About this property

Kanturk Country Retreat

The property:
Set in country gardens on a property of 3.5 hectares with native bush walks, bbq facilities, tennis court, solar heated salt chlorinated swimming pool and country-style golf course. Ideal for holidays away with family and friends, or groups where you can sit around the fire in the log cabin with a glass of wine and solve the world's problems. Relax over summer by the pool, or just enjoy the bird life.

Massages, reflexology, breakfast, classes in making soap and sourdough bread are available on request.(please confirm availability at time of booking).


While Kanturk Country Retreat sleeps 18 people, the base price to book the three cottages assumes there are 12 people booked in - two in The Pool House which has one bedroom, two in The Sixth Hole which has one bedroom and six in Kookaburra Cottage which has four bedrooms. Additional guests are charge $95 per person per night. When booking, there are no provisions on the website for putting in a different fee for children, so please count two children under the age of 14 as one adult. For example if three families of six adults, four children over the age of 14 and six children under the age of 14 wish to book in, make the inquiry for 13 adults and send us a message to let us know there will be six children. This will assist us in preparing for your booking.
Bookings are for self-contained accommodation with all hotel quality linen and bath towels provided, tea and coffee provisions and handmade soap, including a sample of our shampoo and conditioner bars, if you would like to try them.


Property Rules
We operate under Frankston Council Short Stay Rental Local Law 2020. Please read the law to understand particularly noise regulations, paying particular note to:
3.4 The owner and occupant must ensure the use of the property does not interfere with the reasonable use and enjoyment by nearby residents of their land, or otherwise cause a nuisance.
3.5 Any person who behaves in an unacceptable manner shall be guilty of an offence. Unacceptable behaviour includes but is not limited to:
(a) Loud or aggressive behaviour; or
(b) Yelling, screaming or arguing.
This local law is in addition to the rules of our property.

We don't allow noise by the pool between the hours of 9pm and 9am.
When playing golf please ensure golf balls are kept to the fairways. If balls go into the bushland, they risk leaving our property and causing a problem for our neighbours. Should this occur, the person responsible for the booking will be responsible for any damage that may be caused. It will also result in a $300 penalty from the bond.
If police are called to the property for any reason, this will result in forfeiture of the bond ($1000).

Private property
The house inside the driveway circle is our home and is private property. The rest of the property is for you to enjoy.
Welcoming party
Our little dogs will join the welcoming party on arrival. Please let us know if you don't like dogs and we will keep them inside.

Day guests
We are legally responsible for anyone who is on the property. It is our policy to charge a $35 fee per person for day-guests who are welcome to visit the property by prior arrangement, stay for a four-hour duration and must leave the property by 8pm.

Heating and cooling
All cottages have reverse cycle heating and cooling. The reverse cycle units are turned on by pushing the red button on the remote. Select either the snow flake (cooling) or the sun (heating). Adjust the temperature accordingly. Please close windows and doors while using the units and ensure they are turned off when you leave the cottage.

Music and noise
Good relations with our neighbours is something we value as very important to our business. We all enjoy living in this environment for the peace and serenity it offers. As such we don't allow excessive noise which may affect the amenity of the area. We ask that guests consider neighbours and other guests when playing music. 

Behaviour by the pool
There is no bombing, running or boisterous behaviour allowed by the pool. No glassware or bottles are allowed poolside however we provide plastic 'glassware' for use in this area. Please hang towels on the clothesline and don't leave them on the pool chairs. Also if you have a bbq in the pool pavilion, clean up after use and leave it as you found it so as not to encourage the native fauna into this area. The pool pavilion fridge is for use during a bbq only. Clean the bbq for the use of other guests.
If behaviour causes a disturbance to the amenity of the area, such as a complaint from a neighbour or the police, the bond will be forfeited. If the noise persists, it may result in you being asked to leave the property and your booking may be cancelled with no refund for the balance of your stay.

Excess rubbish
We provide a recycle bin (with a yellow lid) for bottles, cans and cardboard and a green rubbish bin for general rubbish. If you have rubbish in excess of this, we encourage to to try and get your friends to take a small bag home each. If this does not occur you will be charged a rubbish disposal fee of $120 plus $20 per rubbish bag to be disposed of. If the rubbish has to be sorted, you will be charged $50 per bag. 

The cottages:
The Pool House is a luxury, alpine-style two-storey single bedroom retreat for two people by the pool and overlooking the dam. There is a trundle bed in the bedroom. This cottage has an Italian marble bathroom, smeg appliances, wood fireplace, spa bath, sweeping views from the upstairs bedroom and french doors that open to a balcony overlooking the dam.
The Sixth Hole is a one bedroom, rustic log cabin with a large open plan kitchen/living area featuring a large stone fireplace. The bedroom features a queen-sized bed. There is a double sofa bed available in the lounge.
Kookaburra Cottage is a four bedroom contemporary-style cottage with an open-plan kitchen-living area. It has a king-sized bed in one bedroom, a queen-sized bed in the second, a built-in bunk in another (two beds) and the fourth bedroom is a dormitory with five single beds (and a trundle bed if needed). It has 1.5 bathrooms which include two showers and toilets and a laundry.

A walking track extends around the perimeter of our property. It starts at the Soap House, extends up through the orchard, behind the dam, across the front of the property (crossing the driveway near the gate), along part of the golf course, (watch out for people playing golf), through the bushland at the back of the Golf House, and across into the bush paddock, through the medicinal garden (please don't touch any plants), in front of Kookaburra Cottage and back to the Soap House.


Local Attractions and Getting There

Enjoy the natural setting (wallabys and koalas used to live in this area but now are rarely seen) abundant birdlife occasionally sugar gliders,
The award winning Pearcedale Conservation Park and Moonlit Sanctuary - a great place to see wallabies, koalas and a host of other wildlife, is just five minutes away.
Langwarrin South is at the gateway to the beautiful Mornington Peninsula with its stunning beaches, world class golf courses, wineries and restaurants.
Kanturk is an ideal location to relax if taking part in any of the major events on the peninsula; yachting races, triathlons, cycling events or golfing competitions just to name a few.
Or if you want to play a round at some of the world class golf courses, start the day with a warm up round at Kanturk then head out ready to take on the world.
If hitting the surf beaches is more your scene, wake up refreshed then head down the coast to Point Leo (30 minutes away) or down the Peninsula Link freeway to Gunnamatta, Portsea, Sorrento (50 minutes away) or stop at any of the many beaches along the way.
Fishing and boating activities abound at nearby Tooradin, Warneet, Yaringa Boat Harbour and Hastings all about 15 minutes away. And of course Langwarrin Flora and Fauna Reserve, Cruden Farm, the home of the late philanthropist Dame Elisabeth Murdoch, Mulberry Hill the home of the late artist Sir Daryl Lindsay and Lady Joan author of 'Picnic at Hanging Rock' the award winning Pearcedale Moonlit Sanctuary is five minutes away.

Getting there:
We are located just 45 minutes from Melbourne CBD, five minutes to shopping centres of Somerville, Langwarrin and Pearcedale and 10 minutes to Frankston.

The Sixth Hole is priced for self contained accommodation for two adults with all linen and towels, tea and coffee provisions, biscuits and my handmade soap and fresh flowers.
A sofa bed is available additional guests are charged $95 per person.
Kookaburra Cottage is a large four-bedroom cottage. The minimum rate for four people is $380 per night. Additional guests are charged at $95 per person for adults and $45 per child. Pricing is for self contained accommodation with all linen and towels, tea and coffee provisions, biscuits and my handmade soap and flowers provided.

My friends and I had a wonderful time, It was so easy to relax with the beautiful landscape, readymade fire within the cabin and I felt so comfortable with how clean the beds looked.

Amazing Stay at Kanturk Country Retreat
We stayed at Kanturk Country Retreat over the week of Christmas and could not have had a better experience. We all really felt that the pictures did not do the place justice, the pool was amazing and pool area great for a Christmas dinner, games etc., the cottages were beautiful, wood decor and even a nice log fire which came in handy, even in the summer days! Sally was an amazing host, answering all questions we had to the lead up of our stay and welcoming us in with her lovely soaps and helpful nature. We really loved our stay here and wouldn't hestitate to rebook. I should say that we even left something that we needed and Sally offered and did drop off nearer the City for us. 5 STAR REVIEW!!

Amazing property to relax in. Had ample amount of amenities to keep all of us entertained. Would highly recommend staying at this Retreat as the perfect weekend getaway for a large group. Thanks again to our host Sally who was so wonderful upon our arrival. Looking forward to coming back.

Enjoy the private three-hole golf course where it doesn't matter how talented you are at golf, bush walks, tennis court and even watch some sugar gliders go about their nocturnal forage for food. You can even enjoy some croquet. You can even try the natural body products Sally makes in the Soap House on the property from local olive oil and organic coconut oil and shea butter. Called Bird Body Essentials, the range includes soap, shampoo and conditioner bars, body scrubs, deodorant and toothpaste, bath salts, gift boxes, and salves. If you would like to see her range of products, just ask. They can also be purchased on site.
