will be programmed for you, yet can be adjusted to suit your preferences. There is also a wood-burning stove in the sitting room; some logs, kindling and matches will be provided in the cooler months to get you started. Further logs can be purchased locally if required.

Linen and towels
Beautiful White Company bed linen, duvets, large fluffy towels are provided for your convenience, but please bring your own outdoor/beach towels.

Other provisions
Tea, coffee and sugar will be provided. There may also be other non-perishable items like a salt, pepper and oil available.
Household sundries such as toilet rolls, washing-up liquid, tea towels will also be provided.

Outside the property
There is a private lawn in front of Bratton Mill Cottage, bordered on one side by the stream. The garden is available for guests’ sole use, however please note that it is not enclosed. There is also outside table and chairs provided so you can make the most of this stunning location.

Parking
There is parking for two cars beside the cottage.

Dogs
Dogs are welcome by prior arrangement (maximum of 2). A supplementary fee of £15 will be added to your invoice per dog. Please do not allow you dogs on the furniture, or upstairs and do not leave them alone in the property at any time.

Beautiful secluded cottage
We stayed here for a short break (4 nights) with our kids aged 6 and 9. We wanted a central spot, both close to the north coast (Ilfracombe) and west coast (Saunton, Westward Ho! etc), and this fit the bill perfectly. Lovely little stream the kids had great fun playing in, with blissful surroundings. The cottage was cosy and had everything we needed. Shower super strong and comfy beds...great trip. Thanks

Location fantastic, idyllic in fact however the condition of the property itself left a lot to be desired. The description said recently redecorated. We walked in and the smell of mould, damp and fusty was over powering. We left with all our clothing both worn and not worn smelling so bad it all had to be thoroughly cleaned. Curtains were dirty and covered in dust and cobwebs. What could have been an amazing break left us very disappointed and smelling fusty and damp. The property needs severe TLC

Peaceful retreat
The pressures of the world melt away in this beautiful valley in gorgeous north Devon; a well appointed 17th century cottage surrounded by dense deciduous woodland, with a sun-trap garden and babbling brook, Bratton Mill Cottage transports you back to happier, simple times. We'd highly recommend staying here - our family and dog can't wait to come back time and again.

Bratton Fleming is set on the western edge of Exmoor National Park. The village has a Village Store, Post Office, garage workshop and 2 churches. The larger town of Barnstaple is approx 8 miles, here you will find supermarkets and a variety of other shops. Bratton Fleming is within walking distance of Bratton Cottage

There are many charming village pubs and restaurants to explore. The Fox & Goose at Parracombe and The Black Venus at Challacombe are particularly recommended.

Bratton Cottage is part of Bratton Mill, which is set 28 tranquil acres of garden, woodland and undulating pastureland. This secluded wooded valley is rich with wildlife – red deer, buzzards, you may even catch a glimpse of a flash of the kingfisher, conferences of dragonflies and occasionally an otter or stoat. Enjoying riverside strolls or circular walks through outstanding countryside from the front door is a must.

Bratton Fleming is also close to the dramatic North Devon coast with beautiful sandy beaches and towering cliffs, the South West Coastal Path. RHS Rosemoor and Marwood Gardens, Arlington Court, Clovelly and Hartland Abbey are within comfortable driving distance.
