BULLA HILL is a modern 5 bedroom fully furnished house featuring 2 large lounge rooms with a large screen TV in each, DVD player & iPod docking system , 2 car lock up garage & an outdoor entertainment area.The house is very spacious making it well suited for couples, families and business stays.

The house is fitted with split system heating and air conditioning and accommodates 12-14 people with 10 beds comprising of - 2 king beds, 6 single beds and 2 double sofa beds. We are also children friendly and provide a portable cot and high chair at no additional fee.

The large main bedroom includes an ensuite with separate shower, while the main bathroom has a separate shower, bath tub and separate toilet.

The large modern kitchen is fully equipped with a stove, oven, grill, microwave, large fridge, modern dishwasher and modern cooking appliances. All plates, cutlery, crockery and glasses are provided.

Cook your meals 3 times a day and entertain as if you were in your own home. Save time and money on dining out or paying high prices charged normally in hotels and restaurants.

The house boasts an outdoor entertainment area with outdoor seating overlooking beautiful landscape and river scenery enabling you to enjoy the tranquil surrounds while relaxing and soaking up the comforts of this amazing house.

The large fully equipped laundry includes modern washing machine and dryer.

The STANDARD rate advertised is based on a maximum of 4 people over a period of 7 days or more during off peak or non special event dates. Enquiries for accommodation less than 7 days or that fall during peak season or special events will be quoted based on availability & the number of guests requested.

The property is for accommodation purposes only, no functions, gatherings or events are to be held at anytime. The number of people at the property cannot exceed maximum capacity advertised. If you have questions regarding this, please confirm with Serviced Houses prior to booking.

A pre-authorised PROPERTY BOND of $750 is required on the day of check in. As there is no Management on site, Credit card details must be supplied for this purpose when requested. Provided there no additional charges/fees have been incurred, the bond is released by your bank within five (5) business days following your stay. Deductions may be made for the repair or replacement of damaged, lost or stolen property; excessive cleaning fees and lost keys.


Cancellations made less than 30 days prior to arrival will forfeit the total monies paid.

Cancellation made 30 or more days prior to arrival will incur a minimum of 1 nights' accommodation/cancellation fee to cover loss of booking income and administration.

Special Events or Peak Season bookings - Cancellation made less than 90 days prior to arrival will forfeit the total monies paid. Any cancellations made after 1 week of booking will incur a minimum of 1 nights' accommodation-cancellation fee to cover loss of booking income and administration.

worst neighbours EVER!!

U have to whisper or the neighbours will complain!! And you automatically lose your bond. The property managers take weeks to reply to your emails and your have to beg them for and answer when you ring them.

Serviced houses have the worst customer service they still cannot give me a strait answer on why i lost my bond. Is the owner is poor and needs the money?? The day after i check out i ring to ask about my bond and serviced houses tell me that owner is holding on to my bond until further notice. One month after my stay and i get an email to say congratulations!! You have lost your bond!!

Owner's Response: Dear Nathan, thank you for staying at our Bulla Hill property for the second time. It is always rewarding to be able to accommodate our returning guests again. Our Terms and Conditions, License Agreement, Bond conditions and all of the booking procedures have clearly been presented to yourself and your party prior to your arrival in January. We do not take withholding anyone's bond lightly and every care is taken by our team to make sure that this is not done unnecessarily. Your stay at Bulla Hill in January was clearly a function, party, or gathering of some sort and has greatly impacted our standing with local neighbors. Having an unauthorized function or a party is a grounds for losing the bond, as it clearly states on the license agreement you have signed. There were numerous phone calls to our after hours booking team, to the owners and to the Police regarding the amount of noise throughout the evening, and well into the early morning hours. There are text messages and phone calls on file, saved as clear evidence of what this evening was like for the neighbors and everyone involved. There are also written statements of individuals who have been personally in touch with you Nathan during this evening. We have a strict "no party" policy and it is very clear that we advertise this property as such. We also choose to enforce this policy by outlining guest's responsibilities and consequences should a gathering that affects the neighbors occur. We are sorry that this accommodation experience at Bulla Hill property did not meet your expectations second time around.

Our whole party enjoyed our stay, especially the view. The house is very roomy which is great when there are a few of us.The property though was difficult to find as it was tucked away from the main road. Both car groups arriving at different times could not find it with GPS. The driveway was hard to spot. It was busy during afternoon peak hours with many trucks and no room for turning around. Especially if you come from western way (can't turn right!)Very dangerous!! We all suggest there should at least be a BIG sign or house number at the front of the driveway or advice that the house is down a long driveway off the main hilly road.The big kitchen was great to work in. However only 1 bigger size pot and the others didn't have lids. Very incovenient for a big family.Overall, the house was great and we had a comfortable stay.
