Please read this description thoroughly before booking as most questions and concerns are addressed below.
When reserving, double check that the email address is correct or you will not receive email responses from VRBO and the owner will have no way of knowing that you are not receiving these. The owner ALWAYS sends a personal confirmation, if you do not see a message within 24 hours of booking, go into VRBO/Homeaway and verify that you entered your email correctly and look for messages from the owner.
You must be 22 years of age or older to rent/stay alone in this condo. We are very strict with this policy.
Just a short (5 minute) walk from downtown shopping and dining, Unit 183 is a ground level (no stairs to access) beautifully decorated 2-bedroom, 1 ¾-bath condo in Estes Park, CO..
Located in a larger complex, sleeps 6. Newly-built two bedroom (both with queens), two-bath condo with a queen size pull out couch in living room that has a comfy foam mattress. with full kitchen, 1 3/4 baths, washer/dryer, cable TV, gas fireplace and patio. Beautifully-decorated throughout. This unit has a queen bed in each bedroom, a queen sleeper sofa in the living room, dining table with seating for 6, plus a TV in each bedroom and living room. We provide a roll of toilet paper in each bathroom and paper towel to get you started but consumables are the responsibility of the guest. We do have shampoo and body wash.
Just a short walk from downtown Estes Park. First floor. No smoking inside or within 50 feet of the building and no pets. This unit has free Wi-Fi (please note that internet in the mountains can be patchy).
We do not have A/C. Most places in Estes Park do not as MOST days and evenings are very mild and the mountain fresh air is preferred. This is a lower level unit that does not get direct sun so it should not be a problem most of the time.
You will see a pool/hot tub/fireplace etc. located on the property. Unfortunately, this is part of the larger complex (owned by a larger company) and we are not allowed to use the amenities. We apologize for this but we have not been able to come to an agreement with the owner despite best efforts.

Check-in is 4pm and Check-out is 10am. Please do not ask for an early/late arrival/departure as it is rarely possible due to the schedule of our cleaners, especially in the summer. Owner will notify you if an early arrival is possible.
*Cancellation Policy: Cancellation refund of a 100% outside of 30 day. Then, 50% if outside of 15 days, with $50 charge for credit card processing that we are charged by VRBO. If inside of 15 days you will forfeit your entire payment.Your deposit and cleaning fee will be returned to you. We recommend that you consider trip insurance if there could be a chance for late notice cancellation.
Parking: There is ONE parking spot per condo in this complex. Should you need an additional parking space, you will need to park in a public unlimited lot. There are maps that can be found for them on the Visit Estes Park website.
There are occasional times when we need to enter the condo for a repair, to restock something for our cleaners, etc. We always do it during the day and always make an attempt to contact our guests beforehand but if we don’t get a reply, we may knock and if no one is there, let ourselves in to do the brief maintenance. If we get reports/complaints of rowdiness, smoking or pets, we will come check on our property without notice to the guest.
