Beautiful stone country house - wine tours arranged

This is a magical stone country house in a stunning setting with typical Umbrian features and wide outdoor terrace for dining and relaxation.

Guests will enjoy unspoilt views over the large garden, green fields and olive trees to the distant peaks of Monte Cimino in the Viterbo area of Lazio. Looking north-west you can see the peaks of Monte Amiata and Monte Cetona in Southern Tuscany. It is only a ten minutes drive through oak forests to the ancient hill-top town of Amelia with its pre-Roman walls, cathedral and many restaurants and activities. Other bars and shops are close in the towns of Porchiano del Monte and Lugnano in Teverina, one of the "Borghi piu belli di Italia".

Layout:

Ground floor - 1 twin room, 1 double bedroom with queen-size bed (180cm width), huge living room and fireplace with sofas, bookshelves and TV, 1 bathroom with WC and washing maching, second bathroom with WC and shower, fully-fitted kitchen with dining table, long terrace.

First floor - 1 double bedroom with double bed and spacious balcony, bathroom with WC and shower.

Guests always comment on how charming and exceptionally beautiful the house is, both inside and out, and how it is perfectly designed for an idyllic and peaceful holiday. The house is built in the style of a traditional stone-clad Umbrian cottage with all features and fittings of high quality. It has genuine terracotta tile floors and wood beams on the ceilings. Very attractive furnishing in a mix of typical Umbrian furniture and shabby chic style.

The heating is underfloor, and can be regulated to different temperatures in every room.

The enormous high-ceiling living room with stone fireplace and huge sofa, perfect for socialising leads to the fully fitted walk-in kitchen with open wood oven for barbecueing. The kitchen is fully fitted with oven range, dishwasher and fridge freezer, as well as wood oven for traditional roasts and barbecue.

There are three large French windows which lead out from the living room and kitchen onto a covered terrace with comfortable sofas and chairs for you and your guests and a long dining table. The terrace faces south, and provides shelter from the sun from the morning to evening and is an ideal place to enjoy stunning views of the sunset over Monte Cimino.

The beautiful garden is 4000 m2 (approximately one acre) surrounding the house. It is very private and fenced all around, so safe for pets and children. There is a small road which passes one side of the garden which is only occasionally used by passing cars, and is a lovely route to take for an evening stroll.

The garden has 70 olive trees, rosemary and lavender bushes and many fruit trees including fig, plum, apple, pear, apricot, pomegranate and cherry. Roses bloom in every colour in May-July and September - October. Guests will be able to sample the olive oil produced from our garden.

In the hot summer months (June, July and August) we have a circular above ground pool with ladder for the kids to splash in, about 1 metre deep and 4,5 metres wide.

Bigger pools which you will enjoy nearby can be found at Lugnano Public baths (10 mins drive) and at the Thermal Baths of Orte (20 mins)

You can enjoy the long summer nights listening to the crickets and the owls and watching the stars!

Spring and autumn are perfect for walking or cycling holidays. Recommended walks bearby include the hour long nature walk of Sentieri di Palliccio – see

You can also see protected species of birds and wildlife at the 900 hectare WWF Oasi di Alviano -

Entrance to the property is through an electric gate and the driveway leads to a large parking area wide enough for several cars, and a garage with two covered spaces to avoid cars overheating in the summer.

There are very few houses around, but the house is not isolated as it is only a three minute drive to the village of Porchiano del Monte, visible up the hill from the house, which has two small grocery stores and a bar. There are many walks and pathways to take right from the front door full of wildlife and birds.

The house is suitable and safe for people of all ages and abilities. There are only three steps up to the front door and two bedrooms on the ground floor, and direct access to the terrace. We welcome children of all ages, the cot is available on request, there is a highchair, there are toys and books for small children.

Wifi connection is very fast and reliable (useful of course if you are bringing teenagers or need to work while you are here).

It is a gorgeous house to spend a relaxing holiday while exploring all the magic that Italy has to offer.

The house is located within a circle of famous Umbrian towns including Orvieto, Spoleto, Todi, Amelia and Narni.

The house is situated only about 10 minutes drive through the countryside from the motorway exit of Attigliano, so is very handy for heading down to Rome or up towards Tuscany either of which are easily reachable for day trips about an hour either way. Fiumicino airport is approximately 1 hour 20 minutes drive.

We will leave a list of local restaurants and supermarkets, as well as essential services like petrol station, cashpoint machine, and bars. Everything you need is no more than 10 minutes drive in any direction.

Ideal for relaxing holidays for groups of friends and family.

Please note that, during the winter months, heating will be charged separately, calculated by taking a meter reading before and after your stay.

Charlotte gave us a very warm and friendly welcome at her little paradise. We spend a wonderful week here. Our kids (4) had the time of their lives playing in the pool. It’s the perfect location for daytrips or to spend a relaxing holiday at the peaceful countryside.

I have enjoyed furnishing the house with many personal touches, a colour-scheme including mustard yellow, olive greens and terracotta reds, and my own style of country rustic furniture with a luxurious feel. I also enjoy the garden and nature and walkingin Umbria, and being able to prodcuce my own olive oil.
