About Jean & Lou Pannullo
Lou and I live in CT but we long for the balmy weather of the South. Other than that Lou and I are polar opposites. He was fascinated with how things work from when he was a child – taking things apart and putting them together. He started building and fixing TVs from a very young age and then graduated to building computers. He is an engineer and enjoys web site development for the villa and automating pools, sprinklers – etc. I, on the other hand, was a history major and then a teacher and am the very opposite of handy. I love to cook and love having lots of people over to my house so I can feed them. Despite all our differences we enjoy many of the same things. We both are avid gardeners and enjoy walking with our 3 year old toy poodle puppy, Swizzle. We have big family vacations with parents, brothers and sisters, nieces and nephews. We all get together at the villa and have a blast. We go crazy at the park squeezing in as many rides as we can. When we tire out about mid-afternoon we head on back to the villa have lunch and a swim so we can race to the park and enjoy that evening’s entertainment. On lazy days we just hang by the pool playing Marco Polo or seeing who can hold their breath underwater the longest. When we start to turn to prunes from being in the water so long we head on inside to play board games or Wii. We look forward to those vacations and the special time that we can spend with the family without the distractions of everyday life getting in the way. To date we have hosted over 650 families in our Florida homes and Chatham Cape Cod home.

Why Jean & Lou Pannullo chose Rolling Hills at Formosa Gardens
Lou and I sat down together to create our “wish list” for the villa. We have been offering villas for rent since Dec 2002. We decided the most important thing was location. We wanted to be very close to Disney in the more prestigious (and less congested) West side. We wanted a view and a large pool with an extended pool deck and a secluded pool (very private). A year and a half passed without me seeing what we wanted. “I guess our list is unrealistic,” I told Lou after so much time had passed. Once or twice I would see a possibility – only to find out the villa was too close to a road or the pool was much smaller than it appeared in the online photos. Finally I found “it”. “Don’t get your hopes up,” Lou said, “it probably is going to be a disappointment like all the others.” I thought to myself, “Lou is probably right.” ? Lou and I knew we liked Rolling Hills –we had targeted it as our favorite development. Only 2 miles from Disney on the Golden Mile and only a mile to shops, restaurants, mini golf and big boy & girl golf, a supermarket, ATM and even a walk-in medical it was ideal. We drove down the tree lined streets with our agent. As we pulled in the driveway I said “Look, I can see the lake and the fountain from the driveway!” I jumped out of the car and ran to the back yard. I could not believe my eyes when I saw the huge expanse of sparkling blue water. “Look Lou – it has a spa!” “This pool deck is huge” I said. While the agent worked the lock we walked around the other side of the house. “Look at this lemon tree” Lou said, “it is loaded with fruit.” As we walked to the front door Lou warned me “OK – the back is great but the house could still be a disaster on the inside – don’t get your hopes up.” After we walked around Lou and I knew we were going to try to get this villa. I picked a couple of lemons up that had dropped to the ground and made fresh lemonade to toast our decision. Our hunt was over – our wish list fulfilled.
What makes this Villa unique
We come from a large Italian family and we like to vacation together. Our family tests the house for us. The baby could use a sippy cup, the kids want a Wii we could use another big bowl to put fruit in - we jot down things to get when we are in the villa. We also listen to our guests – our UK guests enjoy a proper electric kettle and other things we had never heard of –egg cups with egg spoons. Often it is the little comforts that really make the villa feel like your home away from home. You also have Jeanie and Lou – we are committed to making your stay at the villa enjoyable and stress free.

Very nice home
First, the positives: Very clean, easy access to get to Disney, close to many good restaurants and shopping. Also, the pool and spa were really nice!
Wish we didn't have to deal with the pool alarm, which allows you to turn it off sometimes and other times really is very annoying. Also, we were very disappointed with the climate control, would come back from Disney with the home above 82 degrees which we didn't mind and understand you don't want to pay for air conditioning when the home is empty, but we had no control over the thermostat, it was controlled remotely, and never allowed the temp to get below 72 degrees. Would have gladly paid extra for better air conditioning, as we did to have the pool heated.

We agree. Pool alarms can be annoying but they are an absolute necessity for safety; especially as you had a visually impaired child as a member of your group. We did send the management company out during your stay. They tested the pool alarms and found them in good working condition. The button needs to be pressed all the way down to prevent the alarm from sounding.
The AC is set to an adjustable comfort range. The lower end of the range is normally 72. We extended the range down to 70 when you indicated that you were warm at 72. There is a setback time when the temperature goes up. The peak set back temperature is 77. The house was never at 82 or above. It is an Internet connected thermostat and we have graphs that show the actual temperature which we checked so that assertion is just factually incorrect. Cost is not the concern when it comes to the AC. If the AC is working hard all the time to air condition an empty house there is a danger of it freezing up. When you return from the parks or if you stay in the house you simply use the down arrow on the thermostat to lower the temperature. We tell you the set times. We have a new 16 seer two stage AC. In these environmentally conscious times most villa owners have this setback feature. Temperature is a very personal thing – our next guests found the setting on the cool side and used the thermostat up arrow to make it warmer. We pride ourselves on being very responsive to guests. When you had trouble with the pool alarm we sent the management company over. When you indicated you were warm we lowered the set point. We wish you had communicated that you were still unsatisfied so that we could have addressed that. You did not reach out again and we thought you were all set. I called several times with no answer but perhaps you were out. Thank you for staying with us.
So comfortable and so close to Disney!
We loved our stay here. Even before our trip, Jeanie was so helpful and went out of her way to make sure we had all the information we needed. The house is so comfortable - I usually look forward to going home and sleeping in my own bed again, but that was not the case this time! The house is so well stocked, with towels and linens, all kitchen appliances and utensils you could need, blow dryers in every bathroom, a removable bed rail for children, and even two princess dresses (which my girls changed into immediately). The pool, which we opted to have heated, was big and nicely warm, and the spa was so relaxing after a full day running around the parks. The door alarm for the pool was a little tricky for some - you have to press a button twice, holding it down for at least one second each time - but if you follow those instructions and don't rush it, it works fine. With little children, the alarm is an absolute necessity, and I was very thankful for it. While we couldn't see any fireworks from the lanai (maybe a building has been built that blocks them?), all the Disney parks were within a 15 minute drive, and the airport is within 30 minutes (depending on traffic, obviously). There are a ton of restaurants in the area, and a Walmart SuperCenter just down the road (just be warned, it is a madhouse on Saturday nights).
Our group consisted of myself and my husband, our two young girls, my parents, and my husband's parents, and we thoroughly enjoyed our stay! The house was just perfect for us, and would have easily housed more (we had two extra bedrooms). We highly recommend it!

We had a great vacation and the pool/ hot tub was awesome to come home to after a long day at the parks!
Golf: There is an abundance of Orlando/Kissimme/Dianey area golf courses. Courses border on our development. Disney courses are only a couple of miles away. This is a great villa for people looking to golf a different course every day.
