Hello! My name is Diane and I have been the owner/manager of a beautiful townhouse that we call ‘Seaside Serenity’ since 2004. In my full time job, I work with teens in a high school setting who have emotional and behavior disorders. My hobbies include oil painting and working with props for local stage productions. We are marching band and color guard enthusiasts. Especially, The University of Georgia Redcoats, and Atlanta Corps Vets. When we want to get away and have some family time, we head to the BEACH! We swim in the ocean, build sand castles, ride bicycles, visit unique shops, grill out on the patio, bake fresh cookies, and take long walks on the beach. The thing I love the best about owning rental property is the wonderful guests and neighbors that I have gotten to know over the years. People that I otherwise would not have met. We are very fortunate to have a large number of repeat guests.

Why Owner chose Destin
My husband and I have been snorkeling and scuba diving for many years. We also enjoy swimming and shell collecting as a family. Our favorite place to vacation was the caribbean. When we moved to the Atlanta area from Orlando, we discovered that the beaches of Destin were as beautiful as the caribbean and an easy drive from the Atlanta area. We have been vacationing in Destin since 2003. Coming to Destin is now a family tradition with many great photo's and memories. We insisted that our property be in a very family oriented development. We fell in love with Southbay as it captures the charm of old Florida and our condominium has the feel of a cottage, not a hotel room. Guests comment on how 'relaxed and at home' they feel at Seaside Serenity.
What makes this Townhouse unique
We enjoy having a private beach and pool less than two minutes from our doorstep. Southbay is one of a few properties that still has a 1 foot deep kiddy pool. A private patio to grill delicious family dinners and a small garden in which to putter. I have planted an orange and lime tree in the back yard. We can hear the ocean from our doorstep and enjoy watching pods of dolphins from the beach. Our development is quiet and tucked back by the ocean, yet we can be at any restaurant or at great shopping in 10 minutes or less.

SEASIDE SERENITY RENTAL RULES Southbay by the Gulf, Unit 95 1. Smoking is NOT allowed. 2. Pets are NOT allowed. 3. People other than those in the Guest Party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above. 4. Guests should not create excessive noise at a level that disturbs neighbors; Code enforced neighborhood quiet hours are from 10:00 p.m. – 8:00 a.m. 5. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 6. FAMILY RENTALS ONLY: Southbay by the Gulf, unit #95 is for family rentals only. The property will not be rented to vacationing students or adults under the age of 25 who are unaccompanied by a responsible parent or guardian. A parent or guardian must be staying in the property at all times. Any violators will be evicted and forfeit all rental payments and deposits. This policy includes reservations made by parents or guardians who check underage guests in, then leave before the entire stay is completed. In accordance with Florida State Statute 509.141 reservations made under false pretense are null and void and check-in will not be allowed. 7. Keep the property and all furnishings in good order. 8. Only use appliances for their intended use. 9. There is a $50.00 fee for a lost TV remote. 10. PARKING: Parking is limited to 2 vehicles. Vehicles are to be parked in the two designated parking spots directly in front of unit #95. Additional Parking is available in front of the tennis courts. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 11. PARKING PASSES: Please print out a parking pass for each one of your vehicles and place the parking pass on the left hand side (driver’s side) of the dashboard. The parking pass should be visible at all times while on Southbay by the Gulf property. Failure to display a parking pass may result in towing of the vehicle at the expense of the vehicle owner. 12. Housekeeping: There is no daily housekeeping service. Housekeeping will clean after departure only. • Sheets, bath and kitchen towels are included in the unit, please bring your own beach towels. We do not permit towels, sheets, blankets or furniture to be taken from the units. • Unit #95 will be stocked with an initial supply of trash liners, toilet paper, paper towel, dish soap, dishwasher soap, and bar soap. Once this initial supply is depleted, it is up to the guest’s discretion to purchase additional during their stay if needed. 13. TRASH: Southbay personnel pick up trash between 8:30 - 9:00 AM and between 2:30 - 3:00 PM. Place trash at the curb in front of the townhouse. Please make sure that all trash is contained in a trash bag. 14. POOL AND TENNIS COURTS: Guests will abide by the rules posted by Southbay by the Gulf for the pool and tennis courts. Umbrellas are allowed in the first row at the beach, tents must be in the second row or further back. All beach chairs and umbrellas must be removed from the beach every evening. All trash disposed of properly. 15. LAKE: It is a private lake stocked for fishing, catch and release only. There are two bridges, gazebos and lit fountains. 16. CHECKOUT CHECK LIST: There are just a few things that we ask you to do before you leave. Please plan enough time to complete these tasks before your departure. The check-out checklist will be emailed to you and can also be found in the acrylic rack in the dining area. 17. STORMS: If there is a storm or hurricane, no refunds will be given unless: • The state or local authorities order mandatory evacuations in a “Tropical Storm/Hurricane Warning area” and/or • A mandatory evacuation order has been given for the “Tropical Storm/Hurricane Warning” area of residence of a vacationing guest. • The day that the authorities order a mandatory evacuation order in a “Tropical Storm/Hurricane Warning,” area, we will refund: ~Any unused portion of rent from a guest currently registered; ~Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; ~Any advanced rents collected or deposited for a reservation that is scheduled to arrive during the “Hurricane Warning” period. 18. INTERNET SERVICE: The wireless network is for the exclusive use of guests of Southbay By The Gulf, Unit 95.

I enjoyed my vacation time with my family
I was accommodated by the owner for early check in a day early. However, there is a no pet policy and the condo smelt of strong cat urine. Under the bed was covered with animal hair. When hunting for covers for the sofa bed, they was dirty and also had cat hair on them. The mattresses are old and worn out. There was plenty of towels but only 4 wash cloths for 7 people. The condo door also had a note from management stating that the owner was past due and we was denied access to all the amenities except the unit itself. The neighborhood itself was nice and the people were extremely friendly. I would rent from Southbay again but not this particular owner.

The property was nice and very well stocked for our stay. The location in reference to the pool and beach was very convenient. There was plenty of parking for all of us. We really enjoyed our stay at Southbay by the Gulf #95.

Always love coming to Destin. The location of this condo is great for both access to the beach and activities around the area. We will definitively be coming back.
