This house is a Bed and Breakfast, Your Hosts: Michelle & Garry, we live here, we serve you breakfast and we rent 1 luxury queen room with large bathroom, this room suits adults only, 2 adults, per room. This room will cost you $160- per night, for 2 adults.

We do not cater for children or pets.

No kitchen facilities available for guests, ( host's use only).

Moss Brook is an adult luxury retreat, that offers accommodation in a federation style homestead set on nine acres. Ground level, no steps.


We are very secluded set in beautiful gardens that attracts an abundance of birds. Enjoy bush walking in the adjacent Kearney Forest " A Bird Watcher's Paradise " that abounds with all different kinds of flora and fauna. The wildflowers in season are a sight to see.

The Carlotta Brook weaves through the property flowing into twin lakes.

This is an ideal setting for that romantic getaway. Where peace and tranquility is assured.

On arrival you are greeted with a complimentary afternoon tea;

You will wake up to the wonderful aroma of your fully cooked breakfast, ( Hard to find anyone doing a cooked breakfast these days).

Nannup Music Fest March long/ week end each year. Do book early or you will miss out on a great week-end.

NANNUP Tulip Festival 3rd week end in August every year.


Enjoy a unique stay in our homestead. We have a private lounge for guests which is very romantic. Queen sized en suite bedroom (can change to twin beds) with all the trimmings, underfloor heating, heated towel rails for winter & air conditioning and a fan for summer. A guest fridge, tea/coffee facilities,clock radio, luggage rack,towels, bath mat, shampoo, soap, wardrobe, view of garden from your window.

Relax on the gazebo that overlooks the gardens and lakes. See kangaroos come out of the forest and graze in the fields. Enjoy the beautiful sunsets whilst sipping on your favourite beverage.

The property is set in lush gardens offering a very peaceful outlook for guests. Inside has quality fittings and furnishings.

Mossbrook is only 10 minutes drive from the town of Nannup. Close to10 towns, Augusta, Margaret River, Busselton, Capel, Bunbury, Donnybrook, Balingup, Bridgetown, Manjimup & Pemberton, perfect for day trips.

Awesome B&B

Garry and Michelle made us very welcome right from the start and we enjoyed little luxuries such as the heated bathroom floor and heated towel racks. Nothing was too much trouble such as a gluten-free vegetarian breakfast which was delightful. I would estimate the cost of the two-course, full cooked breakfast at $30pp if we had stayed at a hotel which made the stay exceptionally good value for money. Highly recommended.

Highly recommended!

Moss Brook was everything we had hoped for and more! We had come to Nannup for the garden festival and were lucky enough to stay in one of the best, most varied and interesting ones. It will be even more fabulous in spring when the willows are green and all the roses +++ are flowering. The range of bird life was outstanding. Splendid blue & red winged wrens, firetails and silver eyes joined us for breakfast each day, whilst red capped parrots, robin red breasts, honey eaters, coots, swamphens, egrets, swallows, 28s, a huge heron and a peregrine falcon were amongst other residents to put in an appearance. The place was spotless, comfortable and warm! No small achievement in mid-winter. And the breakfasts, which sustained us through the day, were really good restaurant standard. Our hosts Michelle & Gary are really nice people - delightful, friendly and helpful far above reasonable expectations yet unintrusive. We will certainly be back, especially as we feel that whilst we were strangers when we met we have been fortunate to find 2 new friends. And we really want to see and totally relax again in those gardens in spring!

We spent 3 nights at Moss Brook Bed and Breakfast. Michelle and Gary were ever so friendly without being intrusive. A fantastic 3 nights at Nannup so central to so many great towns.

The only problem and the reason we would not stay again is that their are no proper / good restaurants in Nannup. My GPS directed me to two restaurant locations but they had both closed down. We ate at the local pub food was okay but the setting was very poor. I would rate the pub 2star.

Owner's Response: Thank you for your for staying with us. Yes, one restaurant has closed down and it should be off the the GPS by now, but, we do have Good food in this town. The Pub, most people like eating at the pub, I have very good reports from the pub food. Also: The Bridge Cafe, very high class food. Wednesday night: The Blackwood Cafe does a Pizza and Pasta Night, people drive from every where to get this food, a very good rating. Thursday night: The(At Caltex ) Nannup Cafe does Chinese food, it is so good, you have to be quick or you miss out, orders are snapped up very quickly. We have been living in Nannup for 8 years, we love living here. Kind regards, Michelle & Garry.

This is one beautiful bed and breakfast. It is wonderfully maintained, tastefully decorated and extremely comfortable. The gardens are to die for, with beautiful ponds and the blue wrens are great entertainment. Garry is a great cook and Michelle makes sure your every need is catered for. I would thoroughly recommend this property if you want a really relaxing holiday with two very wonderful and friendly hosts.
